"They did a great job removing a number of heavy and bulky items that we no longer wanted. I appreciate that they recycle whatever can be recycled. They were friendly and hard working.

-Eunice T.

"I had to do prep work for a termite tenting for my house and my cousin's house next door. We had a ton of stuff between the two homes we needed removed as" well as a very dense Oleander bush that would be in the way of the tenting.
came out to give the estimate and was able to have his crew onsite the next day. We ended up having much more stuff go out than what we had originally discussed and thought the price difference from the original quote was very reasonable considering the extra work they did.
and his crew were punctual and did an outstanding, clean job for us. I will definitely use them again.

Angie's Answers

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

Hauling reviews in Clayton

Basically, I arranged to have D&T haul a furniture purchase I made. We agreed on a time but D&T never showed and would not answer either of the phone numbers that I had reached them at before.
I first contacted
Clayton Haulers Provider Name Locked
Clayton Haulers Provider Name Locked
on Friday, January 23th of 2015. I had recently purchased a pair of couches that I wanted delivered from
Clayton Haulers Provider Name Locked
to Greenwood. I spoke with
Clayton Haulers Provider Name Locked
two or three times that evening and we discussed different time slots that were available. She indicated that the following day was busy for them, but that they could fit me in from either 8am - 9am or 2pm - 3pm on Saturday, January 24th 2015. I said that I could arrange a Sunday pickup if need be, but that I had made a commitment to the seller to pick the couches up on Saturday. I arrived at the pickup location at 7:55am and met with the seller. He and I waited until about 8:15am to call D&T. I first called
Clayton Haulers Provider Name Locked
's phone and got no answer. I then called
Clayton Haulers Provider Name Locked
's phone, again to no avail. I never received a call back from either of the business owners.

Two men showed up on time as scheduled and were quick and accommodating. They took everything I was hoping to get rid of based on the deal I had purchased on Angie's List.

We used an Angie's List Big Deal (first time for us), and the cost was so good we just had to try
Clayton Haulers Provider Name Locked
. They responded very quickly to set up the appointment. We were able to schedule the deal for two days later, very early in the morning so my husband could be there, too. They arrived on time and with an empty truck.
Clayton Haulers Provider Name Locked
Clayton Haulers Provider Name Locked
did a wonderful job. They quickly and efficiently transferred everything to the truck. They even went above and beyond by using their saw to cut up the wooden floor of the shed which my husband and I had been unable to move. I was truly surprised that we only had to pay $40 extra for the shed floor removal, and everything else was covered by the original Angie's List Big Deal.
It was a great experience and we will definitely use
Clayton Haulers Provider Name Locked
if we have need of hauling in the future. And we will request

were on time, polite, professional, very well organized, and considerate. We had a lot more stuff than planned, and
Clayton Haulers Provider Name Locked
was able to take all of it without breaking the bank. It took around an hour and a half for everything, as we had stuff upstairs and downstairs, and filled 3/4 of the truck. We STRONGLY recommend this company. Please use them!

Contractors and bin arrived on time to work on the roof, bin was in my driveway not blocking, they were very professional and neat. Overall, I was very pleased.

Perfectly. They did a very difficult job - removing a large old trailer (30 feet long) from a tight spot, maneuvered it out and gone very quickly and cleanly.
