I assured her I was and read the web address to her. She repeated that I could not be on their web site as they did not have the listing. I repeated that I was on their web site and I was at that time looking at the listing. She repeated once more that I was wrong (forcefully) and that she was the person who entered all of their property information. Then she hung up on me. When I tried to call back to speak to a manager no one picked up. I can only assume that my phone number appeared and they didn't chose to speak to me. This was at one o'clock in the afternoon, so I know they had not closed for the day.

The listing that

I used HMS to manage my rental property for about a year. Part of their responsibility was taking care of any maintenance issues that came up at my duplex. During this time my tenants reported that they suspected a leak under the kitchen sink, which in the end was determined to be a broken pipe. It took HMS a month to fix the issue and only after my urging when it came to my attention by the tenants 20 days after they had reported it to HMS.
During those first 20 days HMS neglected the issue. They failed to send someone to the property to inspect the issue, allowed the tenants to coordinate with the plumber, did not follow up with the tenants, nor notify me of the situation. The delay in resolving the issue resulted in water filling up underneath the house, costly cleanup costs and days of inconvenience to my tenants - all which could have been avoided had the matter been attended to promptly.

, admitted to making a mistake and was apologetic, blaming the neglect on operational issues they were having at the time. She even shared that an employee was sent home as a result of the neglect. Despite this, she refused to cover the cost of the cleanup because she said it would cost HMS more than what I paid them annually to care for my property. Disappointed in their failure to take financial responsibility for the mistake I insisted that they pay the cleanup costs. On two occasions

agreed to pay half of the cost, but eventually went back on her word.
Ultimately they paid about 25% of the cleanup cost, but not before terminating me as a client “due to a fundamental and substantial difference of operational procedure and/or expectation between agent and client.” I absolutely understand that mistakes happen, but HMS’ lack of accountability and failure to take responsibility for their errors, along with terminating clients for complaining about how they conduct business is unacceptable. I would not recommend using HMS. They lack integrity and are unwilling to do the right thing for their clients.

I would say the advertisements are a little misleading at $80 per month because that is only for managing the property ($15 extra per month for eviction protection) this fee does not include the cost for finding and securing the renter but even though it actually costs more than I thought it would it is well worth the security I feel that everything was done legitimately and accurately through

There was absolutely NO communication from the woman handling the rentals. When my daughter dropped off her application form, the woman was not there so a phone number was left with a message for her to call my daughter. She was also told that she would need a cosigner application, but was never given a time framce. Since we know the owner of the property being rented, my daughter has spoken with her in great depth about how the next week or so would be going and the owner was fine with that. However, the property manager did NOT ever attempt to call my daughter or her potential roommate and she went ahead and rented the place out from under them. The property manager did call the owner and say that she was going to rent to these other people because she had not gotten a cosigner application but then again, the property manager did not EVER call to make sure the girls were aware that they needed one. She just assumed that the receptionist had told them that. And while yes, the receptionist did, the receptionist either did fail at telling the property manager that she had been asked to call them or the property manager just didn't do it. The level of communication was non-existent and the lack of professionalism is the worst I have ever dealt with. Especially since we have both owned several homes and prior to that, had several rentals. Where the girls had worked things out with the owner and the property manager was merely a formality since the owner was contracted with

When I was considering hiring

explained any repairs would be charged at a flat hourly rate. I noted he said $25 an hour. There was no mention of an additional $20 Truck Charge or an additional 10% Corporate Overhead charge. When I called to ask why there was a Corporate Overhead charge, since I am not a corporation, I was told, by Gini

“we are”. The hourly charge was also $42, not $25. The Corporate Overhead charge was even charged on the $20 Truck Charge. Some maintenance was charged, but no invoice was sent to detail what it was.
The contract was for me to pay $75 a month for rent collection, pay bills, take maintenance calls plus $15 month "insurance" for

to cover all costs in the case of an eviction being needed.
It took them over 3 months to rent the house, while charging me rental fees and eviction fees every month, even though the house wasn't rented. I also had prefunded my account with $500. They kept half the first months rent when it was finally rented in Feb 2012, for their labor of showing and advertising.
The 1st tenant moved out after 3 months (on a one year lease) and they rented to someone else without notifying me at all. They charged me another $300 for half the first months rent. The statements were so confusing it was difficult to figure out what had happened. I have no idea what happened to his deposit.
The 2nd tenant moved out after 6 months (on a one year lease) and again I received no notification.

had my phone and email and had been told I preferred email contact. I only knew they had moved out because the utilities were back in my name. When I called

, they said oh yea, but we have it rented again. I did receive part of her deposit to cover utilities between rentals but she was given back the rest.
When I started asking questions, instead of just trusting them, I'd send a list of questions by email and

would answer one of them, and say, let us know if there is anything else we can do. Sometimes repeated requests still did not get an answer.
Example: "When was his last rent paid? Were there any damages? Am I being charged any costs incurred for the new rental? Who is the new tenant, are the terms the same and could I get a copy of the lease? Was the electric meter actually physically read by your staff or Consumers, since it's inside? The way I read Mr ____ lease, I should not incur any costs or loss of rents so will I be receiving the full check for last month and this month?"
The response I got was: "The former tenant paid rent right up to the time the new tenant moved in. It is rented for the same about $600 per month. Please let us know what else we can provide for you." He failed to answer several questions.
The 3rd tenant had a one year contract. Apparently

allowed the tenant to stay on, on a month to month basis after the year because there was no new contract signed. Again, I was not notified of this.

In April 2014, I received a message that the tenant had moved out and totally trashed the place. I was told they have no way to contact him and I was charged $1546.76 for cleanup and repair of damages. I have no idea what happened to his deposit
I went out to the house and the 1st thing I noticed was a

FOR RENT sign on the other. My house was NOT for sale, yet there was a sign advertising it for sale.
The 2nd thing I noticed was the garage door was open several inches. The garage leads directly into the house. The house was left totally unsecured and there was no one around.
I then noticed the 10X14 shed that was in the back yard, was gone, along with the dehumidifier missing in the house. When I asked

At that point I was done with

informed me that they needed to have it in writing. I wrote it out, but they were closed by the time I tried to drop it off. I dropped it off the next day. I received 2 messages from Gini that morning saying they had a tenant who would not rent if she could not paint the living room light green and she had another place she would take if I didn't get back with her. I called in the afternoon and they had signed the one year lease with the tenant I did not approve, and did not want, AFTER I told them I did not want their services any more.

They are very good about sticking to the lease when it is in their favor, but not good at all on aspects of the lease that are not in their favor. They skipped getting pre-approval of tenants. They skipped pre-approval of expenditures over $350.
The last statement I received in May, shows my account balance of $10. The new tenant they rented to, after I told them I didn't need their services, paid $650 deposit and $650 rent.
