"The work was done over about a three week period. It went pretty smoothly. All the work looks great, and seems well done. The master carpenter,
, did very" nice work on the front porch, retaining wall/steps, and fence. There were a couple of minor spots where they had to come back and touch up the trim paint around a window, which they did promptly when I pointed it out. There was minor damage to some bushes around the house, which is understandable since the bushes were badly overgrown. They did a pretty good job of cleaning up after themselves and pressure-washed the concrete driveway.

"This was a long process as I needed to get the design approved by my
. Following approval I worked with Nkosi Brown and
to figure out" which color scheme and railing system to use. After all that was done, they sent out an incredible crew that worked all weekend long demolishing my old deck, replacing or reinforcing the deck supports, replacing it with composite material, putting up a cable railing system. They even worked to replace a couple pieces of trim that were displaced by the old deck. Even better, they sanded the top rail and painted it with matching color to my house trim! The excellence is in the details! My new deck looks better than I had imagined.

You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

     It depends on what type of ramp you need. If it is built out of wood you could look for a carpenter or a deck company. If you are looking for a concrete ramp a mason would be what you are looking for. There are also metal ramps and I believe some medical supply companies may carry them or be able to steer you in the right direction. As for insurance coverage I am not sure. You may have coverage and would be best talking to your agent. Depending on why you need this ramp there may even be programs through your local government or even some of the local charities might help. It might be a project a local Scout Troop might help out on.

Paint & Roofing. These guys were prompt, courteous, and professional. They did a great job refinishing all the wood and matched the custom stain color perfectly. They told me when some of the water stains and/or scratches might not come out completely and I appreciated the honesty. However, the water stains are barely noticeable. They really made everything look like new again. We encountered 2 issues, and both were promptly and professionally handled. One, was that one of the workers said that they would return the next morning, and he didn't. I did have to call, but when they called me back, they were very apologetic and immediately got someone else to come later that day and were trying to put another team together to finish the job on time, which it was. The other issue was that one screen got damaged when they removed the protective covering, but they took care of it right away and got it fixed. I would definitely recommend

, and do not require painting. They indicated on the phone that the coupon would cover the cost of everything but paint. When they had a cancellation during the weekend, they contacted me to see if I wanted to get the job started on Oct 13. So they came that morning, and said immediately that it would be an additional $1000 for the elevation of the house. It is a 2 story house, and does have some additional elevation, due to slope, but only in the back of the house. I thought $1000 additional was too much, but I wanted to get the house painted and they were there. They began with power washing, and apparently the wand got away, and that caused noticeable scratches in 2 areas on the side of the house. When they were finishing up, my husband and I walked around , and checked everything, and pointed out the 2 scratches, which were very visible from the ground level. He explained that the power washer had caused them, and seemed to indicate that nothing would be done about it. We asked them to fix it, and indicated that we were not going to accept having the scratches be there. So he had a painter go up, and use some epoxy, and repaint over it to fill it in. It looks ok now, and seems to be holding. However, we weren't happy that they had caused some damage, and didn't appear to be concerned about it. And we did pay an extra $1000. So we think it was an OK price, but are beginning to wonder why Angie's list coupon providers almost always seem to have "extra" charges. The coupon stipulated that it was $4000 worth of painting for $2000. A few people in the neighborhood have similar trim, with mostly brick exteriors and know they paid about the same ($3000) so really we didn't think we got any savings. Also, they only did one coat for that price. Overall, it was an OK job, and I think we paid about the going price, so again, really no coupon savings! We do think they did a god job caulking the areas we could see, and to us, the caulking was the most important thing we were after. Hopefully they caulked all areas as well as the ones we could see. And it was nice to have a fresh coat of paint due to the fading that has occurred. Overall, OK
