came after 2 others. Our basement has only leaked twice and the leak was minor. The last person said he didn't have a reason for the leak but recommended" a sump pump. Our basement is over 50% walk out.
felt the problem was related to moisture from a deck and recommended simply caulking the area. He did not think a sump pump was necessary. The visit was no charge and the problem was solved. Thank you for your honesty. This is a quality rarely seen anymore.

Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

 

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues. 

 

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

We'd had an internal french drain installed in our 1940's house in1992 along 2 walls. The drains both worked fine until the back drain just quit working. The company who did the initial installation had gone out of business so we called for estimates from 3 companies to see what it would take to dry up our basement. The first company alerted us to the fact that this same wall was beginning to bow and had cracked about 4 feet up from the ground.

I had already looked at two other vendors and researched the vialibility of crawl space encapsulation. Through a non profit research company in

NC, I became convinced this was in fact a very good product for this area of the country with humidity and condensation that occurs in the crawl space. After I called Dry Pro to come out I was impressed from the start with their system and options and sales rep, and the price while in the same catagory was a little less then others. When they came out to do the installation, they were complete in one day and they did a great job. The only question I had was why they put the dehumidifyer off center, not center like we had talked about and puttng it center. Being somewhat skeptical about the efficiency of that (my most moist area was in the back right quadrant and the humidifyer was in the front left), i withheld $400 from my fnal payment to make sure it worked properly. After several months I called to let them know the humidity was still high so they came out and installed a vent kit to vent the air up to the middle. That was in approximately Feb/march. Original instal was Oct previous year. They called me a couple of times to ask for the final payment but I wanted to wait until

To their credit the city inspector made comments about being impressed with the job.
The one thing I really appreciated was that from the onset there were no high-pressure sell tactics used like I had experienced with some of the bigger companies that I also got estimates from (the big companies you hear ads for on the radio ). I never felt pressuered or like someone was trying to sell me something I didn't.

Note: If you are going to have work like this done be ready for some dust. They cleaned up well after themselves and even used a jackhammer with a shop vac attached on the floor but there was still dust on everything,
