"I had
& Basement Waterproofing previously work and repair my roof, and needed work done to repair a couple leaks that had developed over the 20+ years." I had them come out and provide a quote, and a general timeline for the work that needed to be done. Original timeline provided was 3-4 days from start to completion, needless to say I was very impressed and overjoyed when what was supposed to be Day 1 started and they said they would only need 3-4 hours and then the entire project would be done. After completion of the work the exterior of the house lining where the cracks used to be looked as good as new.

"I can't speak highly enough of
and his crew. At all times they were polite, professional, and very responsive to my questions and concerns as they came" up.
is excellent in discussing questions and options for the work and explaining considerations that relate to the job. Other reviewers have commented on the outstanding job they do on maintaining and cleaning the job site and I'm happy to say that all of these reports are accurate. The whole crew ( not just
) also helped in the area of doing little things not specified in the estimate that make the job much nicer. The quality of the main work is outstanding as well. When I first walked across the new floor I was surprised at how big a difference there is between a smooth, level floor and the cracked and tilted one that was replaced. Some reviewers have noted that this provider's prices are a bit high. While there may be others in this field who might quote a job with a lower price, I feel that the quality of the work turned out here is more than worth it. There is a difference between price and value, and in my opinion
and his crew are a great value.

Contractors say homeowners with this trait are the most satisfied with home improvement projects.

Relying solely on measurements to determine the condition of a foundation often leads to risks incurring further damage to a home, says Granott. (Photo courtesy of Angie's List member Dale W. of Boones Mill, Virginia.)

Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

There are two types of cracks in foudation walls, horizonal and vertical. The vertical is from settling and usually is not that bad a repair onec the settling stops or the cause is fixed. A horizontal crack in my opinion worse unless it happened right as the house was built and it was backfilled incorrectly. That should have been fixed at that time though. Horizontal cracks are a sign of lateral pressure due to either a water problem, improper wall sizing or a combination of these. In these conditions I have always felt complete excavation outside the wall and reconstruction is your best approach with the proper sized block or concrete wall with buttresses as needed.

You mention the future sale of the home and I would think the total replacement would be the best way as it will not leave any red flags. The steel plating would point to the problem and I can just think of all that would go through a buyers mind. Little things like how long will it be before the plate rusts out and needs to be replaced, even though it would probable last a long time.

I would think you should spend the money on a consult with a structural engineer and get a written report on the problem and his recommendations as to the best repair. It will help with any future sale of the home. Without drawings the consult should be less than $500. I would bet he would recommend total replacement.

I hope I am reading the question correctly.  By added work, I assume you are speaking of change orders or additional work as opposed to the original work he contracted for? I think there are very few occasions that it would be wise to pay a contractor in full up front for work on the main contract that you are hireing him for. BUT, It is quite common that a general contractor will charge for (and should be paid), all change orders 100% upfront, as changes are typically very disruptive to a building process. Charging up front is somewhat to discourage changes as well as to not make the builder deal with chasing after money at least if he has to work quickly to modify his schedule due to the change at hand. It should have been spelled out in his contract with you prior to the start of the job that that was the agreement for how changes would be handled.

Some unscrupulous customers can also contract for work that they don't actually have the money for and then it puts the builder at a disadvantage at the end of the project when trying to collect. so basically doing a change is a courtesy so paying changes up front is part of reciprocating and extending courtesy back.

Also, check with some of his references and referral customers and find out if they too had the same experience and see if it worked out ok for them.

The response to my request through Angie's List was really quick - within a day. A guy came out to give me a quote and knew all about mortar. He didn't take a look at my entire house, just the two areas I knew about. I had the feeling he'd be doing the work, but he did subcontract it out. I asked how late in the year you can do
Madison Heights Foundation Repair Specialists Provider Name Locked
pointing and he said that as long as it's above freezing for several hours of the day that you could do it since the mortar provides its own heat as it cures.
It was good that I happened to be home the day the subcontract company showed up because there was some loss of information between the time I talked with the first guy and what he wrote down for them to do. The team was really eager to help and walked around the house and found a lot of places that needed a little work and said they'd go ahead and take care of it all for the originally quoted price. They needed access to water and electricity, which was no problem.
The crew left to get some dye to better match the patina on my mortar, which was a yellowish color on the outside, and then came back to do a test spot. That spot turned out to be too bright, so they came back after the weekend and did a little bit more and then finished the next day.
The crew did a great job of finding a lot of places and of matching the mortar, I was really happy about that. The mortar did end up leaving hazy smudges on the bricks where they patched - I wonder if they could have done a better job cleaning that up or avoiding it int he first place. I haven't tried to just scrub it with some vinegar, but that might help.

I have an area that is sinking in my living room. I have wood floors in my older home and the wood is shattering/splintering. I called company owner and left a message. He did not return call. I called the next day and left another message, no return call. I called their business office and spoke with owners father who said someone would be out on Thursday. No one came or called. I placed another call to office and left a message with secretary no response. I called and left another message with secretary again no response.
I went online and filled out a form indicating I was interested in getting a quote on some work. I then received a call from owner and he said he would get back to me later that day. That was almost a week ago.I have filed a complaint with the better business bureau as this company has left me thinking they did shoddy work and they have not followed up on their statements saying they would come out to check or call me.

The company was great about setting up a time that was convenient for our family; especially since, with such major repair work, we would need to be out of the home for several days. They did a great job of taking care of protecting our furnishings in the home. They showed up on time and worked steadily through the day. They stayed late on the last day to make sure everything in our home was taken care of and ready for us to move back in. The quality of work was great! They placed the piers as we had discussed and even installed an extra pier at no charge to be sure the repair was done correctly. I was happy to hear that they were now also providing foam injection. This prevented me from having to have another company to come out on a different day to do the work. We are very please with the outcome of the work and happy that we chose

A contractor botched a basement leak repair. Not only did they fail to repair the original leak, they made the situation worse by failing to tapped down the soil they removed from the foundation. This caused the soil to collapse on its own, thus breaking the main water line, and causing a negative soil slope toward the house. After trying to get Absolute Build to make the work right for 4 months, I called DES. The gave me a quote on Friday, started work on Monday, and finished the work the following Tuesday. They had professionals doing the work who clearly know what they were doing. There has been no water in the basement since the work was done. This a highly professional group of people who I would definitely call again in the face of a similar situation.
I would like to add a

returned my call a few days later but promptly scheduled a visit to estimate the work. It would only take a couple of hours so he came by early the following Saturday morning. While there, I showed him the back of the house and he advised he could take care of that the following weekend.

This company was hired to fix a foundation problem three years ago. One year later when my front porch was sinking I called them and they lifted the porch. Little did I know that with every movement of the foundation the pipes in the foundation break, and their lifetime warranty was a joke. "Any leaking pipes make this warranty

mans' terms. "So if the foundation repair is not successful and the foundation moves again and breaks the pipes under the house our company is not responsible". This company had one last

to fix the problem.( That doesn't include the $9000.00 to fix the sewer pipes that are broken.) The Arrandondo office called and said they couldn't come on October 15, as scheduled as they were working on a historic home. My calls to their office have been unanswered as of now. This new problem was first reported back in June to the Arrondo group. I can't close my front door and the plumber says my waste is going into the ground from broken sewer pipes. My home which is taxed at over $100,00 has little value.

came to quote me on the crawlspace upgrade. He was very knowledgeable and professional. I knew the work would not be cheap based on comments in Angie's List but it was necessary - my crawlspace was damp and there was mold.

patiently worked with me through the contract process knowing it's not easy to spend $8500 on a part of your house you don't see very often.
The crew of Nick,

were excellent. Nick kept me informed of their arrival times. They answered questions and tolerated my photographs as the work progressed. They cleaned out all old insulation and debris from the crawlspace and hauled it away - they even took some other wood and rebar that was hanging around. They applied a mold spray to
Madison Heights Foundation Repair Specialists Provider Name Locked
mold. Part of the job involved grading the crawlspace floor which was not easy since here in Chattanooga we don't have soil, we have rock with some clay mixed in. They insulated the foundation walls with a thick product called Silverglo. It covered the old foundation vents to stop outside air from entering. After that a 20 mil vapor
Madison Heights Foundation Repair Specialists Provider Name Locked
was laid down covering the floor and going partially up the walls and covering the piers. The Silverglo was also cut to fit between each floor joist to insulate the sill plate. A sump drain with alarm was installed at the low point of the crawlspace floor. Foam was used to seal every crack and hole. They installed a weatherproof door in place of my old crawlspace door. Finally, a dehumidifier was installed and tested.
I am very pleased with the work that was done and very happy with the results. I used to hate my crawlspace - it was a nasty, damp, bug-infested part of my house that I didn't want to go into. Now I love it. I can go in there to inspect my plumbing, HVAC, dryer vent, etc, and it is clean, dry, and pleasant. I know it is better for my house and it is healthier for me and my family.
