It’s easy to do, but forgetting your crawl space can have plenty of negative consequences for the rest of your home from poor air quality to high energy bills.

Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

 

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues. 

 

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

I am a partner in a property management company with over 40
rental properties. We needed someone to do repairs, upgrades and remodels on
our properties. We searched and reviewed several companies in and outside out local
area. Most companies would not take on the project because several of the properties
are not in very good shape even though we explained that our goal was to repair
them. They also would not visit all of the homes. We when contacted Patriot
Construction and Remodeling they were professional and courteous. We asked if
they would look at the homes and provide us with their thoughts on the
properties and a quote for work we knew needed to be completed right away. They
visited each property, inspected inside and out and even went so far as to
crawl under several of the homes. It took them a week to complete their visits
and a couple days to compile their results. They presented us with a list of
jobs that they felt needed to be completed immediately and others that could be
put off until later. The cost estimates were realistic and within our budget.
They have completed several projects for us including bathroom remodels,
plumbing repairs and landscaping. They are currently engaged in clean out and
demolition of several properties we plan on completely renovating. We have
hired them as our partner and they complete all of our rental projects and
repairs. Their rates are competitive and their work is exemplary. I recommend
them highly.

I was very impressed with everything about this company and the work performed. This company was very upfront with all the details on this job and gain my confidence immediately due to the honesty and straight talk used to explain everything. They understood my needs with getting this project done timely. I was in a position to need this project done before very short deadline due to this property was being sold and I needed this to be complete before closing. They not only adjusted their schedule to meet my deadline they completely the project within two days. Once the crew started I can tell you every employee clearly showed work ethic being they all demonstrated that they clearly knew what they were doing. The crew clearly shown there experience and that they were focused on job. Everyone on the job was super polite and all were whiling to talk to me about the project had how it was going. By far the best group of guys I have ever worked with in this type of project. Once the project was completed the whole crew went into clean up mode and I have never seen anything like it. They were extremely detailed in the cleanup of the project which mirrored the detail they put into the actual work. I really can’t say how extremely impressed I was with everyone at the company including all the crew members on the project. I would highly recommend this company and the fact they are part of the WAFRP puts this company far above the competition.

representative went under the floor in limited crawl space and took multiple pictures to show me the issues with the current flooring supports (the only firm that provided pictures of those I contacted). The rep provided a couple of options for the repair and I picked the least costly given the age of the house. The work was done on time. One issue was that the workers did not check the bathroom door before leaving and so had to make a return trip to adjust the

I was very pleased with the result. I had a crew of 3-5 men for 8 days and they worked very hard and diligently. My house is 90 years old and they encountered some problems with foundation etc but they never skimmed over it. After conferring with me we changed course to take care of the important issues (and they were very thorough in this) before proceeding as planned. These setbacks meant that the duration was extended instead of 3-4 days to 7.5 days. However I was so glad I got the work done, not only to improve the basement but also because they uncovered issues about my foundation that would have been problematic if not discovered. They were a very talented group and knew how to deal with the unexpected. They were always very courteous and obliging, always very pleasant and left the place clean after them and took all the rubbish (it was cleaner than when they arrived). I really can't say enough about this team/ company. The quality of their work and their professionalism were superior in my estimation and I felt i was always in good hands. I enjoyed dealing with them and found them to be very honest and fair.
