"The whole process went well from scheduling to completion.
Bender is extremely knowledgeable, with excellent credentials and extensive experience" in his field. He, with his assistant,
, evaluated my house and then took the time to show me his findings and explain their significance. He also e-mailed his report to me, documented with photos, on the same day.The builders of my new house were behind schedule and
, despite his busy schedule, offered to return for a second look to complete the inspection. I was impressed by his professionalism and honesty. It was very informative and extremely reassuring to hear his findings and suggestions. I would recommend
Bender (
) highly and I would certainly call upon him again in the future.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

It went very well. I have talked to basement repair companies in the past, and their focus is on selling basement repair services. Hiring a structural engineer provided me an independent analysis of the condition of my basement. Now I can decide what I want to do without worrying that I am being "sold".

Mr.
Hastings Home Inspectors Provider Name Locked
Inspected a home that I was purchasing from my grandfathers estate.
Hastings Home Inspectors Provider Name Locked
is a really nice guy who is friendly and responsive to emails, texts and phone calls.
Based upon Mr.
Hastings Home Inspectors Provider Name Locked
report and the conversation we had following the inspection, he said that the home was in great shape. I moved forward with the purchase of the home. After spending thousands of dollars renovating the home we had a nice little rain which caused the roof to leak. When the roofer came to the home to patch the roof it was brought to my attention that the roof had been patched at least 3 times and that it was in disrepair. I revisited my home inspection because when
Hastings Home Inspectors Provider Name Locked
and I had a man to man conversation following the inspection he told me the roof was 5-10 years old and it had plenty of life left it in, that he would have purchase the home if it was his money.
I hired a company to help me get the home leased and as we were doing our walk around it was brought to my attention that we had a major crack on the back side of the home with potential foundation issues which also caused a large crack in one of the windows. Upon reviewing my report there was no mention about the cracks on the side of the home and when we did our walk through he failed to bring this to my attention.
Hastings Home Inspectors Provider Name Locked
did admit that he completely missed the crack on the side of the house and the crack in the window.
I finally called Mr.
Hastings Home Inspectors Provider Name Locked
to address my concerns. He was prompt to answer and came over the very next day to reinspect the home. I was told that I could have my money back on the inspection which I was glad to take. However, when he pulled out the check book to write me a check I was told the only way I could receive the check is if I signed a waiver of liability. I asked to see the waiver and to my surprise it was hand written on his report. I refused to sign it and he told me that the only way I would receive my check is if signed his hand written wavier of liability.
After filing and insurance claim and complaint with the State Board I was told to review my inspection report next time before I purchase the home, which I found very unprofessional. I spent plenty of time reviewing the report and spent time walking the property with Mr.

. The patched roof and the cracked wall were not mentioned in the report.

Inspector was extremely detailed. I was present for the inspection and everything was explained in great detail. This is a good reputable company that I would use again. I looked over the report once it was completed and every issue he pointed out was in the report. It was an honest assessment.

This was my first time using Northwest
Hastings Home Inspectors Provider Name Locked
. I have used them again since because I was so pleased. This was to inspect a 32 unit apartment building with retail space, spanning 2 buildings. Coordinating them to inspect occupied units would have been a real challenge (not on their part, but dealing with all the residents), so they looked in a few apartments in critical areas to check for roof damage and I inspected the actual apartments myself.

They used their thermal imaging scanner to look for active and old roof leaks, and to also look for water intrusion in the walls. This was worth the price itself, very very useful knowledge. They thoroughly checked the roofs, and recommended I follow up with a roofer (which I did, I ended up needing to replace them). They inspected all the common areas and utilities. There were a lot of water heaters and electrical panels, and they checked every single one. They inspected the crawlspaces and grounds. All in all, they did an amazingly thorough job. They gave me a 38 page report within a couple days. It had photos of every single problem area and comments on what the problem was. This turned in to my punch list for repairs after I closed on the building. After the inspection, I was impressed because they gave me a very fast turnaround date for when the inspection report would be formally ready, and it was ready exactly on time for download. I am used to this taking forever and I have gotten some strangely formatted and hard to read inspection reports from other inspectors. The report
Hastings Home Inspectors Provider Name Locked
gives is clear, concise, and just exactly what you need to know. In general - the reason I keep using
Hastings Home Inspectors Provider Name Locked
is because of the depth of knowledge with apartment buildings (
Hastings Home Inspectors Provider Name Locked
, the owner, was present in both times I used them for apartment complexes). The inspector I have used for single family homes has also been exceptionally knowledgeable. I love the fact that I can pay online with a credit card, and the woman who sets up the appointment and answers my initial questions was always very friendly and got back to my instantly. During this inspection and subsequent ones, I appreciated that they answered my many many questions about what they were seeing. I highly recommend them. I'm a real estate investor and have used them on every purchase I've made since discovering them.

He was very flexible in setting up a time and date that worked for me. I also asked him if he could get on the roof and inspect that - he made sure to bring a ladder and went above and beyond to do that. Once we arrived, he explained the process to me a little bit and we got started. He first started with the roof, and when he came down he explained what he found - what next steps I should take, and then documented it appropriately. We moved onto the next part of the house. He answered any and all questions that I had and performed a very thorough inspection. I can't say it enough - but he was so helpful in explaining in detail what needed fixed, who/how I would need to go about having it fixed, when it would need repaired and the estimated cost that it would be - he also provided options. For example, he mentioned that some pipes may need repaired. Then he talked me through the two different types of pipes I could use - one being more affordable and one being more expensive - and what the lifetime of each would be. He helped to prioritize the big items for me so that I could make an educated judgement when asking the seller for repairs. I could not recommend anyone else.

is the company to look to for home inspections!
