"We had A 30 year old aviary which was being used as a storage shed at the rear of our property. The roof was rotting and leaking and generally only rats and raccoons were getting any" benefit out of the structure. I looked up
companies on Angies List and contacted A&J for a quote to demolish the structure and haul it away. They were at my property the following business day and provided me a $ quote and available times they could do the work. Since it was a larger job we scheduled it for the following day. The crew arrived on time as agreed and completed the job the same day as agreed. They were very professional and cleaned up everything upon completion of the work. I would definitely use them again in the future.

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

They had to completely dismantle a large sofa bed in order to remove it from the third floor of a small Trinity with narrow winding staircase. They were efficient, intelligent (the sofa presented some unusual challenges such as stripped screws and bent mechanism) and extremely careful to protect the floors and walls. They scheduled the pickup according to my needs and came on time. I would definitely use them again.

This was supposed to be a $99.00 Angies List special that wound up costing me $314.00.

and his three men were pleasant, professional and clean. No complaint there. They were also prompt, having called ahead as to time of arrival.
But upon arrival

said he was surprised to see that the shingles were on the ground around the shed. If they were all in one place and ready to go he would take them for the $99.00 special. But this would require labor as his men would have to pick up the shingles, but them in barrels and take them to the truck. To do the work that I showed him, four sides of shed had shingles in tarps on the ground, he would need an additional $90.00 for about one half hour of labor.
I said OK.
After a whilel he said he was finished and I paid him the additional $90.00 in cash and tips for his men. The front and side of the shed were clean. I asked about one tarp to the side and he said it was empty. Then they left.
About an hour later I went out to the shed and discovered that the tarp which he said was empty was actually full of shingles. In addition when I went to the back of the shed, the tarp there was also full of shingles.
I immediately called him and told him he had missed the shingles in the back and on one side of the shed. He at first said he was surprised. Said he had gone all around the shed and thought he had taken everything. But then he said that actually what he had taken away was already just a little over the limit for the volume covered by the $99.00 special.
I asked him to come back and finish the job. He said he was going on vacation but he would arrange his men to come over next week. I got a call from him a few days later and he said his men would be there on Thursday and since I was such a nice guy he was going to work with me on the price and take care of me.
His men arrived on time and completed the job. Before they starred the foreman asked me to sign a form in which I agreed to pay an additional $125.00 for the rest of the job. I signed the form. They finished and I paid them the $125.00 in cash.

and his crew hand dug the entire project. They removed the railroad ties (a feat in itself since they were extremely heavy) and dug into the hillside to form a terraced base to support landscaping blocks. The steep slope they worked on was full of bedrock, gravel and large rocks, heavy clay soil, and "the most snake holes" they had ever run across. They built up the foundation with the blocks and filled in the new area with very small pea-sized gravel, which when compacted acts as a solid service. We requested some additional work, which he gladly agreed to do by just adding labor costs. I would definitely hire him again. In fact, he is doing some work for us later this fall. I might mention that he was a couple weeks behind when he said the project would be started, but that was because there had been a rainy spell, which meant delays for whatever project he was currently working on. He gives you his best, which is excellent.
