"A WONDERFUL HOME IMPROVEMENT PROCESS, from the start to finish. The gentlemen were very polite and professional. They took time and went thru my proposal in detail," explained step by step what they were going to do. Very helpful in picking a color. You could tell the painters were very skilled and knew what to do. They just went to work stopping only a few minutes. They were very detail and fixed several areas that were not on the list of items to be completed. I definitely will request this same team when I am ready for interior painting I feel I do not have to spend time getting any quotes from other companies when I'm ready for painting I'm calling
Painting. I would highly recommend this company to anyone who has a painting project.

Life seems to pass by more quickly these days. It feels like every time I turn around, I find something that needs to be fixed, maintained or replaced.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.
?
This is a good question.  However, the question makes the assumption that there is a paint that covers everything in 1 coat, which I don't believe is the case.  My recommendation is Benjamin Moore's Aura.  Now the fine print.  Aura will cover very well because it dries to approximately twice the thickness of other paints.  However, Aura says it will cover any color in never more than 2 coats, but there are exceptions to that as well, including some deep reds.  The main thing is the color change.  If the color you are using is within the same family of colors, you have a chance, we've also had pretty good success of grey covering over tan in 1 coat, but if you're making a major color change, don't expect any paint to cover perfectly in 1 coat.

Some other 1 coat coverage paints you could use would be Sherwin Williams Duration, and Behr Ultra Premium Plus.

Hope this helps!
?
Without seeing the project I'm not sure exactly what is happening.  HOWEVER, I've never heard of someone "floating" over paint blisters - just logically that can't work.  If air or moisture are trapped (because that's what causes blisters) painting over them won't fix the initial problem.

I have a couple suggestions - My first would have been to contact the paint manufacturer - whether it's sherwin williams, benjamin moore, behr, etc. to see if they would send a rep out to give their recommendation.  We have done this before starting a project to get the best possible recommendation for work to be done and have found them to be very helpful in diagnosing what is currently going on and the best way to fix it.

If that doesn't work, I would call either the better business bureau or maybe the local paper if your contractor isn't willing to work through the problem with you.  Also, If your contractor warrantied the work I might re-read that to see what they cover if anything.

My guess is that there will have to be some sort of dispute resolution process.

Hope this helps!

Before the project began
Linden Exterior Painters Provider Name Locked
(whom I believe is
Linden Exterior Painters Provider Name Locked
brother) came to the house and walked around it and discussed what we would like done. We received a number of quotes and none of the other paint companies made time to walk through with either my husband nor I. Having discussed this an itemized bill was given. The painters who came to the house were friendly and willing to answer any questions we had as the work was done. The carpenter that came out on the second day of work was just as particular about fine points as we were and found defects (small spots of dripped paint) during our walk through that we had not noticed. They were all incredibly punctual and very hard working. We were very satisfied with their service and would use them again for any large painting project.

I contacted

Ford who is the franchise owner.
Linden Exterior Painters Provider Name Locked
was very responsive and contacted me immediately.
Linden Exterior Painters Provider Name Locked
came to the house to look at the project, discuss what I wanted done, and provided me a packet of information regarding the company,
Linden Exterior Painters Provider Name Locked

I explained that I wanted the exterior of my house painted, as well as painting a new garage door I had ordered and also staining my front door and some kitchen cabinets.
Linden Exterior Painters Provider Name Locked
and I spoke about the timing for the project which fit well with my schedule. I requested a quote for the job which
Linden Exterior Painters Provider Name Locked

Linden Exterior Painters Provider Name Locked
was not the least expensive proposal I received, but I was very impressed with their professional conduct, explanations, and responsiveness. In addition, they were one of the few companies which were capable of doing the type of quality staining work I wanted.
Linden Exterior Painters Provider Name Locked
emailed me a contract to sign based on what we discussed doing and what
Linden Exterior Painters Provider Name Locked
was obligated to perform which after some review and a few minor changes in language and clarification, I accepted.
Linden Exterior Painters Provider Name Locked
also offers a free hour of color consultation with a contract. My wife and I had already decided on the exterior colors for the house, but we me with the color consultant to listen to any additional advice. This was the one area of disappointment with the project as the color consultant was slow to communicate with us until right before the project and did not communicate our desires back to

We received an estimate in October of 2014; however, the weather turned cold and rainy before the work was started. After consulting with Ed, we decided to wait until spring. Ed contacted us in early March and offered to begin work immediately at the previously agreed price. His crew arrived the next day to begin work.

Linden Exterior Painters Provider Name Locked
and
Linden Exterior Painters Provider Name Locked
, the painting crew, were prompt, courteous and efficient. They scraped peeling paint, power washed, then thoroughly scraped again. They spent considerable time caulking, as our house is board and

construction. Wood rot was repaired. They removed the storm windows and spray painted the house, using brush and rollers as needed. Windows were cleaned and storm windows rehung. They cleaned up thoroughly at the end of each day.
We had arranged to have our front door restained, using stain we already had. When the stain did not adhere properly,
Linden Exterior Painters Provider Name Locked
contacted Ed. He provided paint of our choice and repainted both front and back doors at no extra charge.

Linden Exterior Painters Provider Name Locked
is the owner of the business and the person I had the most contact with. He responded quickly to my request for an estimate. He also was quite willing to give me references (names and phone numbers) of other jobs he had done. One was a former painting contractor who had hired someone else first that messed up the job. She had
Linden Exterior Painters Provider Name Locked
come in and was extremely happy with the results (as were the others that I called). There was a bit of a delay (on my part) while I had the roof redone. Also he recommended a contractor that replaced some rotted wood, before the painting began. The power-washing was done one day, and then the next Monday he and his crew (two other guys) started in. They finished up on Friday. Everything looks great.

We were experiencing water leaking into the house around several windows. The windows were replaced just a year ago so we had the window company check and they couldn't produce leaks by spraying water directly on the windows and frames. We next had the roof inspected with no issues found. I discovered by spraying water on the stucco expansion joints near the affected windows that leaks started to appear and noted small fractures around those expansion joints. I then contacted
Linden Exterior Painters Provider Name Locked
from
Linden Exterior Painters Provider Name Locked
who came right over. He thoroughly inspected the house and suggested applying 2 coats of "elastomeric" sealer to solve the problem. During conversation I mentioned a desire to freshen up the color of the stucco and was pleased to learn elastomeric is colored to paint specifications so we could lighten up our color when this was applied. We also had
Linden Exterior Painters Provider Name Locked
's crew install new stucco pop-outs around windows on the sides and rear of the house to add a bit of character.
Linden Exterior Painters Provider Name Locked
came back out to apply several color combinations for consideration and the crews then completed all work which include painting all the trim. We are very pleased with the result.

This was the 3rd or 4th time over the years that we used Fortune's services to paint the exterior of our house.
Once again, the crew was professional, punctual, expert and responsible. The house looks great. Fortune is known for its excellent preparation, and responsiveness to its customers, and that was our experience with them.
While not the least expensive painting company, the price was fair and you get what you pay for - value for your money and a great result.
The crew did a very good job cleaning up, were easy to deal with and very accommodating. Fortune is a well-oiled house-painting machine and produces great results. I would definitely use them again.

Paolo has no follow through and has yes to complete clean up or provide appropriate receipts for our warranty documentation. I have tried at least 8 times to contact him and we either promises to deliver or just doesn't answer anymore. Paolo and his crew had painted three other homes on our street and they looked good. We spoke with him about our home, noting areas that needed to be scraped and taped off. We decided to have the house painted on Memorial Day Weekend. We had requested a high end paint with a lifetime warranty. Paolo assured us he would be able to get the paint and materials and then provide us with a receipt, which was crucial for the warranty. Our price was increased because of the better paint but Paolo assured us he would be the materials at a good price. As promised, Paolo arrived and painted our house. However, he did not complete the job of scraping the old paint in at least one area and painted over. He also painted over part of a window screen but let us know he would be back later in the week to remove the paint. We paid him the balance and asked that, upon his return, he provide the receipts for our records. Since May 28th, we have called him at least 8 times and requested the job be completed (paint removal) and he provide receipts. Each time he states he will be there but has yet to return. This speaks of he lack of professionalism and failure to complete a job. The screen still has not been cleaned and I have no receipts to claim against my warranty . The work is overall at B as there are places that were not taped and a little sloppy but I was hoping to have this corrected on Paolo's last visit. Based on Paolo's unresponsiveness, I would not re-hire him for any additional painting. He simply failed to complete the task.
