the entire winter waiting for the process to move forward - first caused due to
’s irresponsible mailing the first FHA package without any delivery confirmation which resulted in the loss of that package from 2014 and the eventual second filing in Spring of 2015 when we asked him to track the process in more detail. This FHA filing process was nothing but a row of sloppy mistakes spreading over 8 months and in the end the exclusion was identified by an outside person, not even recognized by the banker himself.
’s irresponsibility promising very quick solutions in hope of keeping the clients happy, unprofessionalism and dishonesty cost us a lot of money and distress. Having received an honest (conservative) time estimate would have been a lot more helpful than the '30 days' promises we received over and over again, as those just made it impossible to plan accordingly. Note: our family consists of two University professors with a child, we have an excellent cumulative credit score, no debts and the maximum possibly creditability, which in sum makes us highly qualified candidates for any mortgage company – but throughout this entire time, the loan actually was never submitted.

As with anything like this, some are scams, some legit but poorly organized or run, some legit. There are a few new companies set up by hedge funds just getting into rentals and into buying foreclosed properties in good shape, which they then rent or lease and will, in some cases, allow rent to partly apply to purchase.


Before you even think about this type of arrangement, you should have it THOROUGHLY reviewed by a lawyer, because once you get into it you will be stuck, and most likely there will be a LOT of terms restricting your investment. Considering the average person moves every 5 years or so for employment or family or medical reasons, and generally these sort of arrangements have to be carried through to completion to get ANY of your investment back out of the deal, it is generally a losing proposition for almost everyone - a fact the companies count on.

was our mortgage officer and he was honest and more importantly realistic with us in every step of the process which set us up for success instead of disappointment. He got back to us right away whether via email or phone and he pointed out a lot of things we didn't think about and helped us through every step of the process with a lot of patience (we were first time home buyers trying to snag a foreclosure).
Consumer Direct had one of the best rates we could find, and was one of the highest rated mortgage companies (I must have researched 30 different companies...). The closing process was smooth and FAST! The seller wanted to bump our closing date up by two weeks, and Consumer Direct had no problem accommodating! We closed VERY early and without a hitch. The only thing that could have gone smoother is that the appraiser they hired was a little on the slow side and we had to request an addendum to our contract to extend the appraisal contingency. That wasn't their fault, but it was a little stressful... in fairness, if you're not buying a foreclosure with very short contingency periods, this probably wouldn't be a concern for you.
I would highly recommend this company and although I hope we never have to move again, if we do, we will probably get our next mortgage here as well. A+
