"They don't have an actual business office, so use relatives to answer the phone when they are busy. It was hard to reach them several times, but they did always" call us back. The actual work...breaking up and hauling away the old concrete, laying forms and pouring the concrete went well. Because of rain, we were without a driveway for a week, but that wasn't their fault. The new driveway looks great! They did such a nice job, we are having them do a patio in the spring.

"Our driveway is over 1200 square feet and had poor drainage. We knew it would be a big job. We called three different contractors for bids. One contractor was extremely" expensive (about $20 a square foot, not including correcting for drainage), one contractor was much cheaper ($9 a square foot, but he didn't keep any of our scheduled appointments to meet, so I can only imagine the headaches he would have caused), and
's bid was in the middle. I think his price was good based on the amount of work that needed to be done and when you have a difficult job, you want a professional who takes pride in their work and keeps their word which we feel
did. We asked for a 3 inch base and a sand finish (instead of broom) which added to the base cost.
came everyday (throughout the day) to check on his crew (3-4 guys) and their work and made sure they cleaned up at the end of each day. He was always the one who did the measurements and calculations.
came on time, prepared a
contract and a payment schedule so there was no confusion. There was a change order because a gas line ran right in front of the drain they were installing and
only charged for materials to move it (receipt provided). He also replaced our concrete steps from the driveway to our porch with out extra cost.
communicated well and provided options when there were questions that came up. He is very professional and seems to understand that his business is based on the quality of his work.
's crew were also hard workers. They were polite and professional. They were clean and did not use any vulgar or inappropriate language which was important to us because we have very young children and don't want them exposed to the kind of talk that can happen on a job site. On the day actual concrete was poured,
had a team of 11 guys working as he directed and orchestrated the work, making sure things went the way they were supposed to. Our neighbors were also impressed with
and his crew and the final product which turned out great. We would definitely recommend
and we will definitely call him again for other jobs to our home.

?

Bids are NOT done based on a multiplier on top of materials cost to get labor cost. Think of the consequences in the example you gave - by that method using say plain home depot tile made in Honduras might cost $5/SF materials, so by your method $10 labor. Now, same floor, with Carerra marble or Barre Granite at $75-100/SF - so do you want him charging you $150-200/SF labor when it takes almost exactly the same time regardless of material ?

To put it in simple terms, contractors:

1) figure the amount and cost of materials and consumables needed from the plans and specifications, applying a markup (from 15-50%, depending on contractor and how fancy or specialized a job it is).

2) Then they figure the equipment needed and the operating time to be used or elapsed time to be rented or leased - either opperating hour or elapsed time, or combination of both, especially if it consumes fuel

3) They then figure the labor time for the various trades required to do the job, maybe add an efficiency or ease of work multiplier to those hours to fit the job conditions, multiply those hours by the hourly pay rates, then multiply that times the "load" or "Labor Overhead" to account for employment taxes, workman's compensation costs, health plan, etc, etc.

4) Then they add in the cost of any architect or engineer plans or certifications that are needed, government permits and inspections, etc.

5) Then they add in any subcontractor bids, with appropriate contingency amount for each.

6) All those above totals are added up, an appropriate overall contingency added if needed (typically 5-10%, but on remote site jobs I have seen as high as 200%), and (depending on how contractor figures his costs) at least all the "in-house" costs like his equipment, consumables, and labor costs have a percentage overhead and profit added to them - typically about 100-150%. Some contractors use a lower overhead percentage but apply it to the total estimated job cost, not just in-house costs.

This "company overhead" or "general overhead" or "G&A - General and Administrative Overhead" covers the costs of financing and running the company, management and secretarial and general supply and maintenance costs, buildings and equipment yards lease or mortgage cost, working capital cost, insurance, loan interest, general shop equipment payments, profit, etc. Some contractors use a lower overhead and apply it to every cost in the job, some (especially those doing government work so havingto adhere to government accounting rules) apply a "markup percentage" to materials and rental costs and outside subcontract services, and apply G&A overhead only to in-house costs.

That being said, for a general class of work it does generally (on normal jobs) work out that there is a general multiple of labor to materials cost. For instance, yard work and residential tree work is heavy on labor, so it might have a labor to materials ratio of 3:1 or even 5:1.  Detail foundation hand excavation and underpinning can run to 5:1 or more. Many types of building construction like plumbing, tile, carpentry, etc. do end up with a very roughly 2:1 or 3:1 ratio of labor to materials cost. At the other extreme, high energy efficiency or hurricane rated glass installation or a fancy full-building computer and communications system or high-end entertainment center might have a labor to materials ratio of 0.25-0.5 because it is designed to go in pretty fast, but the materials cost a lot.

For your case, a hardscaping ratio could run from 0.5:1 or less to as much as 3:1 or more, for installations with very expensive imported stone and fancy woods and a lot of bought decorative items such as statuary, to the opposite labor-intensive landscaping with lots of sidehill terracing and hand-planted flower beds, hand-dug irrigation system trenches, and manual-placed concrete block or railroad tie walls. Each job should be figured on its own merits - using a "rule-of-thumb" is where people commonly get unpleasantly surprised. That is why you typically get 3 bids unless you have a contractor you trust from prior experience and are confident will give you a fair shake regardless of being sole-sourced. Personally, both for my own purposes and professionally in the design and construction business, I have found sole-source to trusted contractors you have experience with is, in the long run, a BIG money and time saver, as well as making it far more likely to finish on schedule and let you sleep at night.

?

You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

?

The cost to install the veneer stone has a wide range do to many factors. It can range from around $9 to $17 per square foot. It depends on the location, the stone being used, job access, skaffolding needs, wall prep and such. I would think you would be on the lower end of the scale. Your job is on a concrete surface so it eliminates one of the biggest problems they are having with this product, wall preperation. This one of the things that separates the high bidders from the low ones. There are million dollars homes being torn down because of improper wall prep. One a wood frame house a backing system that allows drainage is a must or the moisture absorbed by the veneer can rot the walls behind with alarming speed. Some have had makor damage within the first four years. On a concrete wall the veneer needs no such prep at most wire mesh applied if it is an older concrete wall.

?

Is the wall that the garage is sloped toward and adjacent wall of the home?

If not, it should not be of real concern.

Try to keep the water out of the garage with a gasket on the door.

They did a fantastic job. Several people have commented how good it looks. It's flat, square, level and smooth. No cracking after 4 months, and don't expect any. It will surely outlive me. They did an excellent and professional job in every way. Highly recommend if you want the best concrete job. Maybe not the cheapest in town, but well-worth every penny, considering it is literally the very foundation of your building.

The project took some time to begin due to scheduling but once the crew arrived things went well. In the future I would ask for more specifics from the contact person as he did not come back to the job site and his crew, with poor English skills, had many questions related to the specifics of the job that I was simply guessing on. Overall, I am satisfied with my new sidewalk and porch.

I would have to take a mortgage for the work Mr.
Woodhaven Concrete Repair Contractors Provider Name Locked

When the economy is in the toilet because of 1600 Pennsylvania Ave., then all bids must go accordingly. If not, move onto another estimate!
I was given an estimate, but the price tag demanded a mortgage loan. He has had many customers, but when the economy is in the toilet thanks to 1600 Pennsylvania Ave. then the estimate must be adjusted accordingly. If not then, move onto another estimate.

This is a very detailed and lengthy description, however very much worth reading if you are about to spend thousands of dollars on a project! Concrete work is expensive, period. BUYER BEWARE!
I contacted
Woodhaven Concrete Repair Contractors Provider Name Locked
to bid on a project for removing and leveling a basement floor and removing and replacing a section of stairs that had become separated from the foundation / porch. The son (
Woodhaven Concrete Repair Contractors Provider Name Locked
Jr) came and gave a bid on both projects. I explained I needed the floor leveled for laminate or tile to be placed. We agreed that previously laid tile could be removed, but if I did not need to remove cabinets to acheive that it would be great. There was still furniture in the room at that time. Because of that, once the furniture was removed, I contacted
Woodhaven Concrete Repair Contractors Provider Name Locked
SR. and ask that he come to look at it so that the bid could be confirmed. I again explained that I needed a level surface to
Woodhaven Concrete Repair Contractors Provider Name Locked
laminate or tile.
Woodhaven Concrete Repair Contractors Provider Name Locked
Sr came and confirmed the bid. I stressed to both of them that there was a previously installed interior French Drain that must not be disrupted. Neither of them ever got out a beam or level in my presence.
Woodhaven Concrete Repair Contractors Provider Name Locked
Sr. stated "No problem, this is easy." AFTER
Woodhaven Concrete Repair Contractors Provider Name Locked
SR CAME I STATED THAT I NEEDED A CONTRACT ITEMIZING THE WORK PRIOR TO WORK BEING INITIATED AND DURING 2 FOLLOW-UP PHONE CALLS WAS TOLD THAT HE WOULD DROP IT OFF. IT WAS NEVER DELIVERED.
The next contact I had was a call stating they were coming to do the demo. They came and sawed out the old concrete. (That went well except they broke a few things and threw them into the rubble without ever mentioning it.) I assumed they had removed as much concrete as they needed to in order to do the job correctly.
Several days later they called and stated they would be coming on January 19 to pour the concrete. I took the day off from work to be there in case any issues came up. When asked to show me where the French Drain was prior to pouring the concrete the workers became very irritated and RUDE as the concrete was on the way.
Woodhaven Concrete Repair Contractors Provider Name Locked
Jr actually stated, "That's not my job". When I told him they would not pour until I had confirmation that it was there, he and his workers became angry and started digging and complaining until it was found. After they located the drain I said I hoped they understood as that was a VERY expensive repair to remediate flooding. All of the fabric covering the drain which keeps debris from clogging the drain had been destroyed and
Woodhaven Concrete Repair Contractors Provider Name Locked
Jr assured me that it was not needed.
After the drain issue was resolved, they had never called me downstairs to ask any questions or indicate things were going any differently than discussed. After the concrete was poured and they were finishing up, I asked one of the workers how they had marked the floor to achieve a level surface. He pointed to ONE PIECE OF REBAR and said they marked the level on the rebar piece!! At that point I asked that they
Woodhaven Concrete Repair Contractors Provider Name Locked
a beam and /or a level to demonstrate that it was level. I was shocked that there was still a heave as high as the original - with the beam laid out on the highest point there was and IS a height difference of about 3 inches on all sides surrounding the high point. I insisted that
Woodhaven Concrete Repair Contractors Provider Name Locked
Sr. be called over to inspect immediately. When I complained they actually argued that I did not request that the floor be leveled! I could not and cannot comprehend the absurdity of this argument! They said I asked for it to match the tile - even though they tore out over 1/3 of the tile that can't be matched. I still have to tear out the remaining tile to relay new tile. I was very stressed and
Woodhaven Concrete Repair Contractors Provider Name Locked
Sr. said "Well you can just paint it and we will take $400.00 off the job (out of ($4777). The concrete was already starting to set and
Woodhaven Concrete Repair Contractors Provider Name Locked
Sr. indicated they were NOT going to re-do the job when his wife asked him why it couldn't be leveled. After they left I realized I could have just filled the cracks myself for a much cheaper price than for the new uneven floor I just received. But now there were saw cut
Woodhaven Concrete Repair Contractors Provider Name Locked
, remaining cracks and actual places where the concrete was not even filled in.
I had to leave town for a few days and tried to contact
Woodhaven Concrete Repair Contractors Provider Name Locked
Sr. 3 times - during which he answered and said he could not talk. He then sent an email requesting payment. I told him the job was unacceptable and and that we would need to meet. He stated that he could not meet. I called again upon my return to town and
Woodhaven Concrete Repair Contractors Provider Name Locked
Sr again refused to speak to me. I again stated that the job was unacceptable and that we would need to resolve the problem before payment would be issued.
The next call I received was from Pre Mix Concrete stating that they were putting a
Woodhaven Concrete Repair Contractors Provider Name Locked
on my house for non-payment (for materials) !! I have asked them to come look at the job prior to doing so. I returned a missed call from
Woodhaven Concrete Repair Contractors Provider Name Locked
Jr.who stated that "his father wanted him to call and obtain payment". When I asked how we were going to resolve the problem he talked over me and refused to discuss fixing the job and stated that they would be placing a
Woodhaven Concrete Repair Contractors Provider Name Locked
on my property as well and proceeded to hang up on me.
The entire experience has been extremely stressful and pure H***!! Their workmanship was shoddy ( they left big gaping holes where the new stairs meet the foundation - where water can still get in and expand - which could have been made smooth with about 12 ounces of concrete!) They have been extremely rude and unwilling to negotiate in order to remediate the situation.
I feel I now have nowhere to turn. I have photos showing the amount of heave left in the floor, saw
Woodhaven Concrete Repair Contractors Provider Name Locked
and cracks unfilled and one patch that was never even completely filled with concrete. I have NO means of putting any covering on the floor that requires a level surface. Carpeting is unacceptable as I have pets. I can't even paint (their ONLY suggestion at a solution) as the surface in not even prepared for that - not that I see that as a solution.
Based on the mostly good few reviews they have received,it appears that
Woodhaven Concrete Repair Contractors Provider Name Locked
is able to adequately complete smaller jobs. However, if there is even a small
Woodhaven Concrete Repair Contractors Provider Name Locked
that any craftsmanship or accuracy is involved they prove to be totally incompetent and unprofessional and I recommend they be AVOIDED at high costs to YOU!!! They have refused all attempts I have made to discuss the problem in a professional manner.

The existing stairs and landing were starting to crumble and needed to be replaced.

came out and gave an estimate that was in the middle of the estimates that I got. He also impressed me with his knowledge and professionalism so I went with him even though he was scheduled 3-4 weeks in advance. We were able to schedule around a business trip that I had. The crew was hard-working, courteous and knew what they were doing. The only slight negative was that the work took a day longer than estimated (three days instead of two) but the price was the same -- I just had to work from home an additional day. I've received compliments on the stairs and would consider
