checked the attic for insulation planning he discovered there was absolutely no venting to the outside.....unbelievably a prior unethical or incompetent contractor had only installed the fans in the ceiling... figuring with an old house and difficult to reach attic that nobody would find the improper install... uintil Mr
found it! He saved me from potential serious damage or mold from unventilated fans. He offered 2 reasonable solutions that allowed me to keep exisiting fans yet add venting in an effective and cost efficient manner. I accepted one of the options and within a few days, he was there to personally made the repairs to the attic venting systems and also to oversee the work of the crew that then could install the insulation. Had he not found and corrected the attic venting issue prior to insulation install, this would have indeed become a serious problem and one that might not be discovered until damage was done - plus might require demo in the attic. I was obviously very appreciative of his diligence. He and his business partner are homebuilders who also do all types of renovation and repair (and he even pointed out to me where a vendor on a current job was making renovation changes that did not comply with code.). Finding and correcting that problem was not in any way connected to the attic & insulation work, but just an example where he has a
eye and the experience to know both code and see any potential issues. I brought the issue to the attention of the current vendor (and code citation) who then had to concur that their install was not up to code and they made the correction. So -

) not only did the job for which he was contracted but saved me from potential dangers from prior work that wasn't done appropriately. Please note, he didn't "look" for problems to then fix/bill me for - (ex. he knew he wouldn't benefit from telling me to have the other vendor should re-do some of their work to be up to code and to ensure safety in my home). He is just a knowledgeable, straightforward and dependable individual and his firm's work reflects that integrity. I would recommend
for any time of repair, renovation or build based on my experience (and comparing them to numerous other contractors I've worked with in maintaining & renovating/repairing an older house)

Wow, i aum surprised you didn't get 10 answers already with roofers say X was the best or N was the best or A was the best. In reality you are focusing on the WRONG THING!

5 estimates? Why 5? Why would you do that to yourself? Normally if you are dealing with reputable companies you don't need more than 2 estimates. I advocate to people to always get at least two estimates and if the roofers are saying something very different or if the roofers are way way way off in price, get an equalizer, get a 3rd.  Obviously if you don't trust a roofer disqualify that roofer immediately.  I beliee you have now fallen into "Analysis Paralysis" which is what happens when you have too many opions.

But back to the topic, I said you are focusing on the wrong thing. Why did I say that? Because you can take the best shingle in the world and if installed wrong is compeltely garbage. i can take the worst shingle, known to fail, and if installed properly will last some ammount of time. So you should focus on the roofer, not the product. The roofer is more important and a good quality roofer will only want to install good quality product.

The roof is a system comprised of many components, not just the shingles. You have the water proofing underlayment such as ice shield, the water resistant underlayments such as felt. You have the shingles, the ventilation and the flashing details. All of these things add up to equal one roof. Neglect one and your roof is doomed to fail.

But the roof is more than just product it is detail, know how and heart. Heart? yes heart. It takes the utmost CARING the utmost DESIRE to want to install a good roof. It's hard work and easy to fall into the train of thought as to do what's easier, instead of what's faster.  Faster and easier seldom ever equals better. At the end of the day you ened a roofer that cares about your roof.

So what product is best? That's hard to say. Each manufacturer has multiple plants and it seems each plant puts out varying levels of quality. I will tell you in my area Atlast is known as a cheap commodity shingle. I have Tamko Heritage on my house but I stopped using it because I was having seal failue issues and at the time they offered no contractor certification program, but I hear they started up one. Ownes corning is a decent product backed by a great company. I don't install very many OC's though. I primarily install CertainTeed Landmark shingles and my feeling is that they are the best on the market in my area. I'm sure others will disagree with me.

But don't miss the point, the roofer is more important than the shingle.

Any roofer worth using should be able to do the roof with NO MONEY DOWN.

 

The only scenario I would ask for a deposit is on a crazy odd ball shingle that had to be special ordered.

The question was, Can it be done? The answer is yes. The real question is "Should" it be done? The answer is, no, not unless it is an emergency.   But also let's clarify winter, because we are having a pretty mild winter, so there's kinda not a problem this year so far. I'll refrence "below freezing" from this point forward.

As a certified and licensed roofing contractor, my reputation is on the line. I debate this topic quite often with other roofing contractors who seem to care more about profit than a job well done.  Well, I can tell you from past experience having been a professional roofer for 14 years as of the time of this posting, that the chance for failure increases exponentionally when installed below freezing.  It's better just not to risk it.

Personally I will not, unless absolutely necessary and the customer signs a disclaimer of limited liability, install a roof below freezing and really really want to install the roof at 40 or above. The shingles need to seal, and will not seal unless they warm to about 70 degrees F ambient temprature. This does not mean it needs to be 70 outside, because the shingles will warm from the sun.  

So what can be done to install the roof below freezing? Well first, the roof should not be gun nailed below freezing. This is because the shingles become brittle and it's easier to "blow through" with your nails. It's also harder to regulate air pressure when it is cold, I speculate because of barometric pressures, but I am just guessing.  Therefore the roof should be hand nailed. This takes more time. Furthermore since the seal strips will not seal, they must be manually sealed with proper compatible adhesives. This will also take more time, and more material. I once spoke with a roofer in Alaska who builds tents around the houses he is working on and covers them with tarps and heats with propane heaters.  Now that takes real time!    The question is, are you prepared to pay for this extra time? Can you wait a few more weeks?

was prompt and professional. He inspected the roof from above and then inspected the roof from inside the attic to confirm where he thought the leak was. He repaired and caulked around the ventilation shaft and provided pictures of before and after. This is good since most homeowners cannot and do not go up on their roofs. Arran also identified and took pictures of an area of the roof that has been rubbed by a tree limb. He suggested that I get the tree trimmed and he could repair the shingles before the limb actually rubbed a hole in the roof. I plan to have the tree trimmed and have him back. thanks for the great work!

I called K&B because of a couple of missing shingles on my roof.

and another gentleman whose name i forgot (sorry) came to take a look. They showed up on time for the appointment. After they inspected my roof the verdict was a new roof. I was not very surprised by that as i had suspected for a while that it needed to be replaced. Anyway there was no doubt once i saw the pictures that were taken on the roof. We received an estimate which i considered to be fair and scheduled the job.
The work actually started earlier than expected. The crew was hard working and courteous. The job took 2 days and the work area was cleaned beyond my expectations at the end of both days. I asked many questions of the crew and they were never too busy
to provide an answer. Of course as with many home improvement jobs on an old house,there were unforeseen problems resulting
in additional work and cost. I was shown exactly what the problem was and told what needed to be done to correct it. The additional
cost and work involved was properly written up on an additional work order and the job was completed.
I'm very happy with the work done by K&B and would recommend them to anyone.
I myself would not hesitate to use them again.

and his three-person crews came on time. After we agreed on the price, they started their work immediately. They used metal shovels instead of the plastic or rubber types on the roof. I was alarmed and a bit hesitant, and told

They gave me the perception that they wanted to get the job done and collected their payment without any consideration on the consequences toward your house. And rightly so, they broke the gutter at the back.

gave an explanation that the gutter was not properly installed, etc, etc. While he was trying to give justification on why the incident happened, his crew broke another gutter on the front. These guys probably work well for commercial properties with flat roof, but for residential properties, they are far from being gentle to the roof, or the gutter, or your property. My house has a new gutter, and I just climbed up and checked what he said. It turned out what he had explained was not correct. In fact, he has not completed his job. The whole part of the roof at the back entrance was not cleared. A lot of ice dam on the gutter was still there. Well, if you have no interest on your house, you can hire this company. Otherwise, I cannot say anything great for the result of his work. I am very doubtful on how he could accumulate all these positive reviews. Angie's List, it is time for you to check your work; your credibility is deteriorating fast!

After several attempts (voice mails, emails) to get on the list of customers to be serviced, I finally got a response that we would be "possibly last stop today"; today being Saturday. On Saturday, the date was changed to Monday morning since they had run out of time that day.
I asked what their rate was but never received a response. On Monday morning, I sent out an email at 8 am stating that I had a quick 30 minute errand to run and that they could contact me via cell should they arrive in my absence. At 9:30, I got an email response that they would be here around noon. All of this was annoying, but, I was just happy to finally get someone to clear my roof since I had water coming into the house in two areas. I knew that I was not the only person with this problem, that the demand was high for this service.
At noon, a crew arrived and was ready to start working. I asked for some kind of cost estimate. They called

(business owner) and had him call me. The price would be $795 for the whole roof. I asked if I could just get problem areas done and he told me they were charging $395 per hour. After giving it some thought (10 minutes), I called him back to ask that they do the whole roof.
One and a half hours later, they were gone. The roof was not completely cleared. Ice dams remained and some parts were not even touched. I called

to ask if they had left for lunch! He thought they might, so he said he would check with them and get back to me. He sent me an email saying they were finished, they had worked 1.5 hours and the bill would be $600.
Also, I found pieces of my shingled roof in the snow below. I replied that I was disappointed in the way this whole process had played out and I sent him photos of the state of my roof. He replied that it was fine, that it would melt, and if they cleared more ice, I would have MORE roof damage. What else could I say? I certainly don't want more roof damage and I know that the ice dams won't just "melt"...if they did, I wouldn't have needed them to be cleared.
Poor scheduling, poor communication and poor quality of work.

He then proceeded to do the same with my aluminum siding. I was very pleased with the way he explained every problem that he found and what he did to correct the problems.
