"Stop searching and call
right now! Let me explain why: I hired Foundation Works right after I bought my house in 2013 because the 1929" foundation was in need of some repair. At the time I did not have the funds to complete everything that needed to be done so I chose just to replace about 20 feet of
at that time. The crew that did that job were excellent, fast, efficient and the work was completed with all the necessary permits. Fast forward to
of this year, I called the company and asked them about completing the rest of the work though I was a little worried that since it had been 2 years that the original estimate may change. The owner,
, came by and not only did he honor the original quote he actually under bid himself and was able to offer me an even better arrangement!!
spent 2 hours with me that day investigating every square inch of my house. He also came inside and we looked at how the bones of the house could be understood from door frames and little cracks here and there. As an avid HGTV fan I asked him a thousand questions about all kinds of stuff (most of which had nothing to do with
!)
was so interesting and knowledgeable and genuinely interested in my house and teaching me. In that time I could tell that he got to know my house and me and that the quote he gave was tailor made for my unique situation. When the crew arrived to do the work they were as awesome as
in skill and personality. Each guy on
's crew showed great respect for me and my home, they arrived on time, worked hard and you could tell that they love their job. On the last day of work we had a sudden crazy downpour of rain, not only did the guys hustle to protect the work area they also jumped in and helped me cover some things in the yard that would have gotten ruined. These guys are so great you can just give them the keys and go do your thing without having to wonder what's up.
checks in often and is always available to answer questions. When it came to say goodbye to the crew we all got a little teary eyed, it was like saying goodbye to some good friends. In the end, the work was beyond amazing. When you look under my house it's like brand new. Not only did they completely upgrade my foundation but they also took great care to make it clean and safe. I could go on and on about all the little extras that
and his crew did for me. You will not find another company that will treat you with the amount of professionalism and attention, kindness and humanity. And if you don't care about those things then also let me reiterate that they will also do excellent work at a super fair price and they will not skimp and they will go above and beyond to make your house perfect. Thanks
! Thanks to the crew:
,
,
,
and everyone who came out!.

"They did a very good job,
by Foreman
. It was a very hot day but he and his assistant stayed right with it and got" the job done very much to our satisfaction. They made sure the concrete was level and took care as to not apply too much poly-foam to crack or damage the area attached to the pool. They cleaned up afterward and and explained what they did and why to my satisfaction. I am glad we went with
for our lift and level needs!

Many homeowners worry about the severity of foundation cracks in the basement.

Contractors say homeowners with this trait are the most satisfied with home improvement projects.

Relying solely on measurements to determine the condition of a foundation often leads to risks incurring further damage to a home, says Granott. (Photo courtesy of Angie's List member Dale W. of Boones Mill, Virginia.)
Foundation Repair

Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Angie's Answers

?
Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

Chesterfield Foundation Contractors Provider Name Locked
seemed like a nice guy and I might have had a decent experience with him if he hadn't recommended bringing
Chesterfield Foundation Contractors Provider Name Locked
of Jet Engineering along for the structural engineering part. He said they had worked well together on other projects, so it sounded like a good idea. It was actually a horrible idea, as
Chesterfield Foundation Contractors Provider Name Locked
was flakey about appointments and then took important papers of mine and refused to even return my emails or phone calls (for the last 18 months), much less return the papers. This meant I never got an estimate from either the engineer or from
Chesterfield Foundation Contractors Provider Name Locked
. I think
Chesterfield Foundation Contractors Provider Name Locked
is a poor judge of character and I wouldn't trust him to recommend anyone for any kind of job at all. Since most construction work involves teams of workers, this is a big problem.

I called him a few more times to see what was going on and he said he was going to get someone out to further look at the house. Still no one has come by. Each time I talked to him he made me feel like he was interested in the job. I feel he has blown me off for some reason. Maybe the job is too small and not enough profit for him?
It is now
Chesterfield Foundation Contractors Provider Name Locked

Chesterfield Foundation Contractors Provider Name Locked
, why don't you just man up and say you aren't interested in the job.

My husband and I recently purchased a home and within the first month discovered a water leak coming from a basement wall when it rained. After removing the wall trim and some flooring, it was obvious the leak was not new and had been occurring for a long time. The previous owners didn’t disclose and we weren’t sure where the leak was coming from and had no clue on who to call for service. Did we have a drainage problem, slab leak, plumbing issue, or a foundation in need of repair? My husband and I were quickly able to
Chesterfield Foundation Contractors Provider Name Locked
out the slab leak and plumbing issue which left us with foundation and or drainage problem with existing French drains or something new. We used the Angie’s List
Chesterfield Foundation Contractors Provider Name Locked
feature and found
Chesterfield Foundation Contractors Provider Name Locked
. After reading his reviews I decided to give him a call. The first sign of good service is it’s in high demand.
Chesterfield Foundation Contractors Provider Name Locked
’s schedule was very busy and his services in high demand. He listened tentatively to our story and set a date to come out and take a look at the property. When
Chesterfield Foundation Contractors Provider Name Locked
came out, he observed a couple of potential issues which included top soil erosion and several gaps around the front porch and foundation which needed to be sealed. He also recommended we test the French drains to ensure there was no blockage occurring. What I liked instantly about
Chesterfield Foundation Contractors Provider Name Locked
is he knew from experience where to
Chesterfield Foundation Contractors Provider Name Locked
for problems and his mind was left open to exploring all the possible ways water could leak into a house. I think most servicers would have sealed the leaks and said “All done” only to find out weeks or possibly months later the leak was still there. So we made an appointment to retain
Chesterfield Foundation Contractors Provider Name Locked
’s services. When
Chesterfield Foundation Contractors Provider Name Locked
came out, he indeed refreshed our top soil around the house and graded the dirt. He sealed the gaps in both the foundation and porch. I also asked him to seal around our garage wall and drive way because we had some water seeping in when it rained and he gladly did that for us. After his work was done, he took the water hose and flooded the French drains to test drainage. After some time, the water started backing up. Instantly it was apparent whenever the rain was at a flash flood level of down pour, the French drain would back up to the porch and the water would enter through the foundation and porch leaks.
Chesterfield Foundation Contractors Provider Name Locked
recommended clearing the drains with a drain cleaner machine. So we did just that. What we discovered after a lot of work, is one of the drains was covered with dirt and overtime a tree root had climbed in the end in
Chesterfield Foundation Contractors Provider Name Locked
of water. The tree root over years had grown to approximately 10 feet and accumulated dirt and leaves.
Chesterfield Foundation Contractors Provider Name Locked
check the remaining French drains and ran the drain cleaner through the lines to ensure there were no more blockages. After, he cleaned up the yard and made a nice gravel landscape around the newly rediscovered French drain exit pipe. There are so many great things I can say about
Chesterfield Foundation Contractors Provider Name Locked
but the most important, was he allowed me to participate in the process. I the information I learned was worth twice what he charged. I know where all my French drain pipes run and their condition.
Chesterfield Foundation Contractors Provider Name Locked
made sure everything I wished for was accomplished. I am confident with
Chesterfield Foundation Contractors Provider Name Locked
’s guidance the leak problem which had occurred for years is resolved.
Chesterfield Foundation Contractors Provider Name Locked
told me that leak problem if not address will lead to future foundation problems. Big thanks to
Chesterfield Foundation Contractors Provider Name Locked
and his helper
Chesterfield Foundation Contractors Provider Name Locked
for all their help. I thought the job would be about two hours but ended up taking all day. Thank you for seeing it through to the end!

This company sent an estimator to evaluate my problem with water in my crawl space seeping in through the ground. The rep was on time and very professional and honest. He told me that my issue was due to poor grading on my property and gutter/downspout issues. He said that he could offer me his services, but my real problem was that water was not being moved or kept way from my foundation properly. He recommended that I get my gutters, downspouts, and underground plumbing from my downspouts inspected and repaired first. Anything he could offer to sell me would just be a band-aid to the real problem in my case. It was good to hear this honesty from a company.
Fast forward a month, a few days ago, I went out with an umbrella during a downpour and noticed that all but one of my gutters was overflowing, and all but one of my downspouts were spilling water all over my foundation due to blocked or crushed underground drain plumbing. There was standing water on three sides of my house.....not good. It made me realize the guy from
Chesterfield Foundation Contractors Provider Name Locked
was 100% right and it prompted me to write this review.
I now have companies that specialize in grading, and gutters/downspout drainage coming to fix the real problem.
Thank you
Chesterfield Foundation Contractors Provider Name Locked
for being honest and not trying to sell me something I didn't need.....the
Chesterfield Foundation Contractors Provider Name Locked
of a great company. The rep did quote me a de-humidification system for my crawl space just in case I still have an issue in the future. I will definitely use them if I need it.

Chesterfield Foundation Contractors Provider Name Locked
was great to work with. They gave us a bid, then worked with us on a conditional bid in case the cement porch was in fact supported by the steps they were removing. No one could tell for sure, and most companies would not back up their service if the removal caused damage to the porch.
Chesterfield Foundation Contractors Provider Name Locked
was prepared to
Chesterfield Foundation Contractors Provider Name Locked
up the porch if needed and put in the right supports. They scheduled the work for particular days, and kept to the schedule exactly. I think they ended up having to do more hauling work and more loading by hand than they had anticipated, but it was all completed without any additional charge.

This could have been a horrible review but something happened to change my mind. Last year I had an estimate from
Chesterfield Foundation Contractors Provider Name Locked
to lift and stabilize the foundation on one corner of my rental house. There were step cracks in the brick, cracks in the interior sheetrock and windows that were stuck on that side of the house. Estimate was in line with other companies. Did a little research and decided on
Chesterfield Foundation Contractors Provider Name Locked
because of how long they have been in business, my real estate agent recommended either them or U.S.S., and we really felt confident in the opinion of the supervisor who gave the estimate. His name was Keris. He seemed very knowledgeable and earned our trust. I finally called to schedule an appointment. Work was scheduled to put five piers in the back corner of the house. Workers showed up on time and they put the piers. They did not, however, back fill the soil that was removed or fix the cracks in the brick mortar. We were told by
Chesterfield Foundation Contractors Provider Name Locked
, the crew supervisor, that the piers had to settle and they would have to come back to complete the work. While they were there
Chesterfield Foundation Contractors Provider Name Locked
spoke to me about renting the house, an agreement was reached on the rental, he signed a lease and moved in. In the meantime, I asked him several times about completing the work. He always promised to do it within the next few days but it never happened. Finally after two months I told him that even though he was my tenant, I was going to call
Chesterfield Foundation Contractors Provider Name Locked
headquarters and complain if the work wasn't completed by the next weekend. It was never done so I called
Chesterfield Foundation Contractors Provider Name Locked
to make a complaint. To my surprise, they told me that
Chesterfield Foundation Contractors Provider Name Locked
had been fired weeks ago. He was still driving an
Chesterfield Foundation Contractors Provider Name Locked
car so I had no indication that he had lost his job. Eventually I had to have him evicted. I made another appointment for
Chesterfield Foundation Contractors Provider Name Locked
to come up to inspect and complete the work. This time Keris came. They discovered that only four, not five piers were put in but the house had no further sinking. They put in the fifth pier, back filled the soil around the area and fixed the cracks in the mortar. It took a long time to get the work completed because of a dishonest employee but they remedied that problem and fired him. Keris and the crew that he brought to finally complete the project were wonderful. They did a great job and I am finally confident that the work was done correctly. The house looks great. Thank you
Chesterfield Foundation Contractors Provider Name Locked
, and especially Keris, for making things right.
