was responsive, prompt, and nice. His report was recvd in less than 24 hours of completing the inspection and was done well. We did not" like that he did not go into 50% of the attic in this tri-level home because he said there was 4 foot drop. Seems very doable yet wasn't. He did a good job with what he inspected but did not inspect every nook and cranny like the next inspector we hired for a different property.

was responsive, accommodating to my schedule, and provided a very detailed report, it was what they missed that concerned me. Some plumbing issues were identified, but they failed to identify numerous toilet issues and some very major hot water heater issues, including on that could risk flooding the basement. Had I known about these issues up front I could have addressed with the bank to repair before moving in, but they ended up falling on me and my expense. To make matters worse when I attemtpted to reconcile the discrepencies in the inspection I was told that they were not issues when the inspection took place. The house was a foreclosure and I knew what have some issues since being empty for a couple of years, but the few weeks between the inspection and closing would not have changed. The plumbers I had come out were excellent and thorough identifying all missed issues and fixing them promptly. There comment to me was that they would like to talk to the inspector due to some obvious overlooked major concerns and that the were astonished the inspector missed them. I gave the inspector the plumber info and a few months to work something out, but nothing ever happened. I was not looking for them to cover all repairs, but possibly refund my inspection cost, even partial. Rather I was given resistance and poor customer service. I am sure people have had better experiences, but I must say mine was not at all professional.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

Inspections on a Thursday. As anyone who has gone through the home buying process knows, you only have ten days to get the house inspected. I was told to call back and confirm the tentative appointment. I called all day on Friday with no luck. The phone was either busy or said that it was disconnected. I then called back Monday with success and was told the appointment was scheduled for Wednesday and I was all set. Wednesday morning I called to confirm my appointment again and confirm the method of payment and was told that I in fact did not have a scheduled home inspection. Not only did I take the afternoon off from work, which was difficult to do, I also had my parents here to babysit my son. The front office needs more organization with their scheduling system. If an office can't correctly schedule a home inspection, it makes me wonder how thorough the actual home inspection would be...
We decided on going with another home inspection company that was able to fit us in right away and sent an email to confirm as I was on the phone with them.

He pointed out some areas where the efficiency of the HVAC system could be improved (more insulation in the attic, and a small leak in the duct work). He also gave us some tips on preventing potential damage to the home by cutting back a few bushes and trees and moving a stack of wood away from the house.
