LLC) to install new electric and plumbing in a small rehab to rent. I had a construction plans and a tight" schedule. All of which was shared and readily available to he and his crew. At the same time I hired another company to complete the carpentry end of the project. Mostly because
's bid on that was higher then i wanted to pay a crew for the
job.
pulled electrical and plumbing permits and I pulled the carpentry permits. After demolition and framing was installed
was to come out and run electrical and plumbing. Continuously his company would drag their feet getting to my rehab to complete their end of the work. Installing light switches in the wrong locations. I had to call and have them re-install a light switch twice. Once because they installed it behind the door and the second time because they installed it in a linen closet. They argued with the carpenters as to installing an hood range in the kitchen to the point the carpenters went ahead and just finalized the install. When installing my bath vanity and sink they did not caulk. Again the carpenters caulked...not their job but were helpful. they toilet tank was not installed correctly. I had to later make sure it was tightened down because it leaked. The plumber (a subcontractor he says they never hire) pull the permit to start the job but, when he wasn't paid in full for his work pulled the permit and did not finish the job.
without permit finished the job and never informed me. He tried to get me to pay for a totally new water service that would have raised the budget $3200. Because of the added extras he said the city required on the electric his original estimate went from $8500 to $10,000. This guy nickle and dimed me to death. Before all was said and done he was paid in full! I lost an tenant who was going to move into my apartment I was moving from because the schedule he promised to meet took 3 months to complete. The house is 800 SF...3 Months is ridicules! Then to beat all when I called him to come back because he had not finished the job by not tying my plumbing into my boiler. I found out only when I needed to start my boiler system for the year. He would not return my calls and refused to honor my 1 year warranty saying he had a job happening in the Ozarks and would come out next week. I heard that twice and then he quit calling me back. Once he's paid he's gone! Plus he's rude and talked filthy at me when I demanded resolution. Check out his response to my BBB review.

until the day came when we were scheduled to meet at my home and he (owner) did not show to review the contract" (stayed home from work to do this), make some slight changes to the agreement (agree to them), and take a deposit from me/schedule my job. Provider didn't show or return my text regarding reschedule. And the

You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

YES , You should have an A.C. sleeve surrounding the through the wall unit . These sleeves will usually accompany NEW products , either as a package or an add on equipment purchase.

     It depends on what type of ramp you need. If it is built out of wood you could look for a carpenter or a deck company. If you are looking for a concrete ramp a mason would be what you are looking for. There are also metal ramps and I believe some medical supply companies may carry them or be able to steer you in the right direction. As for insurance coverage I am not sure. You may have coverage and would be best talking to your agent. Depending on why you need this ramp there may even be programs through your local government or even some of the local charities might help. It might be a project a local Scout Troop might help out on.

At first, it went well. The estimate was reasonable & the owner of the company was the one to come assess the work. The workers came out soon thereafter and performed the work. However, the bowed siding was not fixed. They recommended ordering new siding for the damaged areas and coming out again for installation, doubling my estimate from $800 to $1600+. When I called the company to see if I could negotiate a better price (I was willing to pay for all additional materials, but a +100% increase in cost was a little much in my perspective). After speaking with 2 associates at the business office, I was contacted by the owner and he was unbelievably unprofessional with me on the phone. Threatening not to do the work, insinuating that I was attempting to damage his business and not pay him...when I NEVER alluded to non-payment, I just wanted to negotiate a more reasonable price. The phone call was a disaster...I became the apologetic one while the owner of the company continued to blame and verbally attack my intentions...it

me to tears. Awful! I conceded and gave into the FULL price, had the contractors come out and the work the 2nd time and it was STILL not accomplished. I closed on my house the day after the 2nd job and the new owners requested the company's information to have them come out a 3rd time to do what they needed to do the 1st time. Worst contractor experience I have ever encountered!
In addition to this, the female business associate answering the phones was very rude to me throughout the process until the very last day and then apologized (why shouldn't she...they got full payment and knew a company review might be pending). I do NOT recommend.

I bought this service on 7/27/15. I have been initiating all of the contact. to get the service scheduled. Only once have I been able to reach him by phone, and he had a host of excuses. I will give him 2 more week to respond before I request my money be refunded.
