I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

I was asked to arrive at 6 am. Someone took my insurance information and my money and then told me to sit in the waiting room. It was over an hour before anyone acknowledged me again. The intake nurse was very nice. I had to have a procedure which was in another building. I had to go outside and no one suggested a coat or blanket on a cold December day. After my procedure there, there was a delay before a staff member came to pick me up. My surgeon had to wait.
The nurse acted like it was my fault when I returned late. The anesthesiologist was lacking in empathy.
The surgery was performed well.
My experience in the recovery room was awful. When I started retching, someone handed me a bag to vomit into through a closed curtain. I asked for a bedpan since I was too dizzy to stand and was left on it and not given toilet paper. When I asked for help snapping my gown because I felt exposed, I was asked who unsnapped it. I felt they just wanted to get rid of me, not care for me.
I received completely inadequate discharge instructions.
The billing process was equally bad. The collected about $400 more than they should have. When I called about this, I was told I would get a refund, but it would take 2-3 months.
I did eventually talk to an administrator who called me more than 2 weeks after I wrote a letter. She did not seem surprised by my report of the quality of care and basically said a lot of the employees were not very good.
I would not recommend that anyone have a procedure there. They do not care.

Surgery was same day/out patient status. Everything went well, uneventful and on schedule. Pre-op and post-op were also uneventful. Follow-up appointments at Triangle Orthopedics Assoc. addressed all my concerns. Staffers at both facilities were professional yet friendly. Surgery greatly improved my range of motion and dexterity of my left hand (I am left-hand dominant).

I first started seeing her a few years ago because I had terrible scars from having moles removed by a different doctor in the area, and I needed someone to examine and potentially remove a few other, more visible, moles I didn't want to scar as badly. She was very caring and compassionate, and explained every step of the visit, which is something my old doctor didn't do. My moles were removed and you can only see scaring if you get very, very close. There's almost nothing! I was really impressed with her office staff, too. She's often booked because of how popular she is, and you'll wait in the waiting room a little longer, but if you have an emergency or some questions about a test result, they'll try their hardest to get you time with her that day.

Facility runs like a Swiss watch - check in and you are supplied a schedule for your day(s) appointments, maps of the property and a go to person for anything you may need. )We arrived at the facility and no one could seem to complete the paperwork needed for admission. Once in the waiting area, my husband and I were struck with the lack of professionalism on the part of the staff. Personnel were talking about patients in front of everyone, treating some with blatant disrespect (shouting at them, telling them to sit down or stop doing what they were doing, and some were sitting around eating, while patients were in apparent distress.
We waited there for over 90 minutes. When my son was called, they put him into an "observation room" with a picture window and with a door that opened to the waiting area. It was left open. A staff person sharply commanded him to "strip down" and remove his clothes. They did not give him any gown to wear and he was commanded to stay in the middle of the room naked until someone returned. He was in full view of the entire waiting room. Apparently, HIPAA is not followed in this hospital.
It was then my husband and I decided to remove our son from this facility and go home. We helped him dress and he was under a great deal of stress from this experience. We were confronted at the desk for trying to leave. This, again, was loud and in full view of at least 30 people in the waiting area.
We will never go back to this facility. Persons with mental illness are human beings and should be treated with care and respect. What we experienced at

I was wide awake when they started the procedure and I told them. Dr.

and the nurse just kept going, pushing the scope into my colon. I started screaming for them to stop because it was excruciatingly painful, but they didn't. Finally the doctor told the nurse to give me some Benadryl, which did nothing to relieve my pain. All the while the scope was up inside me and I was afraid to move. The staff outside must have heard my screams but no one came in to check on me.

Since this was my fourth colonoscopy I thought it would go the way it had in the past, when I didn't remember the procedure at all. I don't believe they gave me any sedation. It was an awful experience. They wanted my name, birth-date, and insurance as I am experiencing significant pain. After waiting for several minutes, I was brought to triage where they asked for all of my information again. I was in excruciating pain and they left me unattended for 20 minutes in a dark and cold room with no blankets and no indication of ever receiving treatment. Eventually, I decided to seek medical treatment elsewhere. I would never recommend their emergency department for anything!

I had my first prenatal visit at the

and Women's obstetrics department on April 6. I arrived on time to the location I was told to report, but the front desk person rudely informed me that I was in the wrong area. She lectured me like I had been there before when this was my first time. The visit went down hill from there. Every person I had contact with was rude and it seemed like they were inconvenienced by having to attend to me. The nurse practitioner, the ultrasound tech, the lab tech were all rude. They were not interested in answering any questions which I had waited three months to ask. This was my first baby and my first opportunity to talk to someone about my pregnancy. My nightmare continued, because even though I gave them my insurance information, they still sent me a large bill assuming I had no insurance. I also received a $1200 bill from Labcorp which I later found out was contracted by the hospital to process my blood work. They also had not received my insurance information. I spent hours making phone calls to straighten this mess out. The hospital staff did not care at all. On two occasions they told me that it was not their problem that my insurance information hadn't been propagated correctly.
