"
does fine, detailed carpentry. My home was only 5 years old but the builder had done a terrible job in putting in double front doors. They" were hung in the opening crooked, there were gaps and it was ugly.
was able to come in install doors properly and set the doors so that you don't know the opening was made badly. I would hire them again in a minute if they were not so busy.

even sealed our shower" and moved a AC duct that were not in the bid for free. Great job and we will sure use them again. Very professional and considerate. Qualities you don't find as much these days.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space".

Here were the bids:

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job.

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

?
For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.
?

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

we've used
Delanson Remodeling Contractors Provider Name Locked
on two separate projects and were very happy with the outcome of both. We found
Delanson Remodeling Contractors Provider Name Locked
to be a hands-on contractor who does a lot of the work himself, works patiently paying close attention to small details, and sets a very high standard for his work.
The first project was the replacement of a section of ceiling after it had been water damaged.
Delanson Remodeling Contractors Provider Name Locked
said he would preserve the undamaged parts of the existing ceiling and crown molding and he would make the join between new and old seamless. And he was right, the join was and still is undetectable.
Delanson Remodeling Contractors Provider Name Locked
did such a great job on that first project, 6 months later we called him for another project. This project was a staircase, flooring and baseboard job.
Delanson Remodeling Contractors Provider Name Locked
used sub contractors for the stairs and floor, they did a very nice job, no
Delanson Remodeling Contractors Provider Name Locked
about, and the baseboards and paint work was done by
Delanson Remodeling Contractors Provider Name Locked
and his team. Like the earlier ceiling job, the quoted price was more than fair given the excellent quality of the finished product.
I would highly recommend
Delanson Remodeling Contractors Provider Name Locked
, he's an experienced professional with many practical solutions, he's a no-nonsense, hard working individual and seems to have a good bunch of sub contractors at the ready for the more specialist aspects of the project.

Mr.
Delanson Remodeling Contractors Provider Name Locked
and his assistant arrived at precisely 9:00 AM and proceeded to work straight through the day until the job was completed. The work was very thorough and beyond my expectations. They cleaned up and left the area better than they had found it. Whenever I have a need for a home improvement I will certainly consider him. He does all sorts of renovations including painting. Several years ago I had him paint the interior of my entire home and was very pleased with the result.

I'm really happy with the final outcome of the job. The quality is really top notch. With the bar, we just knew what we wanted done, and didn't really have an idea of layout.
Delanson Remodeling Contractors Provider Name Locked
, our project manager, gave us a great idea that really excited us. His experience was vital throughout the project. We were happy to have someone to ask questions and get informative answers.
The phases of construction were swift and precise. There was good scheduling and fast results.
The team at ABC was responsible and proficient.

Long story short,
Delanson Remodeling Contractors Provider Name Locked
is not ready for prime-time. The company is more of a niche bathroom/kitchen remodeling service rather than a full-service Design/Build provider. At the end of our dealings with
Delanson Remodeling Contractors Provider Name Locked
/
Delanson Remodeling Contractors Provider Name Locked
, only strongly worded emails/texts and the threat of a lawsuit produced the agreed-to work product. Thankfully, we had a written contract with
Delanson Remodeling Contractors Provider Name Locked
to leverage.
Read on for details:
We had high hopes when
Delanson Remodeling Contractors Provider Name Locked
came out to bid on our whole-house demo and renovation. He spent a few hours with my wife and I touring the existing house and listening to our ideas, and even providing some of his own. When we were hesitant to proceed with him given the lack of large projects in his portfolio, he suggested that we try him out by utilizing him as
the designer. He would manage the design portion of the project, providing contractor guidance and the architectural services themselves for a flat fee of $3,000. We thought this would be a less risky than giving him the $300,000
project outright. This turned out to be a wise move.
The issues with the design phase started almost immediately. The Project Manager (working for
Delanson Remodeling Contractors Provider Name Locked
on behalf of a licensed architect) came out to the house and measured every room and every detail. When we received the first set of “existing” drawings, we were shocked at the number of errors and omissions: rooms without doors, missing windows, non-rectangular rooms, etc. Given the number of mistakes, another measuring session was required. This was no small task since we did not yet own the home (under contract) at the time and getting into the house was difficult to say the least. It took two weeks to get an accurate plan of the existing house drawn.
Once the existing drawings were in hand, we sat down with
Delanson Remodeling Contractors Provider Name Locked
and planned the new layout. This experience was pleasant and
Delanson Remodeling Contractors Provider Name Locked
had some great ideas that appeared
Delanson Remodeling Contractors Provider Name Locked
of experience. This reaffirmed our faith in moving forward with him. That optimism quickly faded as we moved forward with layouts and mechanical (plumbing, electrical, HVAC, etc.) plans. Each layout required numerous iterations to correct basic mistakes which grew in number as time went on.
Delanson Remodeling Contractors Provider Name Locked
neglected to review any of the iterations and so it was left to us to catch every mistake and deal directly with the project manager. The more time
went on, the less involved and interested
Delanson Remodeling Contractors Provider Name Locked
became.
Delanson Remodeling Contractors Provider Name Locked
did not even bother to show up to the final meeting with the Project Manager. This was the final meeting where the PM handed over the signed/sealed architectural plans. After two months of working with the PM, he requested that we meet in the parking lot of a local Mall. It felt more like a drug deal than business transaction. Needless to say, we did not go with
Delanson Remodeling Contractors Provider Name Locked
for the actual renovation. In fact, he never contacted us after the plans were handed over by the PM.
A few instances in particular stand out when it comes to our rating of
Delanson Remodeling Contractors Provider Name Locked
and
Delanson Remodeling Contractors Provider Name Locked
:
-The Project Manager needed all the walls and ceilings opened up to determine the orientation of the joists in the house. We assumed that
Delanson Remodeling Contractors Provider Name Locked
would send one of his guys to the house to tear portions of the walls/ceilings. When asked,
Delanson Remodeling Contractors Provider Name Locked
stated that all his workers were “busy” and that I should “just take a drywall knife and cut the holes [the project manager] needs”. This was a ridiculous response since he knew that the interior was mostly plaster. He also knew that determining the orientation of the joists was vital to completing the design phase. I ended up spending the entirety of a weekend knocking large holes in every ceiling and wall in the 2,600 sqft house. In subsequent conversations,
Delanson Remodeling Contractors Provider Name Locked
had the nerve to comment on the inadequacy of the protective equipment I wore during my hole-punching undertaking.
-Inexperience:
Delanson Remodeling Contractors Provider Name Locked
did not seem well-versed in anything other than the design and layouts of kitchens/baths. Any questions regarding mechanicals such as what type of piping to use, or electrical panel sizing
Delanson Remodeling Contractors Provider Name Locked
stares. He mentioned on several occasions that he had his own in-house plumber. Since we had already retained him for this design phase and had (initially) intended to use
Delanson Remodeling Contractors Provider Name Locked
for the build phase, I asked for his plumber to determine whether the gas service for the house was adequate given that we were planning to install a larger gas appliances (furnace and generator). I even provided
Delanson Remodeling Contractors Provider Name Locked
with a form from our Gas supplier that stated all of the technical specs for our gas supply line and meter. I would ask
Delanson Remodeling Contractors Provider Name Locked
about this calculation at every meeting we held. I never did receive anything from his plumber. The same repeated for HVAC questions, except that the HVAC guy was always on “vacation".
If you have a small bathroom or kitchen that needs renovation, from what we've seen and heard from his references,
Delanson Remodeling Contractors Provider Name Locked
/
Delanson Remodeling Contractors Provider Name Locked
can do good work. Anything above and beyond, you'd be advised to steer clear.

In 2012,
Delanson Remodeling Contractors Provider Name Locked
completely re-did a poorly done metal roof. What can you say? He was just fabulous in every way! He was so confident about his work that he guaranteed it for as long as I own the house! I needed something checked on recently. I called him and left a message earlier today and he has already been here. He is the most professional and pleasant person and his team's work is impeccable. It's hard to find people that you can really trust. Look no further.

First of all, we had a very hard time finding a contractor who would return our calls for the work we needed, but
Delanson Remodeling Contractors Provider Name Locked
does a great job of getting back to us and we are able to stay in regular contact with him during the projects. We needed to find a contractor we could trust to manage this project while we were still in California preparing for our move out East. It needed to be right after we closed on our home but before we moved into our home in
Delanson Remodeling Contractors Provider Name Locked
- we had a 10-14 day window. The day we closed, we handed off the keys to
Delanson Remodeling Contractors Provider Name Locked
. He and his team finished everything within a 10 day window, and he was willing to text me photos of the progress along the way. By the time we got back from the first half of our move, everything was complete. We noticed some places that needed paint touch up after we moved in and he was willing to send his team back to do the minor work. They even painted a few baseboards that weren't in the scope without extra charge. Everything looks great, and we're planning to use
Delanson Remodeling Contractors Provider Name Locked
for our Master bathroom renovation.
