contacted me very quickly. we set up the times to set up the radon detecter and to conduct the actual home inspection 2 days later.
" was prompt both days, very efficient, thorough, friendly and very knowledgeable. we received the completed reports for both services in less than 24 hours.

(the owner of
) was on time and prepared. He had every tool imaginable with him. He was very friendly polite" and professional. We started the inspection on the outside. He went on the roof and inspected it. You can tell he is a roofing expert, he used to inspect roofs for the city. He highlighted multiple issues on this house, beyond just the obvious ones. He noted that they were not installed properly (not connected with a 4th nail, therefore could flap up. He noted a few missing peices as well. He also noted some trouble spots. He takes pictures of everything. He also carries a voice recorder to take notes for his report later. He also noticed some issues with the chimney. He spent about 20 minutes on the roof. Next we did a walk around on the outside. This was also very thorough. We looked at some drainage spots that were not easily noticable. He also noted that the trees were close to the house and the roots were invasive. There was also some issues with the downspouts, the walkway, the driveway as well as some water pooling. Very thorough with great explanations. He never minded stopping and explaining issues to us. He then went under the deck (only about 18" of clearance). He shimmied all the under there and tool pictures of structural problems under the deck as well as draining problems for the house...very thorough. We then went indoors and went into the basement.
took a very close look at all the walls looking for water issues. This house had plenty and we spent a lot of time going through the water issues. The basement was partially finished, so some parts he could not look at, but anything he could get access to he looked at. There were multiple signs of drainage issues as well as water damage and mold. He
all the shut offs and the valves for you, which will probably be helpful in the future. He has a tool that checks for gas leaks and checks all the pipes for leaks. He then looked at the sub pump and found roots in the drains meaning the drainage system had roots in it. This was a huge problem to find. We talked at length about the water issues and how to remedy them. After the basement
checked all the bathrooms. He turns the water on full blast in all the tubs then checks for leaks both above around and in the basement. He then went in the attic for about 10 minutes checking for leaks, insulation and other issues. He found a few minor issues in the attic as well as some missing insulation. He then checked all the windows and found multiple issues in the windows. He checks all the lights and found some odd wiring issues there too. He checks the carpets for stains and finally he checked all the appliances. After the inspection was done we chatted about the issues and the risks in the house. It took about 3.5 hours. At about 11pm that night I got a PDF of the inspection. It was written very clearly, in detail with detailed pictures circling and pointing to the issues. This report was written specifically for my house (not always the case with home inspections). It included a helpful summary at the end. Also it was nice that he gives tips on upkeep as well as how to fix some of the minor issues yourself and recommended products. A couple of days later i received the report in the mail. a 3 ring binder with it printed out in color as well as a dvd with the report. Excellence all the way through. He helped us move on to another house.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

Angie's Answers

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

was great! He was very friendly and personable. I also appreciated that he encouraged me to tag along as he did the inspection so I could ask questions (and boy did I!) and learn more about the house. He was very knowledgeable and professional. When there were
Sidney Home Inspectors Provider Name Locked
fixes for small problems, he told me how to do them myself. He was also very forthcoming about larger issues that needed to be addressed. He submitted the full written report very quickly, and the format is clear and easy to read and understand.

Appreciated a thorough evaluation of a newly constructed house and a careful and patient explanation of the results. Cost was $450 for a 3500 square foot house and a $25 Angie's List discount was kindly applied.

We found "
Sidney Home Inspectors Provider Name Locked
" through Angie's list and we got excellent service. As other Angie's list members have described,
Sidney Home Inspectors Provider Name Locked
was already at the house to do the outside inspection before the scheduled time. When we got there he was ready to show us everything on the outside. Then we moved inside and we went from floor to floor (he first did the inspection himself and then got us to go through the items). Since this is the first home we are buying,
Sidney Home Inspectors Provider Name Locked
was very, very patient with our questions and made sure we understand the difference between regular maintenance items vs. items that are of concern. He educated us on many levels and we feel much more prepared to be "first time home owners".
We also had requested a Radon test and the drop-off and pick-up was very smooth.
Thank you

Sidney Home Inspectors Provider Name Locked
is awesome. We scheduled the inspection for 12:30. I arrived at 12:20 and
Sidney Home Inspectors Provider Name Locked
was already there, but he waited for me to arrive to start the inspection which I appreciated. My parents and I were all present for the home inspection and he didn't mind us walking around the house, measuring things, and asking him questions. After he was done with the inspection, he walked us around the house to show us the major items that needed fixing. Being a first time home buyer, I really appreciated him taking the time to explain everything to me in person. Less than 24 hours after the inspection, I received a very detailed, but easy to read report. It had a description of the issues, pictures, and what he recommended the sellers do. I also asked for radon testing, which
Sidney Home Inspectors Provider Name Locked
has another company do, but he took care of making sure I got all of the information I needed. He even looked at the garage (which wasn't included since it is detached) just to make sure there was nothing majorly wrong with it. I would definitely use
Sidney Home Inspectors Provider Name Locked
again and recommend him to others!

What a great experience! My husband and I are first time home buyers moving from Maryland to the New River Valley. We were under contract on a home and our realtor recommended
Sidney Home Inspectors Provider Name Locked
. His wife,
Sidney Home Inspectors Provider Name Locked
, who handles scheduling and client service, called us before the inspection and was very helpful with all of our new buyer questions and nervousness.
Sidney Home Inspectors Provider Name Locked
came by earlier the week of the inspection to set up the radon detector so that the readings would be ready at the inspection. HE also brought treats for the homeowner's dog. :) On the day of the inspection,
Sidney Home Inspectors Provider Name Locked
was prompt and professional. He was more than happy to answer all of my questions and explain everything he looked at as he did it. He was calm and clear in describing everything he observed. Unfortunately, by the end of the inspection we estimated that there were over $80,000 in damages (my husband and I are definitely not contractors, so this is a really rough estimate), so were are no longer buying that house.
Sidney Home Inspectors Provider Name Locked
made an incredibly stressful and heartbreaking experience oddly pleasant. If anyone else were our inspector, I could have imagined tears being shed by the end. Needless to say, we are definitely going with
Sidney Home Inspectors Provider Name Locked
again for the inspection of the new house that we are under contract on!

I received a recommendation from a family member regarding
Sidney Home Inspectors Provider Name Locked
. The company was very easy to contact and our home inspection was schedule the same day the call was placed. The company was extremely flexible; the inspector was willing to conduct the home inspection Christmas Eve or even the day after Christmas. The inspector encouraged me and my husband to be present at the time of the inspection so that we were able to go through the home with him. The inspector arrived to the site before the scheduled inspection time. He conducted an extremely detailed inspection of the home that lasted about 3 hours. He went over EVERYTHING in the home with us; how to operate the
Sidney Home Inspectors Provider Name Locked
, turn on the heat, etc. He was incredibly knowledgeable and detail oriented. He took notes and pictures throughout the inspection. He was respectful of the home (the home was still occupied at the time) and encouraged us to take our shoes off so we didn’t track snow into the home during the indoor portion of the inspection. To conclude the inspection he provided us with a very lengthy and detailed email as well a report with the results. Based upon the inspector’s findings, it was evident that the home needed a few big ticket items, i.e. the roof and furnace, to be replaced. The inspector also offered a one-time, free follow up inspection to re-inspect the home once any fixes were made. This was extremely helpful because the sellers of the home were able to replace both the roof and furnace, and our contract was contingent upon a re-inspection.
Sidney Home Inspectors Provider Name Locked
was very comparably priced to other inspectors in the area; however this was the only company that offered a follow up re-inspection free of charge.
Sidney Home Inspectors Provider Name Locked
was able to expedite the scheduling of our re-inspection. Overall, my husband and I were exceptionally impressed with the quality and customer service that
Sidney Home Inspectors Provider Name Locked
provided us.

Sidney Home Inspectors Provider Name Locked
's "thoroughness" definitely was appropriate (as his name implies). He was prompt, courteous, and went way beyond what we ever could have expected. we've had two prior inspection reports with other companies and he was by far the best. This was our first time buying a home (we've owned town homes in the past) so we wanted to make sure this house didn't have any surprises.
He went right to work before we even knew it… there were snacks and writing materials by the door in case we needed it (very nice touch since the inspection would take the entire morning). He already was inspecting the exterior of the house when we arrived and let us know that if we had any questions, don't hesitate to ask.
The report itself was very detailed and outlined everything that needed fixing, replacing, or was a general safety hazard. It had recommendations AND photos which definitely helped us visualize the problem. He even went over the report itself by showing us photos on a digital tablet of key areas we needed to address (very nice since we would be receiving the full hard copy report later that evening).
All in all, we were quite impressed and felt a lot better that the home (we ended up buying it!) was structurally sound and needed only minor repairs. Thanks to
Sidney Home Inspectors Provider Name Locked
's expertise, we feel very confident that this home was the right one for us. We highly recommend his work without hesitation. Thanks again

I purchased this house with my fiancé while deployed overseas in Afghanistan. I had

do a home inspection which was extremely detailed along with great pictures which were very helpful. He is one of the easiest guys to do business with and I would recommend him to anyone without a second thought.
