"I have a rental property that has no hot water/heat. I called them today, and they told me they've now gone to a system where they do the work and bill me right" away ($1,999) vs sending me an invoice like they used to. That was a surprise, since normally I have longer to gather the funds. Here's the kicker. I've always been prompt with my payments, but they told me if I didn't get them the check before 3:30pm today, they'd charge me extra. I got the check there a little late, and now they're billing me extra. They didn't warn me this change was being made, they just did it.

-Sarah B.

"They serviced the hot water heater and turned up the temp as asked. He also noticed the sump pump was not working and gave me a quote for replacement without being" pushy about doing it that day. Very happy with the service and courtesy of the employee.

When Should I Replace My Water Heater?

Angie Hicks responds to a homeowner who says her water heater is past its expected lifetime.

Water Heaters

Standard storage tank water heaters typically need to be replaced after about a decade, but they can last years longer with some homeowner maintenance. When the time comes to buy a new one, there are more options for consumers to consider.

Homeowners who inherit steam boiler or hot water systems often have questions. Here are some answers.

Angie's Answers

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

I've seen and heard mixed reviews.  They aren't really popular here due to our super hard water which clogs and rots everything it sits in.  A company I used to work for tried electric units about 10 years ago in several homes but had to replace many of them within a few years because the build-up from the hard water hindered their productivity to little more than enough supply to run a sink.  I've heard better success with gas units since there are no electric elements to burn out and gas can get hotter, faster to get through the deposits on the tubing walls inside the unit.

Standard electric water heater usually take a 30 amp circuit so they are often wired with 10 guage wire.  Electric on-demand units large enough to service an entire house usually take 50 amps (or more) from what I've researched in the past.  That means they need a 50 amp breaker and will be wired with 6 guage wire.  By the time you factor in the initial cost of buying the much more expensive on-demand unit and rewiring for it I'm not sure you'll save money in the long run.

A better and cheaper option would be to put a timer on your standard water heater so it only kicks on during typical demand times.  They have override switches so you can turn it to cycle normally when you are off of work or need it during the day/night if not during the preset times.  A cheaper point of use water heater at the kitchen sink will ensure you have hot water there even when the main heater is off.  This is usually the point that requires hot water the most frequently.  Remember that your water heater will hold hot water for over an hour once it has cycled off.  Take advantage of that.

Depends a lot on your configuration - he may have been including direct outside venting because your existing heater/furnace duct was not large enough to handle the added load, and may have figured running larger piping to the jetted tub and maybe upsizing the valve and flex tubing at the gas line. This all assumes you have adequate access and installation space for the larger tank - they tend to be fatter rather than much taller.

I would talk to several plumbers - if you get quotes from 3 or more, it should become obvious right off if one is high-balling you. Of course, do not tell the others what the other's bids were.

The water heater itself will cost about $1000-2000 for that size - about double a 50 gallon, which usually costs about $800-1500 installed (replacing an existing plumbed-in one). The larger heater may take a bit of beefing up of the support platform for the added weight, but assuming you have adequate headroom, installation cost using existing ductwork and piping would not be any more than for a 50 gallon, so say $2000-3500 range installed. The $4500-6000 definitely sounds high if it assumed using existing hookups.

There could be. Different municipalities have different rules (codes). However, I have never heard of a plumber being the code enforcement guy. I have never heard of a plumber being able to collect a fine from a homeowner. It may cost you $150 to bring it up to code, but that should be included in the repair cost. You would need to check with your city (usually Department of Code Enforcement or Plumbing Commission). If he put it in writing, you need to send them a copy.
Make sure they get a permit if required. Ask if they will haul away the old. Type of new heater installed and tank warrantee. What kind of parts will the price include, you should have an expansion tank installed and make sure they counter balance the pressure to match the static pressure in the home. Should also include new dielectic unions, do not reuse the old ones. See what the rate for extras is in case they need to do additional work. Check references if possible.

Water Heater Repair And Installation reviews in Toms River

I am looking to replace my 15 year old hot water tank. Going through Angie's List I found as a possible company.
Called to get quote and was told by the receptionist that they do not give quotes over the phone and that they would have to come out to do that. Asked if I would be charged for ...More that she said Yes...$97. Of course she says that will be applied to invoice if I chose them.
ARE YOU KIDDING ME! They could come out and give me a quote well above other reputable companies and if I decide not to go with them I'm out $100!!
Family Heating and Cooling and other companies gave me a quote over the phone without needing to come out.
Money grab by !! They won't get this job or any other Heating and Cooling needs I have. I won't even waste my time calling them if that is the way they do business. What a rip off.
- Kellee R.

Dealing with was great. We had an emergency, and he came right out and fixed the problem. Fast, reliable and the BEST workmanship. I highly recommend 's Plumbing!
- Andrew S.

I was in the process of moving into the home I had just purchased and was told by Atmos that I had a leak in my line. I called a plumber "recommended" by the gas company. That plumber came out that day, told me the leak was in my yard and said he had to replace the entire line for $3000. This was all on Friday and we set-up a time for Monday. ...More On Friday night I called on the recommendation of a coworker. We set-up a time for Saturday (the day we were moving into our house). came out within the time window and diagnosed my problem as being inside my house. He then came back on Sunday to finish the fix. He found the leak and fixed it. No problems at all.
I would without a doubt recommend this company to anyone and will continue to use them for all my plumbing needs. Give him a call - you won't be disappointed.
- David C.

He arrived in a timely manner, was tidy, taking off his shoes upon entering the house, and was polite and informative. I definitely recommend this company to others.

The company was very responsive. They sent me an email about 35 minutes after I purchased the coupon. That was on a Tuesday afternoon. I called them and scheduled them to come out for the service first thing on Friday. Their technician, arrived on time. He was very good and very knowledgeable. We had been having problems ...More with the furnace burners going on and then shutting off while the fan stayed on blowing cold air. He quickly found that the problem was a dirty flame sensor, and cleaned it. He also noticed that the burner furthest to the right was making a rattling noise only when the fan came on. He said in his experience that usually meant there was a crack in the heat exchanger. He said if that was the case, it was time for a new furnace. He inspected the heat exchanger with a camera scope. Upon close inspection with the camera, he could not find a crack. He discovered that 2 screws were missing that attached a back plate to the heat exchanger right behind the rattling burner. This was probably done by a technician we had out previously. He replaced the missing screws, reassembled everything, and the rattling noise was gone. He said it was the first time in 15 years he had seen something like that be the cause of the noise. Most technicians would have just tried to sell me a new furnace, claiming it was a bad heat exchanger. Instead, he fully investigated the problem and didn't give up until he found the real problem. Since my furnace is pretty old, he could have easily sold me on the idea of replacing it with a new one. Instead, he pronounced my furnace as in good working order. This says a lot about his integrity and that of his company. When I do decide to replace our aging furnace, I won't think twice about going with & Cooling to do the work. explained everything he was doing and answered all my questions about how furnaces work. When asking about using a zoned system to help even out the heat distribution in our home, he discovered that the ducting in our house is actually structured to do this. He explained how that type of system works, gave me a guess on approximate cost and told me he would email me a quote in a few days. He also told me that our 100,00 BTU furnace is oversized for the size of our house. It causes it to run very short cycles so we constantly go from cold to hot. He said our size house only needs a 70,000 BTU furnace. That size furnace would be a better fit for the square footage in our home. It would run longer cycles, reducing the hot/cold spells we now experience. I was really happy with the service I received from & Cooling. I would definitely recommend them to everyone. They are a reputable firm with knowledgeable technicians.

I just called and asked for an emergency service because our hot water heater is not working - of course on a day that we have company in from out-of-town and we are hosting our daughters 10th birthday party at our home. I was told that they do not "do hot water heaters"! The lady even put me on hold and came back to ...More tell me that. I am Beyond disappointed and would NEVER recommend this business to anyone. Especially after I just read on Angie's List that they repair hot water heaters. Clearly she did not want our business.

They were very professional and clean. They stated in black and white everything that was wrong and took pictures and showed it to me. They let me know how long it was going to take to fix it. Soon as I gave him the O.K. he was on the phone ordering the parts and new unit, and the parts arrived in about an hour as well as a helper. Once the parts came ...More in, they started working and 2 hours later, they were done and cleaned up. The installer called back the next day to make sure everything was running smoothly. Great customer service!
- Rex K.

The initial response was very good and it was determined that the way the old plumber had placed the exhaust pipe for the brine was not the correct one that should have been used and that the place it was running out to was not a good spot. The plumber re-located the pipe from expelling out towards the front to into the septic.
The plumber was ...More quick and responsive. I was just disappointed that the cost for moving the pipe had cost me more than my initial install. But maybe that was the reason the original plumbing didn't work out as expected.
Everyone I worked with and talked to was very nice and professional.
- Tammy H.
