Drywall and plaster

Knowing how your interior walls are constructed and what they are made of can help you take better care of your home, as well as provide effective maintenance. You can make small repairs yourself, but the more extensive the job the more likely you'll need a drywall repair contractor to make the wall smooth again.

Are those small Styrofoam balls on your ceiling bugging you? You can remove them yourself, or hire a drywall pro.

These service providers are your best bet to patch drywall or plaster holes that plumbers, electricians and other service providers may create while working.

Dear Angie: Who can I hire to remove a popcorn ceiling? How is it done and what will it cost? — Jonathan H. of Woodland Hills, California, and Marcia E. of Altamonte Springs, Florida

You may prefer the lived-in look, but a hole in the wall makes your home look a little too lived in. A pro tells how to repair a hole yourself and save money.

My sister-in-law uses brite white toothpaste and rubs it into those small holes. No prep, no sanding.
?

I've used wall liner (it applies like wallpaper only thicker) to cover a multitude of "wall sins" over the years. In my opinion it's the greatest thing since sliced bread. It doesn't look cheap or tacky, it's inexpensive, non-labor intensive and not messy to install.

I used it for the first time about 15 years ago to cover a faux brick tile on my lower kitchen walls that couldn't be removed. It was either tear the wall down or take a chance on $40 worth of wall liner. It did the job beautifully and lasted. Since then I've used it to cover paneling, a badly gouged wall after a kitchen remodel and a wall that looked like a pegboard after floor to ceiling shelving was removed.

Friends and family (and realtors!) have been amazed by the transformation after applying this simple inexpensive product.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

Had several cracks in drywall due to house settling.

came, inspected, gave us an estimated cost, all very pleasant professional.Cost seemed very reasonable for the amount of work. Arrived to perform the work on the agreed upon date on time with three young men who actually did the work. THey were also very pleasant and professional. Kept floors covered during repairs and left it very clean. Very pleased with repairs. Would definitely use them again.

Contacted
Sanford Drywall Contractors Provider Name Locked
back in February after the incident of pipes freezing and bursting, he promptly came out and gave us estimate for $1,700. to relocate existing plumbing way from the exterior walls. As this was a family owned rental property, we spent the next several months debating what exactly to do. We owned the property for less than 2years and it appeared to have a number of issues in the past with pipes freezing, so we elected to do a complete demo & remodel to the bathroom. We contacted
Sanford Drywall Contractors Provider Name Locked
and several other contractors all from Angie's List in early May to give us an estimate on the demo & remodel. Half of the contractors came out and talked a good story, but never responded with estimate or were to busy and would not be able to get to the project until August. But not
Sanford Drywall Contractors Provider Name Locked
, he responded with formal estimate and could start the project right away. Which was good, as our tenant had moved out and we had flexibility for
Sanford Drywall Contractors Provider Name Locked
to schedule the various trade work over the next several weeks. From meeting in early May with
Sanford Drywall Contractors Provider Name Locked
to provide estimate to being ready for rough inspections was all done right before Memorial Day, I was onsite for the demo and was very impressed with
Sanford Drywall Contractors Provider Name Locked
's crew and their professionalism. The turn around with rough inspections slowed the project down a bit, but
Sanford Drywall Contractors Provider Name Locked
made sure to stay on top of the inspectors to get it completed. As for the finish work, I was out of state for the finish work in June, but left everything in
Sanford Drywall Contractors Provider Name Locked
's hands to complete. He was in constant contact with me via text and email until I return to see the finish work. Everything turned out as I had expected including several changes (custom closet doors) along the way that I initiated. The great thing about
Sanford Drywall Contractors Provider Name Locked
and these changes, we was always looking out for my best interest and finding ways more economical to do it. All in all, the project kicked off in early May with the estimate and completed by mid-June. We now have an new tenant signed by
Sanford Drywall Contractors Provider Name Locked
1st. There is no doubt, I will call
Sanford Drywall Contractors Provider Name Locked
and
Sanford Drywall Contractors Provider Name Locked
for the next project.

If only all contractors were like this guy. He came in, gave me a quote, showed up exactly when he said he would, finished the work exactly when he said he would with minimal disruption to my household routine (including two very active and inquisitive dogs), and when he left it was so clean that you wouldn't have known he was there at all. The price paid was exactly what the quote was. The work done was outstanding. When I painted I actually had to

for the edges of the repairs.
Sanford Drywall Contractors Provider Name Locked
is no youngster, and I hope he passes along his outstanding workmanship and professionalism to whoever he decides to pass the business along to. Although I think if you ask him, he'll tell you he'll be out there working for quite a few more years to come. Excellent job!

Sanford Drywall Contractors Provider Name Locked
did a great job for a fair price:
- we were able to discuss the work and price by exchanging text messages and photos which saved time and didn't require coordinating a visit to my home
- the ceiling repair was tricky as there were some hard to move items in the room.
Sanford Drywall Contractors Provider Name Locked
and his partner worked around those inconveniences and were able to produce very nice results. He pays special attention to getting edges straight and clean
- the painting was done quickly and looks good
- they cleaned up afterwards very well
- they were friendly and described what they were doing ahead of time to ensure that I would be happy with the results

It went great ! Needed the help of ADS to redo what another contractor did. The other contractor meant well but the job they did on texturing was not good. ADS are the pros ! Retexturing is an art and people should not dabble in it. If I were in need of any additional retexturing of walls or ceilings I would only use ADS.

I have a studio apartment and the bathroom sink was a pedestal sink, leaving me with no storage or counter space. I bought a new vanity, lights and mirror and wanted to rearrange the bathroom layout by moving the vanity to the adjacent wall, which required moving the plumbing and lighting around a corner.
Sanford Drywall Contractors Provider Name Locked
was very accommodating (this is my first major renovation as a home owner), giving me an estimate with pictures I sent him, then meeting me in person to discuss the details.
Sanford Drywall Contractors Provider Name Locked
and his team were able to work with my schedule (weekends only) and my changing design plans (keeping tile, removing tile, adding board and
Sanford Drywall Contractors Provider Name Locked
). He stopped by every day to make sure his team and I were on the same page and was easily accessible at all times. His team was very considerate about the small space, doing their best to keep the debris/dust levels down and always making sure it was clean when they left for the day. When the project was completed I noticed a small piece of the moulding had been left out, and he was able to come back the next weekend to repair it. Overall, a very pleasant first renovation experience!

While I recognize this is a busy time,
Sanford Drywall Contractors Provider Name Locked
stiffed me on two appointments made to give me an estimate. The first one I gave him the benefit of the doubt as he said he had on his books the following Friday from what I booked. I couldn't make that date so we rescheduled to another week out and again a no show. I'm still waiting for a call from him. I'm a busy guy too and took 2 half days of vacation to make the two scheduled appointments. I've heard you do really great work so I don't understand how this has happened on a large
Sanford Drywall Contractors Provider Name Locked
job like this. If you don't want to bid or are too busy to take work on - tell the customer up front.
