I questioned a pipe that was cut off and sticking out of utility room.. He did not know what it was or where it went to. He did no further investigation. He did turn sprinklers on outside to see if they worked. They did. However, after moving in , on the first day , sprinkler pipe burst and I called serviceman used by past homeowners. He fixed pipes and two sprinkler heads that were broken. He said past homeowners new about it but didn't fix it.
missed the broken sprinkler heads. . I said ok and let it go. In his report he also mentioned that fireplace was working properly and sliding glass doors were functional. I have neither.
My husband caught the mention of the fireplace and he apologized and fixed report. My husband didn't see sliding doors until after the fact.
I went to turn one of two garden hoses on in back and it did not work. I went to turn on side hose and it had a very bad leak.
did not catch this. If he had just inspected it he would have know there was a problem. I called plumber in who previously worked on house before. He checked the water line to hose and said there is no water going to pipe. I had turned on main valve. Then he said the old owners had a very bad leak and he cut the line that ran to hose and frig ice maker and capped it. That was the cut off pipe in utility room. I asked him how much to run a new line and he said $500.00 or more. If
had only attempted to turn hoses on he would have known about leak and no water to the other line. I tried to solve the situation with him but he did not want to know anything. He told me you were there at inspection. On his web site he state he inspectes each house as if it was his own. Heven help us all!!! He was extremely beligerant and did not want to hear it. It is now going to cost me $500. 00 or more to fix proble that should have been seen at inspection. I also paid plumber and sprinker man over 300.00.

He started an exterior home inspection and was extremely detailed in explaining the condition of the roof, window trim, siding, etc. He noticed a leaning chimney (something I never noticed in the 20+ years my mom has lived in this home) and provided an explanation for why it was a concern, how to address the repair and a ball park figure of what the work would cost. My wife, brother and I accompanied him through the inspection and we asked a number of various questions that were thoroughly answered. This process continued through all rooms in the interior of the home and he provided great tips for taking care of various repairs. He was able to point out some major concerns with the home that were due to poor contracted work in the past (such as a capped vent pipe that is supposed to create air flow out of the house with the main waste pipe) and provided clear next steps with expected cost of work. At the end of the inspection (2.5 hours) , we sat down and he highlighted the repairs that needed to be done immediately and the repairs that could hold off. He even offered to take a look at any quotes that contractors sent us to find the right contractor to do the work.
