As with anything like this, some are scams, some legit but poorly organized or run, some legit. There are a few new companies set up by hedge funds just getting into rentals and into buying foreclosed properties in good shape, which they then rent or lease and will, in some cases, allow rent to partly apply to purchase.


Before you even think about this type of arrangement, you should have it THOROUGHLY reviewed by a lawyer, because once you get into it you will be stuck, and most likely there will be a LOT of terms restricting your investment. Considering the average person moves every 5 years or so for employment or family or medical reasons, and generally these sort of arrangements have to be carried through to completion to get ANY of your investment back out of the deal, it is generally a losing proposition for almost everyone - a fact the companies count on.

After several months a refund was requested. He delayed several times in sending the refund, with many times of saying he would send it, even saying that it was sent, and then nothing was sent.

They wrote deceptive documentation on my original loan, in my opinion. Their communication during my loan process was zero, unless they were contacted by me. I had to hire an attorney to work with them because they were lacked communication and were so deceptive in the numbers which never did get properly settled. When I moved into my new home, they kept sending my bills to my old address. This took an act of great pains to get them to acknowledge the new address they had already. I made my payments to them, at the advice of my attorney, in disagreement of the loan documentation. They were working with a home builder that appeared to be skimming funds and hiding the fact within the documentation. This was never proven and I still have this documentation. At the time of refinancing my loan to get out from their grip, they manipulated the documentation so the funding would not be accepted in a timely manner by using white-out and handwriting in dates. This document would then not be accepted by escrow as a acceptable document. They extended the time of payment by not accepting pay-off by wire and only by cashiers check and money order. What this did was force me to pay over 500.00 in extra interest. Most companies accept wire transfers at closing to avoid extra interest charges. This company appears normal on the outside but is very deceptive on the inside. They seem to operate under several business names such as
