The work started on a Friday and after inspections from the village, Arl Hts, the work was completed by Tues afternoon.

You do have to put in some work to paint the shed but that's no big deal to save costs
The stages involved in getting a replacement garage are (a) permit from city (b) demolition (c) concrete (d) garage construction (e) electrical work (f) city inspection. Normally (b)-(e) are done in stages by different subcontractors, with the garage company's only job being to schedule and pay these subcontractors. A company that does one of these steps itself sounded good to us, and we agreed to pay a slightly higher price than
To our surprise, a subcontractor turned up do the concrete. Not only was this inconsistent with what we had been

Rich then had the concrete completely dug up and repoured---there was no practical alternative. This time the job actually was done by Rich and his crew, and it was done OK. We are also happy with the construction of the garage itself (built with 16" studs rather than 24").
Even apart from the problem with the concrete, we were not crazy about how the whole job was organized. The use of subcontractors is normal for any kind of construction, but usually someone provides overall supervision. Here it felt as if no one was checking whether the work was being done properly, except for us.

It should also be noted that the people who came out to do the work, as well as the office staff, were always pleasant and helpful. There was never any attempt to charge extra for anything. At the end of the process, we do have what appears to be a solid concrete pad and a nice garage. We signed the contract in April; the job was not finished until August.
Do we recommend Regency? Well, yes in spite of everything, because the alternatives are likely to be worse (check BBB). But get all commitments in writing. Suggestion: instead of the contractor-grade door opener, get an upgraded model: the price difference is very small (~$50 for a Liftmaster 8360). Also we are very happy with our decision to pay for a 18' door rather than the standard 16' for a two-car garage, which we had in our old garage and found to be a bit tight.
