"OUTSTANDING!!! Mr.
is a pleasure to work with. Talked to multiple painters, but
was the only company we really" considered . Price was fair and he treated us like human beings not just a money source. His crew,
by
, was the hardest working crew I have every dealt with. The last time we had our house painted it took almost two weeks.
and crew finished in 4 days and the results were far better. We are so pleased with the results we have hired
to paint the interior of our home - walls, ceilings, doors, trim, cabinets. The cost for the interior will be a little over $12,000 but if the results are as good as the exterior - WELL worth the cost. Thank you
. I highly recommend
to all.

"
patched and painted the exterior of our 25 year old house. They did a great job! They thought they'd start on a Wednesday but ended" up starting on Friday afternoon, but we were flexible with our schedule. They worked steadily for 5 hours Friday, 11 to 12 hours each on Saturday and Monday. The crew patched our siding, hand-painted elastomer on bad spots and nailed nails back into place. The crew worked without any yelling and with no bad words. They were polite and respectful. We would definitely hire them again.

Life seems to pass by more quickly these days. It feels like every time I turn around, I find something that needs to be fixed, maintained or replaced.

Regardless of if you are painting or staining your fence, the most important step is to clean with a pressure washer first. (Photo by Summer Galyan)

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.
?
This is a good question.  However, the question makes the assumption that there is a paint that covers everything in 1 coat, which I don't believe is the case.  My recommendation is Benjamin Moore's Aura.  Now the fine print.  Aura will cover very well because it dries to approximately twice the thickness of other paints.  However, Aura says it will cover any color in never more than 2 coats, but there are exceptions to that as well, including some deep reds.  The main thing is the color change.  If the color you are using is within the same family of colors, you have a chance, we've also had pretty good success of grey covering over tan in 1 coat, but if you're making a major color change, don't expect any paint to cover perfectly in 1 coat.

Some other 1 coat coverage paints you could use would be Sherwin Williams Duration, and Behr Ultra Premium Plus.

Hope this helps!
?
Without seeing the project I'm not sure exactly what is happening.  HOWEVER, I've never heard of someone "floating" over paint blisters - just logically that can't work.  If air or moisture are trapped (because that's what causes blisters) painting over them won't fix the initial problem.

I have a couple suggestions - My first would have been to contact the paint manufacturer - whether it's sherwin williams, benjamin moore, behr, etc. to see if they would send a rep out to give their recommendation.  We have done this before starting a project to get the best possible recommendation for work to be done and have found them to be very helpful in diagnosing what is currently going on and the best way to fix it.

If that doesn't work, I would call either the better business bureau or maybe the local paper if your contractor isn't willing to work through the problem with you.  Also, If your contractor warrantied the work I might re-read that to see what they cover if anything.

My guess is that there will have to be some sort of dispute resolution process.

Hope this helps!

He did an excellent job. He was very professional, came when he said he would, quickly gave an estimate, and charged exactly what he said. He uses very good paint, and that is part of the estimate - although he said he would use any kind we wanted. We are going to use his services again for inside the house.

I would highly recommend

Frost. He worked solely at our residence from the beginning of the job until the end. As others have stated it is just him so there are no laborers to worry about or for a mix up in communication. He 100% honored the original bid of the job. While our paint job happened very quickly due to a delay in another job he in no way pressured us to rush and pick colors and worked with us to offer feedback and refine our colors. He did everything we asked and did it to a great standard.
We received quotes from two other companies, one about the same price and the other well below his price (wanted to one coat our house, just ridiculous).
Our job went as follows. 1st day pressure wash and let it sit overnight to dry. 2nd day caulking, sanding, and priming and hardware removal. 3rd day masking and completed two main body coats. 4th day completed large areas of accent color and all the front trim on our house. 5th day completed one coat of all trim and fascia boards and a large stucco entry foyer with a special paint his stucco guys highly recommend. 6th day completed second coat of all trim and replaced door seals by noon.
Overall
Pinckney Exterior Painters Provider Name Locked
is just a nice person and the type of person I want doing work for me. I would 100% higher him again in a heartbeat to complete work for me no questions asked. I'm so certain I probably wouldn't even ask for quotes from other companies.

I had never seen professional interior house painters in action. The prep that was put into getting ready to paint was painstaking and very detailed. Walls were washed. Glue removed throroughly. Doors and trim were properly sanded and prepared. Everything was taped and protected.
Pinckney Exterior Painters Provider Name Locked
is just that--my walls and trim have never looked better. It really makes a huge difference to have it done right.
The painters were very detail oriented and very professional in demeanor and their work. They worked quietly outside early in the morning on the shutters and knew just what to do with the wasp infestation we had behind a couple of them. The shutters look great. Clean up was thorough and again really detailed.

, the owner, really knows his stuff, and had some great suggestions for colors to put in other areas of the house to make it shine. I am also going to have him do some tile work on the kitchen walls on the back splash behind the sink and the oven.
You will be very pleased with this contractor.

confirmed the appointment the day before, and showed up exactly on time. The job was relatively straightforward -- re-attaching parts of the roofline trim that had come off or was sagging, and then caulk between the trim and brick to keep critters from getting in there. Not only did they do a beautiful job, they even went around and filled the nail holes, something I did not ask them to do but which made the finished work look wonderful. I have some other painting work to do in the house, and will definitely call

if we decide not to do it ourselves. They are a real find!

I contacted
Pinckney Exterior Painters Provider Name Locked
and Remodeling because of their FABULOUS reviews on Angie's List. There was an initial scheduling glitch for
Pinckney Exterior Painters Provider Name Locked
to come to the house. We had arranged to meet in the morning, but he was held up with another issue. We arranged to meet in the evening. I would have to leave work early. In the afternoon, my boyfriend calls me and
Pinckney Exterior Painters Provider Name Locked
was at the house. I received no warning of arrival time so I could leave work.
Pinckney Exterior Painters Provider Name Locked
went around the house, checked everything out and then he and I talked over the phone while I was at work.
I received an estimate on March 12th. After having three other companies come out for estimates, I went with
Pinckney Exterior Painters Provider Name Locked
and Remodeling. It was a couple months before the work began because of all the rain we were having.
Pinckney Exterior Painters Provider Name Locked
came to the house to pick up the deposit check and we had a great conversation about his business and his family. I thought, what an awesome young man, I am so glad I chose his company to do this work.
We finally got a start date.
Pinckney Exterior Painters Provider Name Locked
and his crew came out and began the stripping off the existing siding. I stayed home from work the first two days of the tear out and installation. The plantings on the east side of the house took a beating as did some potted plants that I forgot to move.
Pinckney Exterior Painters Provider Name Locked
helped me move the pots out of the way after the poor things got beat up. They left the work site relatively picked up. I did have to pick up gum wrappers and a spit out piece of gum out of my lawn.
When the
Pinckney Exterior Painters Provider Name Locked
was done, it looked great, AWESOME, even unpainted it looked fabulous.
We had to wait a few weeks for the rains to stop before painting.
Pinckney Exterior Painters Provider Name Locked
is the painter and he is extraordinary. He is fully bilingual, neat as a pin and so so detail oriented. His crew were so polite and so professional. The work site was pristine upon their departure.
We had to wait for the windows to come in and that was a few weeks. We finally had an install date and once again, I told
Pinckney Exterior Painters Provider Name Locked
that I had to work and call me when the
Pinckney Exterior Painters Provider Name Locked
and his guy are on the way to the house and I would leave work. Again, I receive no advance warning,
Pinckney Exterior Painters Provider Name Locked
shows up, boyfriend calls me, I fly out of work to get there. Windows went in fine.
Pinckney Exterior Painters Provider Name Locked
had to do some trimming to make them fit. They installed the
Pinckney Exterior Painters Provider Name Locked
window trim. Then we had a discussion, or tried to have a discussion of who was going to paint and caulk, the painter or
Pinckney Exterior Painters Provider Name Locked
. Wanting to get the job done, I told
Pinckney Exterior Painters Provider Name Locked
to caulk and paint the trim. Well, after I viewed the abysmal caulk job on the inside of the window, there was no way I was going to let him have a paint brush in his hand to paint the outside trim. The bead on the caulk was lumpy and had gaps. There was caulk on the floor, caulk on the walls. I told
Pinckney Exterior Painters Provider Name Locked
that I wanted
Pinckney Exterior Painters Provider Name Locked
to paint the trim. I also have ladder
Pinckney Exterior Painters Provider Name Locked
on my beautiful new paint job because there were not ladder covers or even towels wrapped around the ladder ends.
Pinckney Exterior Painters Provider Name Locked
called
Pinckney Exterior Painters Provider Name Locked
and told him that I wanted
Pinckney Exterior Painters Provider Name Locked
to paint the trim. I called
Pinckney Exterior Painters Provider Name Locked
after they left. No answer so I left a message, apologizing that I did not want
Pinckney Exterior Painters Provider Name Locked
to paint the outside trim and I wanted
Pinckney Exterior Painters Provider Name Locked
to paint the trim.
That was June 17th and I am STILL WAITING for the window trim to be painted on the east and west gables.
I still owe
Pinckney Exterior Painters Provider Name Locked
money for the insulation installation and special indoor window trim color. He didn't push for the remaining balance
because the windows weren't installed at the time and I thought that was very upstanding and honest of him.
I have sent emails. I have called and left
Pinckney Exterior Painters Provider Name Locked
messages. I have sent a text or two. NO RESPONSE.
I HAVE NO FINAL INVOICE FOR THE
Pinckney Exterior Painters Provider Name Locked
SIDING OR WINDOW WARRANTIES. I cannot, for the life of me, understand this unprofessional treatment and I don't know what recourse I have to get this work done. After being told by
Pinckney Exterior Painters Provider Name Locked
that I was a great customer, very understanding and I even made him laugh a couple times when he was being pulled in a hundred different directions, I am baffled why I have received no response.

I highly recommend
Pinckney Exterior Painters Provider Name Locked
. After dealing with a number of small contractors over the years to do various odd jobs, it was like a breath of fresh air from start to finish with these guys. They earned my trust and confidence each in each step of the process.
1. When I called they actually answered the phone. (As dumb as that sounds, I found many do not and several don't even bother calling back,)
2.
Pinckney Exterior Painters Provider Name Locked
, the owner, spoke with me himself and was extremely professional, guided me through the process and the pricing upfront. He answered all my questions fully and made me feel quite confident that I had made the right decision calling his company. (Most others that I spoke with either seemed bothered that I had called or came across as sleazy con-men, and none gave up front pricing.)
3. The
Pinckney Exterior Painters Provider Name Locked
arrived on time and was ready to begin work right away. (I can tell you horror stories about other contractors who could not even do this
Pinckney Exterior Painters Provider Name Locked
task.)
4. The
Pinckney Exterior Painters Provider Name Locked
was polite. Yes POLITE!!!
5. The
Pinckney Exterior Painters Provider Name Locked
had all the correct tools. (My lending toolbox stayed in the
Pinckney Exterior Painters Provider Name Locked
of the car.)
6. The
Pinckney Exterior Painters Provider Name Locked
confirmed the scope of the work, inspected the work area, confirmed the estimated time and once again made sure that I was aware of the pricing up front.
7.The
Pinckney Exterior Painters Provider Name Locked
knew what to do and did it effectively and efficiently. It was really fun just watching him knock it out, almost like it was choreographed. They say that pros make it look easy, this guy made it look dead
Pinckney Exterior Painters Provider Name Locked
. (I know from personal experience it was not easy at all when you have a steep roof, that's why I hired them in the first place, that and I am getting old.)
8. He would have cleaned up at the end but I stopped him as he had done quite enough on such a hot day and because I figured that I could do the cleaning myself.)
9. When he completed the work he thanked me for the opportunity to work on my project and said that he would be happy to assist me in any future projects.
10. The company sent me my receipt by email and thanked me for my business.
Honest, friendly, polite, professional, experienced, knowledgeable, trustworthy, hard working, and not over priced. Yup! I recommend them.
