Contractors say homeowners with this trait are the most satisfied with home improvement projects.
Are the bricks on your house cracking and you fear there is a problem with your foundation? That may not be the case. Learn why your bricks may be cracking.
Preventive maintenance to your brick or stone exterior could save you from costly repairs.
Not good news - this is typically a sign of either differential settlement, or a shear failure in progress. If a settlement issue, would normal trend from the door frame area diagonally upward toward the center of the door (not straight-line toward the center, but angling in that direction, alternately up through the mortar zig-zagging up through the joints), with the greatest separation on the vertical legs of the crack, and relatively tight onthe horizontal zigs. If a shear issue (beam or supporting post failure) then could angle either way but more normally towards the center again, but with the greatest separation usually in the horizontal zigs rather than the vertical, and commonly through some bricks also, not just through the mortar joints.
If settlement, look for signs of continuous concrete cracks perpendicular to the garage door in the concrete sill the door comes down on, or for a bowing or arching of the concrete where the door makes contact.
For a shear failure, could be just the facing falling off, or could be a support beam or post failure - look for cracked beam (not just paper-thin 1-2 foot long cracks in the bottom couple of laminations if a wood beam), but substantial cracks with corrugated cardboard-box material thickness openings, or diagonal and jagged up through the grain with torn wood visible; or rotted or failing side support posts (may be large support timbers, or tripled 2x4's right next to each other). If covered both sides, look for distress in the interior drywall, especially more than hairline diagonal cracks. Look also for any sign of significant sagging in the beam over the doorway. If you see any of these types of problems, then you need a framing carpenter or structural engineer to look at it.
If the beam and posts and any metal joiner plates at the ends of the beam where it meets the posts look good I would start with a mason, to check the veneer to see if it is peeling off - could be a slab is ready to peel free. Once he opens the area up (removes loose bricks) be sure to look at the exposed surface behind for any sign of beam failure - if there is any hold off on replacing the brick until the beam is looked at.
I would give about 5:1 odds it is the facade peeling away from the building - much less of an issue than a beam failure.
