"Based off our initial meeting, I was already drawn towards Doggers through there professionalism, and ability to stand out from the rest of the contractors we met" with in a knowledgeable standpoint. We ended up deciding that a follow up meeting was necessary including my wife. Shortly after we contracted Doggers for the work. Overall it was a great experience considering the length of the project and the way in which the stages were followed, no complaints here. End result turned out amazing. The kitchen completely functional, as opposed to the previous layout it had, and now with the addition of the laundry room we have more space. The bathrooms are amazing to look at. Architect first - for around $1000 typically you will get site consultation, a few sketches showing what you said you wanted, and a preliminary (by the book) cost estimate - that you can use to figure if your budget or scope of work needs major adjustment. Then, if you go ahead, typically about 10-20% of total project cost for complete plans and specs (including above cost), depending on complexity and level of interior design detail, and if construction inspection services are included.

 


 
 
Generally, nothing is free with an architect - unlike a contractor where a bit of consultation and a rough estimate is a lead-in to the actual work he hopes to get (the construction/repair) and part of his bidding cost, an architect (and engineer) makes his living giving advice and consultation and developing designs and cost estimates - so giving it away for free is sort of like a dentist doing sample fillings for free. Some will come to your house to discuss your concepts for 15-20 minutes for free, basically to see if they want to take you on as a client or feel your job is the type or size they want, but you should expect little or nothing in the way of a design or cost estimate for free - the most you might get would be an opinion on whether it sounds, off the cuff, like your budget is roughly in line with your desired scope of the project.
 
 
On more complex or up-scale remodels, it is not unusual to contact several architecture firms and request proposals - where they basically come see the site, then give you a sketch or few or more common today, computer-generated altered photos of your place, showing conceptually what they can do for you, then you choose the one you like the most and go with that one for final design. Typically $500-1000 range fee (each) to get that done for small jobs, larger jobs will typically be no charge but that assumes probably $25-50,000 plus anticipated fees if they get the job.
 
 
Bear in mind in the latter scenario you cannot pick and choose betweenthe best parts of each proposal - the architect owns the design and it is copyrighted, so while you can choose bui9lding elements (dormers, bay windows, etc) from any of the proposals, specific design or color combinations are copyrighted by the proposer.

I was gathering estimates for my basement, and he wanted to charge me $200 for a plan. So I went ahead and did it, and I made an appointment to go to his office. When I got there he was not prepared for me, and the plan was nothing we discussed, and the estimate was significantly higher, and it was not itemized. I emailed him yesterday saying the estimate was not a real estimate, and I want my money back.

We came into contact with Doggers Construction through a friend of ours who just had them do prior remodeling work which looked amazing, so immediately we knew what kind of work we could expect. From the start

The original renovation and construction went fairly well, with the exception of a couple weeks when no one showed up to do anything at all. The siding/roofing job was done by an outside contractor that they used....not their own siding/roofing crew. They had to come back here at least four times to fix problems with the siding, the trim and the shingles. It STILL looks very unprofessional in spots.
Then, the problems began...the hardwood flooring separated in various locations, the sheet rock in the sun room cracked in two places on an outside wall and along the ceiling peak, COLD air came into the cabinet under my gas cook top freezing your feet as you stood and cooked, and then the horrible clicking and popping noise happened/happens in the kitchen ceiling every time the heat comes on!

came back and addressed all these issues. They fixed the sheet rock, they fixed the flooring, they tried to fix the COLD air problem, but didn't resolve it (I had to live with it during this very cold winter) and they tried, in their own strange way, to fix the noise in the ceiling by cutting a "door-sized" hole in the new sheet rock in my kitchen wall! Now, mind you, the noise is in the ceiling? I lived with the COLD air and the irritating noise in the ceiling for the entire fall and winter of 2013!
This Spring 2014, as other issues appeared, along with some of the same ones that they had fixed last year, Mr.

came to the house to see for himself, took pictures, and was given a list of the issues.
Floor separating, noise still in ceiling, cold air still coming into cabinet, crown molding separating from ceiling, sheet rock cracks in the same places as before, sun room door sticks and isn't level, wainscoting loose on island, molding loose along floor, and the grout is separating between back splash and counter top. Since I gave him that list, I now have a place on the sun room floor where the finish is peeling off the flooring when water from a bad storm came in under the door.
After that meeting, it was 8 1/2 weeks with NO communication from him!

, we decided not to have anything fixed until summer was over as we were going to be going on vacation, having parties, etc. and did not want to have the disruption and the mess to deal with. Which was fine with

October 2014 update:
The sheet rock has been repaired, crown molding fixed, wainscoting and molding fixed, grout was redone, the hardwood flooring was fixed...except for the pieces by the sun room door where I was told they would have to remove the molding at the base of the wall to get to the end piece in order to remove the flooring to get to the bad pieces? Or, I could just get a color stick and color it back in? I told them to forget it, I will just live with it and put a big throw rug over it! The door is still uneven and will remain that way as they showed no interest in fixing it. It would have to be totally taken out and rehung. The cold air under the cabinet was addressed, this time, from the outside. Now, that we are having cold weather again, it is STILL cold under there and you can feel it on the floor! The hardwood flooring separation is also starting to appear once again.
Now, to the BIG issue....the noise (clicking and popping) in the kitchen ceiling every time the heat comes on. This is from the water pipes being re-routed at the time of renovation. They DO NOT intend to fix it! I was told, it is "our" fault, but we can't/won't take the ceiling down to fix it. So, I will have to live with and listen to this every time the heat turns on and I do!!
As they were leaving my house, after fixing all they intended to fix, one of the men said to me....now, Pat, we don't want to hear from you ever again! I think he was partially "joking", but I told him to be careful what he wishes for!
To say that I am less than pleased, is an understatement! I would and don't recommend
