was very thorough and insightful. When I talked to him on the phone he gave me the cost of doing the plans for a finished basement and that he would meet with" me 3 times and I would pay 1/3 of the total cost each time I met with him. The initial visit
made was to measure the entire basement. I had 4 different contractors measure the basement and
was by far the most thorough - he moved furniture and insulation to get an accurate drawing. In one case he could not move a partition he went outside of the house to get the dimensions - this process took almost 2 hours. To provide some comparison I had another contractor with a laser
do all the measurements in about 20 minutes and he missed two places where the walls were indented which is not apparent until you pull away the insulation.
asked me several questions about what I wanted in the basement and how I plan to use the space. In the second visit which was about a week later,
came back with a draft drawing of what would be a good way to finish the basement. His insight and expertise really came to play in our draft meeting as he suggested adding windows in the basement wall to bring more light into the office space. I had explained I like to play
pong and he looked up the space needed to play and took that into account in designing the space for the
pong table. His suggestions on moving a floor joist and rerouting a water pipe again gave us more valuable space. With the space constraints in the basement he came up with a completely different design for the office space that initially I disagreed with but now I really like.
also has a good sense of what would look right but he would draw it the way I preferred. Because of
's insight I moved my office from one location to another and I am very glad I listened to his advice. in the 3rd visit he gave me the final set of drawings which we used to submit for a permit. Finally he dropped off another set of drawings as the township asked for some minor additions which meant he visited my house 4 times. I would highly recommend
as he is thorough and insightful -
's expertise was very helpful in the design of our basement. I do agree with one of the reviewers that noted
can be a bit gruff when you first meet him but after a few minutes he does warm up and I really enjoyed my interactions with him!

was a pleasure to work with in terms of estimating scope and cost of new deck. The construction of the new deck started on date promised and was completed" in a timely manner. All work was done with great care and detail like they building a new deck at their own home. Overall a good experience with this builder and his staff.

Architect first - for around $1000 typically you will get site consultation, a few sketches showing what you said you wanted, and a preliminary (by the book) cost estimate - that you can use to figure if your budget or scope of work needs major adjustment. Then, if you go ahead, typically about 10-20% of total project cost for complete plans and specs (including above cost), depending on complexity and level of interior design detail, and if construction inspection services are included.

 


 
 
Generally, nothing is free with an architect - unlike a contractor where a bit of consultation and a rough estimate is a lead-in to the actual work he hopes to get (the construction/repair) and part of his bidding cost, an architect (and engineer) makes his living giving advice and consultation and developing designs and cost estimates - so giving it away for free is sort of like a dentist doing sample fillings for free. Some will come to your house to discuss your concepts for 15-20 minutes for free, basically to see if they want to take you on as a client or feel your job is the type or size they want, but you should expect little or nothing in the way of a design or cost estimate for free - the most you might get would be an opinion on whether it sounds, off the cuff, like your budget is roughly in line with your desired scope of the project.
 
 
On more complex or up-scale remodels, it is not unusual to contact several architecture firms and request proposals - where they basically come see the site, then give you a sketch or few or more common today, computer-generated altered photos of your place, showing conceptually what they can do for you, then you choose the one you like the most and go with that one for final design. Typically $500-1000 range fee (each) to get that done for small jobs, larger jobs will typically be no charge but that assumes probably $25-50,000 plus anticipated fees if they get the job.
 
 
Bear in mind in the latter scenario you cannot pick and choose betweenthe best parts of each proposal - the architect owns the design and it is copyrighted, so while you can choose bui9lding elements (dormers, bay windows, etc) from any of the proposals, specific design or color combinations are copyrighted by the proposer.

was fantastic. We could not have asked for a more professional, kind, and knowledgable architect. Our project was difficult for a number of reasons - age and design of our existing home, our desire to live here while the addition was being done, some existing areas that had to be brought up to code, working within a budget, etc.
We talked to several different folks, but so many architects seem to want to build their dream home rather than yours.

He designed an addition for us that fits extremely well with our existing home - and it has drawn lots of compliments - even from random people walking or jogging in our neighborhood. My wife and I have been considering putting in just a basic bathroom in an area of our unfinished basement ever since we moved in years ago. Wishing, thinking... nothing.

, a short appointment to show him the space and talk through needs and wants --he's friendly, knowledgeable, insightful, personable-- and he came back with a design for the space that blew my hair back.
People in the service sector always talk a good game about exceeding expectations and that rarely happens, right? Right!

not only delivered on the basics but he added some creative touches that we wanted but didn't know that we wanted 'em until we saw them in his designs that made us eager to get started.
For example, his design was creative and refreshing in that he didn't use the whole space for the bathroom as I had envisioned and expected. This was not a bad thing, as it turned out. Areas around the bathroom got addressed that weren't on our radar but made a HUGE difference in how we now feel about our basement - less dungeony and more of a warm, completed home feeling. Some key touches:
+ He instead made a slightly more compact bathroom area and designed space for a small closet adjacent to it because we had a crawl space entry way under our sun room where we stored luggage and holiday items in Rubbermaid tubs. This still provided access to an area we thought we might have to access elsewhere (there was no real alternative), or worse,

access it to it altogether. A door to this closet completed that side. Smooth.
+ On the other side

added another door to our final area of unfinished basement where our laundry area housed our washing machine. This doorway compartmentalized things perfectly. Sweet.
+ On the wall next to the bathroom was our unsightly hot water heater and central AC unit.

designed an accordion door to enclose that and added a ceiling so that we're not staring up at floorboards, pipes and wires. Now when you walk downstairs into the basement you're not greeted by groaning machinery but by a nice clean white look. This is also key as people passing by on the sidewalk could always stare down into our basement through our glass door and see this unsightliness, so my wife had a curtain to hide it and, well, that didn't look too great either. So much better now.
+

also had the dog-leg of a wall separating our finished side of the basement with the unfinished side vastly widened so that descending into the basement didn't have you bobbing and weaving with baskets of laundry or holiday decor - so glad that's now a wide, warm embrace versus a stuff arm to entrants.
+ Final touches that made this a gem was that he had the dingy stairs going down into the basement refinished. Before there were gaping cracks to the underbelly that always blew in cold air and the color didn't match and it looked unsightly. It's now the best looking staircase in the house!
And the bathroom? Yes, all of the above were bonus "things we love that we didn't know we wanted" touches.
+ The bathroom was smartly designed with a stand up shower in an expansive 3x5' space with glass doors and a custom built bench, in case Grandmas need a spot to sit and shower.
+ Shower had built in areas in the wall to house shampoos and body wash.
+ Recessed lighting to maximize space
+ Toilet area with a window behind it for natural light and a deep shelf for plants, etc.
+ Space for a wide sink and a medicine cabinet recessed in the wall so the mirror is flush.

Overall we love the design, the easy back and forth with

's vision, and now we're enjoying the benefits of his creativity.
Cost: His rates are competitve and very affordable. We paid when the designs were approved. His contractor was also very affordable which put us in the ballpark to get it done. We paid the contractor half up front and half at the end.

was GREAT! Our architect, Nabil Zahrah, not only provided the drawings for the porch repairs, but also provided insight into the city department of buildings process for code violations. When the drawings were complete, he provided an overview of the drawings (our Condo Board is not comprised of architects) and walked through the repairs and process.
Once a contractor was selected, he returned to inspect the work, made additional recommendations for the contractor, and even helped us negotiate the price for the additional work. Nabil was responsive, timely and very giving considering our gross ignorance of the work and processes. Should we need an architect again, we won't hesitate to contact

in a word GREAT. it was a lot of fun to go through this process and everyone I've shared it with has also thought it was such a cool idea. Basically you upload dimensions and a description of design work you want done - in our case finishing our attic. The website recommends the prize money amount (in our case $550) and then designers from around the globe work on designing the space. we got about 15 really impressive designs... would definitely do this again!!
