was very thorough in his inspection, sparing no detail. He also took the time to educate us on the various systems in the house and took the time to answer all of our questions. The inspector arrived before the time of the appointment, and was there before either the real estate agent or myself. There were two gentlemen performing the inspection, one gentleman that recently had surgery, and another gentleman did most of the work. They both appeared to professional and knowledgeable about home construction and the area. They told me that the roof of the house looked newer, but they said that they only got up on the roof of the attached garage and it was prior to my arrival. I was told that they could not get up on the roof of the main part of the house, because their ladder was not long enough, and from the ground, the roof looked good. I thought that it was rather odd that they only had a short ladder, because there are a lot of two story houses around, and I told them that it was a two story house when I made the appointment. The inspector opened up the access panel to the attic of the garage, and stood on the top of the ladder while shining his flashlight around. They refused to inspect the attic of the house, because their were screws attaching the access panel, and they said they won't remove screws to open an attic access panel.
Less than a week after we bought the house, we discovered that the roof leaked. We had a roofer come out, and he told us that the chimney did not have flashing, and that the shingles were not properly layered on the saddle by the chimney. Would the inspector have found these issues if he would have climbed up on the roof of the house?
After we moved in, I removed the three screws holding the access panel to the attic of the house, a task which took about a minute with a standard #2

head screwdriver. I immediately saw that the exhaust fans for the two upstairs bathrooms were just vented into the attic. It is my understanding that this is not good, because these fans dump hot, moist air into the attic which can cause mold and other issues, so exhaust fans should be piped to the outdoors. Would the inspector have found this issue if he looked in the attic?

It was an extensive and helpful inspection, especially as I was concerned about the basement walls (not water damage, just neglect, and they need to be scraped, scrubbed and dry-lock painted) and the plumbing. The sewer system, thankfully, overflowed from running the dishwasher and toilets while we were there, and exposed a potentially expensive problem.

insisted that I not sign the purchase papers until the sewer line was snaked and scoped to see the cause of improper drainage. They had many great hints and suggestions for small things too (replace storm doors, how to fix the garage door opener, etc.) that are helpful. I would highly recommend

missed a LOT of things like the major rust on the pipes in the basement. these things were very easy to notice and I am not sure how he missed them.

refused to go up and check the roof because he thought the deck wasn't robust enough. I have been having contractors and movers hoisting heavy things off that deck all week long with no issues.

a question during the inspection, he answered me by saying " not part of my job". For example, I saw a pile of bad electric work and asked his opinion about it, he replied not my job. He could have at least said somehting nicer like "I think it is .... but better consult with an electrician".

was trying to get in and out as soon as he can and didn't do an $800 worth of work.
Finally, his report was a disaster. 2-3 pictures in the whole report that made it almost impossible to understand what he was talking about. He focused on the unimportant stuff like crack in the vinyl, or missing light button, but missed the big picture.
He also missed out telling my that my house was almost 3" tilted to the right.

He explained some things that he found with the builder and asked some questions to make sure that they were aware of problems that he found. He went as far as to use a mirror to inspect every inch of the home. I am so grateful that I found this company.

Not as well as I expected. First, he cancelled the original appointment. OK not a huge thing even though we were under a time constraint. He came out and took him several days to get me the full report although he did provide a summary earlier than the full report.
What I didn't like was the fact that he missed several things which caused me problems later. For example, on the day my garage door opener was installed, the installer noticed the builder didn't wire for the keypad and had the ceiling fixture in the exact place the garage door opener would be installed. Both of these items were not noted on the inspection report. This caused a problem on the day the garage door opener was installed as I had to scramble around calling builders, reps, etc and take time off work to wait for electricians, drywall guys, etc. Also, the rubber strip on the bottom of the garage door was 5 inches shorter than it should be. This also wasn't noted in the report and I had to get the company out and install a correct one. There were other things, rather minor, such as daylight coming through the front and garage doors as well as pantry shelving being warped, etc. If these items would have been on the report originally, it would have saved me time.
