My main issue with the project was the subcontractor
The only hiccup was that due to the amount of other jobs that they had, there was a 10 week lead time between when I signed the contract & when the work was performed, but had advised me of that when he can by & did the estimate, so I had signed the contract with that knowledge. The 10 week lead time put the date right in the middle of my 2 two week vacation period, so it really closer to 14 weeks between when I signed the contract & when the work was done.
If I had wanted the deck to be done for the summer season, I realize now that I should of had the estimate done & signed the contract in the middle of last winter instead of waiting until mid-May to get the estimate.
I am very pleased with the final outcome, I just have to wait a month or so before I can stain the wood, as it is still green.
However, once things got started, they moved really fast! This is a family operated business, and they are truly perfectionists.
They are honest, and when they say they will do something, it's going to happen. One thing that surprised me is how many subcontractors they used, at least 15 different subcontractors. However, this did not seem to slow the job down.
Pricing was good. $40,000 for a 20 x 16 sunroom, or about $1,250 per sq. ft. I imagine you might be able to find cheaper work somewhere, but you would be hard pressed to find better work anywhere. My philosophy is that if it is becoming a part of my house, I want the work done right, not cheap.

At the beginning there was a fairly serious misunderstanding regarding preservation of existing plantings around the old deck, but in my view the contractor behaved responsibly. Atlantic welcomed my input in the design stage, and I'm very happy with the final product. The workmanship was very good and the cofmpany president was my point of contact and the one providing the final inspection. I would definitely use this contractor again.
Removed existing16x10 back deck and stairs. Had to remove siding due to rotted boards holding up the old deck. Replaced boards. All old material was removed and disposed of and area was prepped for building. 3 new footings were poured. Installed new decking. Fabricated and installed 13 foot staircase to grade. Installed new posts and railings, installed new girder, 4 new 4x4 supports. Installed new lattice with entry door.
The new front porch and back deck are beautiful and well constructed.
The project began with an attempt to screen in an existing deck on the side of the house that bordered a creek. We had the plans all done and the contract executed but the project got halted because of some zoning issues surrounding the proximity to a waterway. The job was completed in about 8 business days and the quality of the workmanship is first rate. The fit and finish is first rate; all the corners are mitered, there are no exposed end grain, everything is straight, square and plumb. My back yard and access is pretty small but even with taking down the old deck and building the new one, the work area was always kept neat and tidy at the end of the day.
We think we're the best, and we can prove it.
