I was really disappointed with our home inspection completed by

(one of the owners). Although he did not miss anything enormous, he missed a number of small things which have caused months of headache. In addition to this, when we brought these issues up to him, he questioned my integrity and suggested that the main kitchen shut-off value (the one under the sink that cuts off water to the sink and dishwasher) was not basic plumbing, and should therefore not have been checked. In his defense, he did offer us some financial compensation in exchange for signing a release of all liability form. Nonetheless, the multiple misses during the inspection (perhaps the dishwasher, and definitely the kitchen water shut-off valve and the water supply line to the fridge), the generally disappointing work, and the disrespectful response to our inquiries have caused us to give this below average review.
Details on our frustrations:
1. This may be standard in the DC area, but you have to sign a contract stating that,"The CUSTOMER hereby releases and exempts the COMPANY, and its agents and employees of and from

liability and responsibility for the cost of repairing or replacing any unreported defect or deficiency and for any consequential damage, property damage or personal injury of any nature." The person who provided my home inspection in

City actually footed the bill if he missed something during the inspection, which means he stood behind his work.
2. The report itself was very limited and had minimal detail about what was checked (in contrast, our last inspection provided an outstanding and very comprehensive report, including high-quality pictures of everything that was checked).
3. The inspector did not notice that there was no water supply behind our refrigerator/freezer (French doors with ice and water on door), so that component will not work unless we hire a plumber to run a line to it.
4. Our dishwasher has never worked; we walked in and found it to be non-functional the first time we tried to use it. Our realtor kindly gave us some money to replace it, but we have no recourse with

which is very frustrating. We wish we had verified that it worked ourselves during the inspection. It is possible that it broke between his inspection and our moving in. However, the house was basically vacant, so this seems pretty unlikely.
5. We have tried 2Xs to have our dishwasher replaced, but we cannot find one small enough to fit in the slot, which is less than 33.5" due to the floor being extra high, because it was placed on top of the old floors when installed.
6. When the 2nd installer came to try to put in the new dishwasher, he tried to turn off the water under the sink. However, the
shut-off valve does not work, and therefore we have to have that fixed before we can get a new dishwasher. To be clear, this is the kitchen shut-off value, that is easily accessible (and easy to test) by simply looking under the sink. Again, this was not checked during the inspection, and he made it sound like checking this would be totally crazy, since it is supposedly not basic plumbing. Considering I could test that myself, and considering it is pretty darn important for doing any kitchen plumbing work, I would think this is included in basic plumbing.

We scheduled an inspection for 9am.

showed up at 8am to do his inspection of the exterior. By the time we arrived he reviewed it for us, showed us the pictures he had taken and went through an overview of what we should expect for the day.
The interior inspection was very thorough, we followed him around and he explained everything to us. He's very enthusiastic and you can tell he knows a lot.
The report he shared with us at the end was incredible. 30 annotated pages broken down by area, with pictures pointing out the exact problems he found. I showed it to a family member who's a carpenter and he was very impressed.
We will absolutely use him again in the future!

If you want an inspector to provide a report FULL of trivial issues but zero concern of the real problems this is the company. The report was 81 pages and had an executive summary which pointed out brush touching house, no weather stripping etc but failed to mention that the 24 year old air conditioner was dying (the fact air conditioners were 24 years old was a single line on page 31 and not mentioned as an issue in summary or to realtor and my representative) and in fact 1 month later is now being replaced. It mentioned missing tiles on the pool but failed to mention the pump was not pushing out any pressure and needed major repairs. Pointed out a few leaks all which are insignificant missing the fact that there were other major plumbing issues. I bought the house based on this report and have had several unanticipated major repairs including a brand new air conditioner 2 weeks after purchase. This inspector did not represent me the buyer who paid for the report.When I phoned the company for an explaination the inspector told me"the air conditioner met state minimum requirements" etc etc. This inspector told me I had an issue with a type of pipes that were sometimes used in houses this age and cost be another $110 to prove that was incorrect. I feel like this inspector was the sellers advocate not mine because I would have never purchased this house with all the major issues he failed to point out.
