House Painting Reviews in Burnsville

Beware... if you want a competent, reliable, and responsible painter - Hunter
is not your man - run, don't walk, to the next candidate on your list. My experience with him was horrible and was completely opposite of the review posted on Angie's List for work he completed on June 28, 2013. He quit, abandoning my project and breaching our contract. He left with 80% of the work unfinished and the exterior of my house damaged and unpainted. I signed a contract with Mr.
to prep and paint the exterior of my house (fixed price bid for labor and materials - for a bottom line price) based on a verbal recommendation of his work from his neighbor for a project he completed for her on June 28, 2013 (see Angie's List review for work completed on June 28, 2013). I thought I was hiring a young man who was interested in building his business (purported to be
) and who would do a good job, but I quickly discovered I was wrong on both counts. Before Mr.
started my project, I asked him a number of times if he was up to the challenge of working on my house as it is older and requires a fair amount of standard prep work (washing, sanding, priming, caulking), has wooden windows that needed to be painted, and a very large deck that was to be stained - all which was included in the scope of work of the project / contract. He said he was - and stated, "let's do it." Mr
asked for a 50% down payment, upfront before starting the work. This I paid, and he started my project on September 2, 2013. His contract promised completion of the project in three (3) weeks - weather permitting - from when he started. The weather last September was very nice and condicive to exterior painting. But, every day was a challenge. I never knew on any given day if he would come to work as promised. His excuses for not showing up were legion: he had to attend an unexpected meeting in Lake
; he did not have use of his father's truck; he left his tools in Forest Lake; he had a family event to attend; his girlfriend needed something...etc...etc...etc. And, when he did show up, his work was less than satisfactory. I found out quickly Mr.
's promises were worthless. His knowledge, skill, and workmanship barely rise to an apprentice for a painter; and his work ethic is aptly reflected as: his way..his timetable...his standard...or he will take your money and quit - which he did to me. I had to purchase and apply stain to my deck floor because he would not complete that part of the project by the time I needed it done. When I asked why he painted the siding of my garage before the primer was completely dry, things got ugly. You do not question his work. He argued that the quality of workmanship I expected was unreasonable. (Note: the paint on this siding is already de-bonding and flaking / chipping off - it lasted less than three months.) He quit the project a couple of days later - on September 23 - uncompleted. I had paid him 50% ($2,415) up front, and he simply walked away, leaving my house in worse condition than when he started, and me with a mess. I accomplished nothing by hiring Mr.
. The part of the house that he did paint must be redone. The bulk of the house was never painted, nor were the windows or the deck. When he quit, it was too late in the season for me to hire another painter. The bare wood he left will be exposed to the elements over the winter and may well need to be replaced in the spring.
was not honest, reliable, or competent in dealing with me. His word is without value. He had no integrity, he was arrogant and rude, and he refused to abide by the terms and conditions of a written contract - that he himself had drafted. In painting skills, he is at best an apprentice. He does not have the competency or experience to work on any but the simplest of projects. After he quit, we were not able to negotiate a settlement - it was his way or the highway. He would not respond to a letter sent to him by my attorney. I had no other option but to file suit against him in small claims court for breach of contract. The judge ruled Mr.
was entitled to compensation for the time spent on my project [at an hourly rate that I did not agree to] and the materials he purchased for my project [I was not given the opportunity to review Hunter's invoices to make sure that the materials were used on my house - either applied to the house, stored in my garage by Hunter or paint I was forced to take from Hunter because he said "it had value"] even though he quit, leaving my house extremely vulnerable to the weather. So I did not get all my money back and may never get it back - if he refuses to pay me in accordance with the Court's decision - and I'll have to pay to repair the damage he caused.
So, its buyer beware, on two fronts. First: Be forewarned, if you are thinking of dealing with Mr.
, recognize he is neither competent nor ethical, and know that the Office of the Minnesota Secretary of State has no record of his purported company (
); and, Second: MN law favors the contractor over the home owner..even if a solid written contract exists and it is the contractor, not home owner, who breaches the contract - the contractor will be made whole at your expense and you'll get to pay for the same project twice. I could have hired another company - with over 20 years of experience and paid only $1,000 more than what Mr.
's bid was. Obviously the best value for me is the new company with licensed, bonded, and insured professionals. I can't wait for them to start my project this spring.

acted as the contractor for my home remodel project. He sat down with me to determine what I wanted and needed, and gave me a "menu" from which to order. He has connections to all the professionals in the Twin Cities who provide the highest quality work at the most reasonable cost, which enabled me to afford every item on the menu! All the work was done as scheduled, on time, and perfectly. It's better than I even imagined. The attention to detail is amazing;
insisted that the flooring installers take up and replace the molding around the fireplace because he didn't think it looked as good as it should, even when I thought it looked fine. When it was corrected, thought, I could see that he was right. He pointed out areas that needed attention, and also pointed out when I was spending too much money!

is going to come out once a year and sit down with me to discuss any house projects that need to be completed, as well as any weekly, monthly, or annual maintenance I might need in the span of a year. He'll roll everything into one price, then divide it into 12 monthly payments. I love this idea, because I won't have to be stuck paying for a large project all at once. I also don't have to get estimates for each project;
takes care of that. I just tell him when I want each project to happen, and he arranges everything. Ultimately, the cost is less than what I would pay if I were hiring people to do each individual job. If anything extra should come up during the year, I just call.

House Painting reviews in Burnsville

End result was very good, house looks very neat and clean from a new coat of paint. The quality of work was very good, as well. The process involved to get to this end point, however, involved significant delay in getting the work started after making the down payment, confirmation of current insurance coverage, and problems in communicating with painters ( most non English speaking - needing job foreman around to deal with requests and questions that came up from time to time). Both the foreman,

I found
Burnsville Exterior Painters Provider Name Locked
on Angie’s List and I called
Burnsville Exterior Painters Provider Name Locked
for an estimate. He returned my call promptly and we set up a time when he could come to my home and review my painting needs. He and his associate arrived on time and thoroughly assessed what was needed to be done. The job included removing a large area of textured ceiling due to water damage, putting in a new textured ceiling, painting two large rooms, and painting a metal front door and interior railing.
Burnsville Exterior Painters Provider Name Locked
emailed me his estimate within a few days and also thanked me for my interest. Both

and his associate were extremely nice and very professional. Of the three quotes I had gotten, I was the most impressed with

. After making my decision to have
Burnsville Exterior Painters Provider Name Locked
do the work, I gave him a call. I met with
Burnsville Exterior Painters Provider Name Locked
again where I presented my color choices, agreed on a start date, signed a contract, and paid my down payment. Again,
Burnsville Exterior Painters Provider Name Locked
was on time and professional and I continued to be very happy I had selected him to do my painting. Between the time of signing the contract and beginning the work,
Burnsville Exterior Painters Provider Name Locked
emailed me several times confirming our start date. When that date arrived,

and his associate were at my house on time and were prepared to begin their work. They sealed off the rooms that were to have new texture on the ceilings by encasing them in plastic to minimize debris going to other parts of the house. They were very neat and respectful of the large furniture that could not be removed from their work space.
Burnsville Exterior Painters Provider Name Locked
and his associate had all the proper tools to do the texturing and the end result was a new, once again perfectly textured ceiling. After removing the plastic bubble encasing the rooms, they vacuumed and dusted any small amounts of remaining debris.

and his associate then began preparing the walls in the two rooms to be painted. They spackled nail holes, smoothed out areas where there had been a wallcovering border, and filled in any other imperfections. They professionally taped off the areas to be painted. The walls turned out beautifully. They were very neat and precise in their work leaving clean edges all around. They replaced all the outlet covers and vent covers when they were done. The metal railing around my stairs and my front door needed to be repainted in oil based paint which is very challenging.

and his associate tackled the work head on. They had to remove the oak hand rail and the front door hardware. The front door was painted two different colors front and back which ended up being amazing. The door took more coats of paint then what was expected but

and his associate were very patient while trying to get the best results. In the end, there were many small details they did, like writing on all the paint cans indicating which rooms they were used in, saving me the time of doing that later. I was extremely happy with the end results of all

and his associate’s work. They were always upbeat, cheerful, and willing to do what it took to make the job their best. They did everything they could to make sure that I was very happy with their work. They were very neat with all aspects of the job and I felt comfortable leaving them in my house when I could not be there. They were punctual, professional, and went beyond the expected!

arrived exactly on time. Did an excellent job on the shed and left the area spotless. We were so pleased we requested a quote on more work which will be done in Oct.

Guy is very professional and personable. When he came to do the estimates, he pointed out issues about the exterior maintenance unrelated to the painting job that we needed to attend to. We had other projects going on so we told him to do the actual work a little bit later in the summer and he was very accommodating. He and his team did a great job painting. Afterwards, he called to follow up to be sure everything went well.

They were very, very good. They were very professional and they had indicated the work that they were going to do in detail in their proposal. He was including not only what was going to be done but also the material. They provided information.

Overall we sent some disputes because he didn't do a quality job. We called and discussed it with him and he came out and it took about a week before he came. At first he left a phone message saying he didn't need to come. He screwed down the side rails to the deck. After that he sunk the screws so it went through the deck and a sharp screw was sticking out. The stain was really thin in places and not properly sanded so then he had to come out and fix it himself and it looked a lot better.

I have utilized the services of
Burnsville Exterior Painters Provider Name Locked
and crew twice now for my exterior painting projects.
Burnsville Exterior Painters Provider Name Locked
is always very prompt in returning calls, scheduling the job, starting on the agreed upon date and completing the work when promised. I have been 100% satisfied with the quality of workmanship and attention to detail.
