was rude and unprofessional to my partner and I from the beginning which should have been my first clue not to use his services.
" did inspections on a duplex that I ended up purchasing and somehow missed inspecting some very important water damage to the sub-floor that wasn't disclosed to us when we purchased the property. I found his inspection report to be sloppy, sparse and not detailed at all. In fact, our appraisal was so much more informative compared to what
provided us, which was much more revealing in describing the actual condition of the house. I contacted
first before resorting to social media for a review, but he was quick to tell me he couldn't do anything for me. That's fine, I work in real estate and will highly recommend against using his services to my friends and clients...

produced a 48-page full inspection report. He also provided a summary report containing the actionable items. The report was very detailed" and included items that needed to be fixed, items that were near their end of life, and suggested improvements to meet modern standards. His was very professional and responsive. We choose
because: 1) He is ICC certified (Residential Building Inspector, Residential Combination Inspector, Residential Electrical Inspector, Residential Mechanical Inspector, Residential Plumbing Inspector). 2) He is ASHI, GAHI, CABO/ICC & ITA certified. 3) He is the owner/operator. 4) He receive the superior service award from 2007-2013. We look forward to working with
again in the future.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

Angie's Answers

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

produced a 69 page report in the necessarily excruciating detail needed to properly evaluate a house. Call it nitpicking if one is the owner, call it thorough if one is the buyer. His 4-man team was 15 minutes early, and ready to go. All team members had specific areas of expertise, but all knew something about the other areas.
Hazlehurst Home Inspectors Provider Name Locked
's crew members were very knowledgeable, tactful, honest, and courteous. Much of what they found are DIY-fixable, but many require professional attention. His detailed report, with numerous color pictures, will help me get the proper attention where it is needed. His detailed report was sufficient for me to negotiate a price reduction to cover critical electrical repairs. I recommended
Hazlehurst Home Inspectors Provider Name Locked
to my daughter who had a house inspected the following week. She was very pleased with his work. I would use or recommend,
Hazlehurst Home Inspectors Provider Name Locked
without reservation in the future.

The inspection seemed to go well. After we received the report, it seemed very light in detail compared to what was discussed during the inspection. Even so, we felt we were able to use the report to leverage a lower price in negotiations with seller and addressing the major concerns (we thought only the HVAC system). 1-1/2 weeks after purchasing the house, I had a roofer come out to view what was described by the inspector as "non-typical installation" with the shingles on valley of the roof as well as describing the roof in fair condition. The roofing contractor came out and immediately asked who my inspector was, as he was shocked several items were not identified (vent caps installed backwards on the roof, not one but two valleys that were improperly woven, water leaking into the roof of my deck, and to top it off significant hail damage that would have been covered by insurance had I owned the home at the time of the hail event. This is far from a "fair" condition for a roof. I had a second roofer evaluate my roof to the same conclusion, the roof was not repairable due to the poor shingle condition and would need to be replaced.
The roof being my main issue, there were other shortcomings that were not identified with the electrical. These were not of major concern with a parent that is a licensed electrician and we were able to identify a scope of work that could quickly be managed. Although the inspector insisted there was no issues with the electrical grounding, there was actually a significant issue with several circuits not being grounded as well as one circuit with a hot ground.
I've purchased four houses in the last 10 years all in Louisiana and this has been the lowest quality inspection I've encountered and would not recommend this company.

Hazlehurst Home Inspectors Provider Name Locked
did an EXCEPTIONAL job inspecting our new home! I looked for home inspectors in
Hazlehurst Home Inspectors Provider Name Locked
and did my research on several of them. I chose
Hazlehurst Home Inspectors Provider Name Locked
mainly because he was much cheaper than the other quotes I received! With that in mind, I was expecting a mediocre inspection but I was totally wrong!
Hazlehurst Home Inspectors Provider Name Locked
went through our new house top to bottom and didn't miss a single thing! He spent around 4 hours checking everything inside and out! I've had 3 prior homes inspected and never have I had such a detailed inspection done! I received a 26 page report the very next morning!
Hazlehurst Home Inspectors Provider Name Locked
showed up early, was very courteous (not only to us but also the current owners of the house) and was completely prepared! He was thorough and quick to TURN OFF things he had turned on to test too! That's huge to me considering the inspector for the buyer of our last home left my heat on at 95 degrees in 90 degree weather for 8 hours while my dogs were inside the house! I could not recommend
Hazlehurst Home Inspectors Provider Name Locked
more! If you're looking for a great inspector who's diligent, courteous and thorough, look no further than
Hazlehurst Home Inspectors Provider Name Locked
! I highly recommend him and will have him inspect my son's house next summer when he plans on buying a home!
- Norma Jean R.

The home inspection provided by
Hazlehurst Home Inspectors Provider Name Locked
was exhaustive, and I mean exhausting as well! He spent over four hours performing the inspection, and since I was following him on every turn, it became quite a tiring but worthwhile experience. As we went through the house, he carefully explained what he was looking for, what he was finding, and gave me tips on preventive maintenance to avoid the issues in the future. He went through every last square foot of that house. His report was extremely detailed and had many, many pictures of the issues he found. I can understand why some of the folks on here are happy with him - they are almost exclusively sellers. But his inspection and report gives a buyer the most information possible about a house and whether to move forward or not. And while some sellers clearly think he is too picky and too detailed, as a buyer, there is no such thing as a report that is too picky or detailed - all of that stuff will cost money down the road. After we bought a house 18 months ago and the inspection was poorly done, I found numerous problems that weren't discovered and made the mistake of leaving during that inspection. It has cost of literally thousands of dollars correcting the issues. Mr.
Hazlehurst Home Inspectors Provider Name Locked
and his thorough process and report will insure we don't make that mistake again. BTW, even though his report was 36 pages and detailed, we are moving forward with the home purchase - he insured we had the information to be comfortable in moving forward. And the report will be my guide for working through some minor issues and preventing more costly issues in the future. I think
Hazlehurst Home Inspectors Provider Name Locked
' price might be a little higher than what I am used to, but oh my gosh, it was so worth the money. I would recommend him in a heartbeat.
- Carl S.

These guys provided the most thorough house inspection that
I have ever seen. They had 3 people go over every inch of the place. The scheduling
was easy. They showed up on time and had everything ready to go. The report
provided was very detailed. They also did a walk through over all the major points
and showed what they found at the end. Explained any questions and showed examples
of what and how things worked.
Definitely will use this company again. A pleasure to work with.
