"The services provided by Housing & Urban management have been outstanding. During a process as difficult as evicting a tenant, Housing & Urban management" handled all paperwork filing, court appearances, and attempted judgement collections. In addition, they managed communication with the tenant and kept me informed of all status. Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

This company does a poor job in responding to inquires and requests. Specifically, it took approximately 6 months for them to respond to a home improvement submission. I emailed the assistant director with questions and finally received a message from his administrative assistant 2 months later. I asked specific questions to the assistant and could not get a straight answer. During one communication, the assistant implied that I was accusing them and others for the cause of a mishap in the neighborhood. This company does not enforce the rules of the association. Residents who follow protocols get resistance the entire way with a company who makes up the rules as they go along.

has been working to find me tenants for my upscale condo on Harbor Island in Tampa for the past 3 years. I am an investor residing in Philadelphia and require the expertise of a knowledgeable, hands-on property manager.
I received notice my existing tenants would be moving out In December 2014. (60 day notice)

's assistant, completed the marketing, had beautiful interior photos taken, arranged and met potential tenants for every showing, and found a new tenant within just a few weeks.
At move-out, an extensive inspection was performed with all the documentation and photos sent to me within just a few days.
Several bids were submitted for work I had requested to be done, and the job was carefully inspected and documented from start to finish being sure to keep me abreast of any updates.
At move-in, my home looked better than when I had originally purchased it!

This management company misses deadlines, attempts to enforce rules that do not exist under our

The owner provided an assessment and then introduced his painter to us. The original job was for painting the entryway. The worker did an adequate job but we discovered later that he did not finish the job. There were small areas that were left incomplete and some of the painting had noticeable drips. By the time we noticed these errors it was too late to bother trying to call them back to repair. It was not worth rescheduling and taking time off work to be there for it. When we asked for the stairway to be painted, the job was again done adequately, but upon later inspection the railing was covered in drips from the paint. This had to be scraped off carefully by us prior to selling the home.



Thus I would say that for the price you will get an adequate job. You have to know exactly what you want and also be willing to check. Our unwillingness to incur the hassle of having the job completed right, with multiple visits, is why I can't fully recommend a repeat use of this company. The price is good and the owner honest and reliable. It is just that some of the workers were more concerned about getting the job done as quickly as possible.

Page, the owner, responded to my initial request for information very quickly and was able to meet with me to do a walk through of the property within a day or 2 of our first phone contact. They had fancy brochures and a good marketing campaign. Cons: where do I begin? Almost anything that can go wrong went wrong thereafter . 1. After I submitted my paperwork and signed the contract with this company, I did not hear from them for a month. When I did get response back, it's days or weeks after. Everytime, they would blame it on the email or the "system upgrade" . 2. When I asked if the escrow accounts, emergency fund accounts and direct deposits were set up, they had no idea what these accounts were. They were never set up. 3. They didn't know how many properties I signed up. They thought it was just 1 when it was supposed to be 4. This is after I provided all the paperwork. 4. When I had problems with the office staff, I contacted the owner. but he was always away from the office, traveling. I never spoke to him again after the initial meeting. 5. My tenants had no idea who to call when there was a problem (water pipe burst). There was no posting of their contact information in the buildings. After 2 months of this nonsense, I was fed up. I needed someone to help me not add to the stress. I fired them and asked them to return the keys I provided. Even then, they couldn't follow these instructions and took them another month to mail out the keys. I am now with a much more competent property management company and I am glad I didn't stick with

I spoke with

and told him I had been charged $4000 and he said he didn’t receive nearly that much money. Now they are not answering my phone calls. There’s a summary that comes in my mail monthly that has no information on what the charges are for and they are trying to bill me for services they didn’t even provide. They even charged me $70 to move a TV that an older tenant had left from the garage, even though I helped put it on the truck.
