"I had received several different estimates for this job of rehabbing a vacant home and turning it into a rental. I decided to go with this company because the price was right and the work outlined was everything that I wanted. He did a good job when it came to the interior work. We settled on $20,000.00 upfront for the work, I would purchase the materials and deduct that out of the remaining amount, Anything that was extra or came up we would create other contracts for.

The issues that I am having now with this contractor are he did not finish the work. The porch that he replaced he did not clean out any of the debris or old wood that was under there. he did not put up a railing so the porch was unsafe, I had to have another person come in and clean out the debris and put up a temporary railing. The utility room was never walled in, there is framing there but that is about it, and the basement stairs are not finished with molding, and were built on the old rotted structure so they will need to be re done.

I have paid through out the project and paid him for the extras to a total of about 42,000.00 when the original contract was for 40,000.00, I am not paying him the remaining 3,000.00 until the permits are signed off on by the city. He will no longer communicate with me and the inspector for the interior said that everything was fine except the roof had incorrect clamps. those need to be replaced and then he will sign off on the project. I have not had the plumbing and electrical inspections yet because he will not answer my calls to go out to the property and have that work signed off on. The permits were originally issued in January and I know they will expire soon.

I Just want him to change the clamps on the roof and show up for the housing inspection and I will be happy. we can go our separate ways.

"The company was 10 weeks over schedule, had a documented over 30 days of no shows, negligent with regard to installing support joists in order to support the weight of the new addition, unfinished plumbing, several electrical issues, damage to first floor ceilings from water leaks and the overall weight pressure which is causing noticeable sagging of the floors. The company either ignored our complaints or just said "it's an old house". Thus far, we have estimates in excess of $55000 for repairs to the structure, plumbing, electrical, siding, etc. We have had several contractors give us estimates on repairs and have hired a professional Engineer to submit a detailed report. This company was 2 1/2 months over schedule and we finally "fired" them upon the advice of our attorney. We fully expect and are eager to litigate this matter through the courts."

"Every time there was always something inferior about the products used. It was as if he was putting rejected products on my home. He didn't even put up the door that I ordered which had 4 flaws in it. He never primed the door before he painted it and now the paint looks horrible. He was suppose to put down top soil under my bushes and I found that there are rocks mixed in with the soil. I feel he did not do the job right."

"Eventually forced to terminate them from an uncompleted job. Have since been in contact with six of their previous jobs, also left uncompleted with homeowners in similar situations. Did not return phone calls promptly when urgent matters arose. Lengthy time to complete trim and finish work on addition. Inexperienced trim personnel, many errors had to be corrected by homeowner. Irresponsible in paying subs for work completed, even after being paid by homeowner. Left three subs unpaid. Framers were quick but many inaccuracies."
