Fry, the salesman we dealt with, told us the project would be finished in 1 week. It took 3 weeks. The first drain at the bottom of the concrete steps was not a french drain system that was specified on the plan. That had to be redone. Both windows had to be taken out and reset, because the first time it rained, the water poured in around them. The windows are not leaking anymore. However, the block was never sealed outside and when it rains, we have water seepage through the block by the door. My husband has called the office multiple times and left messages with
Fry. We were promised that by
25, the block would be sealed. Well, today is
25, and no one has shown up or called to correct this problem. Yes, the project did pass final inspection with Grove City. However, the inspectors did not see the water coming through the block when it rains hard. I have pictures of the water coming in. Now, the basement is being finished, and it is time to put up the insulation and drywall. We sure aren't going to do that with a water problem existing. This company guaranteed no water leakage. Well, they haven't lived up to their word and we are tired of the stalling. They have our money and have not lived up to their word. We had no water leakage through the basement block walls before this project started.

We had a number of complications that came up, like not 1 but 2 oil tanks that contaminated the soil, and what appeared to be a stream running under the house. Also the soil was too sandy and wet to properly support the new foundation....more /> The experience with Excavators NW from start to finish was stellar and they went beyond normal support to help solve some complicated issues. The superintendant on the job inparticular was awesome, and his years of experience and support helped drive the complications to great solutions.
Even with a large amount of other jobs, the owner came by on a regular basis to check up on the work and ensure that I was happy with how everything was progressing.
This was a very big job and I would not heistate to hire Excavators NW again. They do excellent work and went above and beyond what I would have expected.

In early March, I noticed the plastic sheathing in my crawlspace had started to deteriorate and causing some dampness to the ground. I contacted

He arrived on the scheduled date and time and we discussed estimations for 3 options: 1) replacement of existing sheathing, 2) encapsulation and sealing of the crawlspace, and 3) encapsulation and installation of the "Cleanspace" system which included the addition of a dehumidifier and several sump pumps. He then conducted the inspection and took numerous pictures of the existing condition. He also took humidity measurements. The pictures were revealing in that there was some initial start of undermining of an area of the foundation and at one of the foundation piers. I decided to go for #3, the complete encapsulation and Cleanspace. He also stated that as part of the work, the undermining would be backfilled with tile fill. I received a call within a few days with a work schedule date within 2 weeks. I informed the

receptionist that the initial date was going to conflict with a previous commitment and that I would prefer a later date. I received a call within a week with a new date that was satisfactory with me. The crew arrived on the date and within 5 minutes of the indicated time. The crew foreman discussed the procedure the crew would use for the repair and was polite enough to request a suitable area for them to have the material (gravel, crushed tile and material) delivered. The foreman stated that the work would take 3 working days but in actual fact they were able to complete it in 2 when an additional crew was brought in. He also kept me completely informed as to the progress of the work and kept the work area around the house and trucks clean and neat. The schedule of contractors such as the material delivery and electrical contractors (to wire in the dehumidifier and sump pumps) appeared to be well coordinated. When the job was completed, the foreman and I went under the house and he described all the work that was performed and took the time with me to discuss the workings of the mechanicals. I was very impressed with the professionalism of all the

Long story.. If you have slab/foundation issues you will want to read on.. If not, you will get bored so don't bother. In short, I believe Mr.

saved me thousands and thousands of dollars and gave me piece of mind.. He is professional and knowledgeable. If you have foundation issues, I recommend spending the money to have him look it over. You may not get a lucky as I did (with the cause of the problems) but you may.. Spend the money and get it done! Now with the long story: In 2009 I noticed some of my doors inside the house didn't want to close. I noticed others wouldn't stay closed. I started seeing cracks in sheetrock (on the ceiling, above doors, on walls etc.). I also noticed some brick on the outside was cracking, trim boards around the house pulling away at the corners, expansion joints on the outside of the house getting wider and wider.. It was clear that I had "foundation problems". I called the 3 most popular "foundation repair" companies. I thought it made sense to get a quote and advice from each, compare the 3 and go with one of them. I thought with 3 I would be able to pick one that wasn't the cheapest but wasn't the most expensive either. I didn't want to base my decision on price alone. I thought they would be fairly close to one another. Well.. They weren't. Their advice was also contradicting (not just with each other but from the same person during the same conversation!). Very frustrating! It was clear they either didn't know what they were doing or were just trying to baffle me with B.S. Pricing: The first quote I got from 'Company A' was around $28K. the salesman called me a few weeks later claiming he gave me the wrong price. "The price I gave you was for a 3 story and you have a 2 story. Let me send you another quote." I said okay and 3 weeks later (after hounding him for it) he gave me another quote. This one was for $31K! Higher than the first quote! So I called him and asked why a 2 story foundation repair would be more than a 3 story foundation repair.. He tried to talk me in circles and when he got done, I asked him again.. "Why is price higher for a 2 story?". Again, he tried to talk in circles.. Well.. This one was off my list. On to the next. The quote I got from 'Company B' was around $15K. The salesman also contradicted himself while telling me what the issues were. The quote I got from 'Company C' was around $11K. Not one of these companies told me what was causing the problem. They all just said "this is Texas soil and foundation problems are normal and expected in Texas". With the prices so different and the contradictions (not only in their own conversations but with what I had learned by researching), I didn't feel comfortable with any of them. So.. I called a "structural engineer" (not Mr.

). He came out and looked around and said "the problem is with moisture, the problem is always moisture. You need to place a clay/dirt mixture all the way around the house to keep moisture from getting under the slab". Well.. This went against EVERYTHING I had learned about foundations in Texas. He was out.. I stewed on all of this for quite a while. Frustrated and watching my cracks get bigger and bigger and more and more. Very stressful to watch you largest investment going to h***.. I called 1 more foundation repair company recommended by my brother-in-law. They came out and within 10 minutes gave me a price of $5K. WAY cheaper than the others. This of course concerned me. They were out.. I stewed a while longer.. I finally decided to check out Angie's List and find a structural engineer. I found Mr.

He took measurements of the slab inside/outside the house (just like 2 of the foundation repair companies did). He made a quick drawing of the shape of the slab with the measurements where he took them. He sat down with me and explained the drawing and what the root (pun intended) cause of the problems were.. The root cause was the trees around my house. 2 were approximately 20' from the house 1 was approximately 10' from the house. The drawing he made clearly showed the slab was dropping around the areas where the trees were. With the last few summers being so dry, the trees were pulling all of the water from under the slab causing the dirt to collapse in turn causing my slab to collapse. He gave me 2 options. Remove the trees or put in a root

. He told me I could have the foundation repaired but without addressing the cause, the foundation would just continue to sink and I would be calling the foundation repair companies back. He also said that after removing the trees the foundation would slowly move back into place (probably would take a few years). He told me that if I dug holes around the foundation 2'X2' and 2' off of the foundation, every 5' then filled those holes with water every day, the foundation would move back much quicker. The idea here is to get water back into the dirt under the house. I opted to have the trees removed (all 3 of them). I then dug the holes (back of the house first) and filled them with water every day (maybe not EVERY day but I tried to do it every day). Within 2 months the expansion joint in the back started closing up. After another month or 2 it was back to normal.. I dug the holes around the rest of the house and filled them with water. The front took longer (it was much worse than the back) but slowly doors started closing properly (and staying closed). The expansion joint in the front started closing, the cracks in the brick started closing.. Today, the expansion joint in the front is almost back to normal. I expect in another year or so ALL will be back to normal. I wish I could upload some photos. I took pictures of the expansion joints and cracks before doing anything. Over time I took more pictures. I found an app for the IPhone that would allow me to compare side by side pictures. WHAT A RELIEF!! The pictures clearly show Mr.

The two crews that were sent to the house were prompt and courteous. Unfortunately, the crew repairing the front porch or stoop encountered an unforeseen problem that resulted in there being two concrete and metal structures left protruding six to eight inches above the ground on either side of our stairs at the entrance to our home. There had been no mention that this was a possible result. What had been intended as work "to help the overall look of the stoop" has actually created a glaring eyesore that detracts considerably from the appearance.

We have sent Mr

Hired them to inspect foundation at a recently purchased property. Used their coupon. Found out later that companies inspect for free (new to Texas). Mother and brother of owner came and inspected using their machine. Was told that the mother was also an owner. They had some concerns with readings around fireplace and front entry. When the estimate (contract) came back for much more than was discussed, we were concerned, so had two other companies come in to check the foundation. Both companies were recommended by neighbors and both companies found nothing wrong at all.

Dissapointing. I made an appointment for a free home inspection for a home I was about to purchase. The technician came early and met with the current owner. Upon my arrival, the tech was leaving. I informed him that I was the one who set the appointment. He said- "oh ok well- the house is fine". I then pointed out a couple of locations where the foors dipped he said it was not a structural issue- ok. I then showed him major cracks in the brick on both sides of the inside garage wall and he said it was normal settling and not a structural issue if you can't see same damage on the outside wall in same area. I then asked if he inspected the crawl space where the pillars were. He NEVER went into the crawl space! I asked if he could please take a look at the pillars and foundation so he suited up, crawled inside and came out within 5 minutes. "all looks good" he said. I then showed him cracks in the concrete front porch and how the wood railing was shifted- "normal settling" he said. Basically, his inspection consisted of walking around the inside looking for cracks in the interior walls that could have easilly been

with spackle and paint days or weeks ago. He left and I really did not feel satisfied with the quality of inspection. Perhaps I am just picky. I DID hire two different home inspectors, HVAC inspector and an electrician in addition to RamJack and I have since purchased the home and wouldn't you know- they ALL missed something that they shouldn't have. I trust no one anymore! I suggest you grab as many home inspections as you can. Good thing RamJack's was free but I would get a second opinion.
