"Our biggest mistake was using the inspector that our realtor recommended. Never ever do that! But we this was our first home purchase so we didnt give it a second" thought.. When

rattled off different thing, no big deals. He ran water, flushed toilets, turned on lights, etc. We didn't think about it at the time, but in the basement he never moved or looked behind things to see the entire waste line piping. We got the complete report from him when it was over going over every room and aspect of the inspection...electric, plumbing, roof, foundation, heating, etc. the inspection was done about a week before we closed. We closed the day before we had to move in so we did not have a

had missed anything and didn't expect it anyway. we had two days to move out of our apartment. We moved in on a Saturday and expected to stay. After just one flush we discovered that there were two major cracks in the waste line. Raw sewage was leaking in our basement in two places. Definitely something that
should have found! It was evening but I called
anyway and got his answering service. I told them our emergency, but we were told that
is hard to get a hold of but he will get our message tomorrow. We then went back to our apartment, which we didn't expect to be sleeping in that night. Next day, Sunday, we called
again and still couldn't get a hold of him. I was told the best thing is to wait until Monday and call. I reiterated that this was an emergency and we need to get a plumber ASAP! It didn't matter. I said well okay, I'm going to have to call a plumber tonight. I was able to get a hold of a plumber that could come out the following day and look at it and do the repairs. He took one look at it and said that this NEVER should have been missed by a house inspector! In his inspection of things he also found an illegal gas connection on our hot water heater, that I later confirmed by checking with our municipality website. Our plumber stated that, this house should never have passed inspection and that he has seen buildings closed down for having this type of gas connection. He fixed that as well for free because he knew we were in a bind. He replaced the waste line in the basement with PVC pipe, it originally being galvanized steel that was rusted and cracked in two places. he gave us a very good deal condsidering the immediacy of the situation. Our realtor was aware of our situation, even coming over on Sunday to see the leaks for himself. He said that it definitely needs to be repaired and
should have caught that. I told him a plumber was coming over on Monday to repair it. I talked to our realtor again after the repair and he stated that he will make sure it is taken care of and we will be reimbursed. He said that's why home inspectors have insurance. I tried calling
a third time and left a message. We even gave the bill to the realtor to give to
. We felt better going through our realtor, since he was the one who recommended

and said we should be hearing from him. Days, then weeks went by with NO phone call from
! We went back and forth with our realtor and he assured us that
has the bill. It was obvious by now that we were being ignored! After several attempts by our realtor to get
to reply, he finally told our realtor, that since we didn't wait for him to see the damage, the only thing he's willing to do is reimburse our fee. We were shocked! The reason he didn't see the damage is because he wouldn't return my calls!! I told his receptionist that it was an emergency!
said, that how does he know that the work really needed to be done, so implying we were lying! This man was arrogant and conceited throughout the inspection and certainly does not know how to deal with customers. We could have sued him and many people said we should, but my husband just wanted to draw a line under the whole ordeal after two months of trying to get our money (fee) back. We even had to sign and get notorized a form stating we won't
him and this in no way implies that he did anything wrong. I was furious!! I spoke to two other people that have used him since, and he missed things with them also. He's so arrogant and unprofessional, I found it hard to believe that he has good ratings on Angie's List.

Buying a home is one of the biggest decisions you will make in your lifetime.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils
