"This is the third house I have had

work at for me. They were one of 3 contractors" that bid on my first house siding and roofing. I was very pleased with their work so I asked them back 2 years later to price out a whole overhaul at a house I was moving to. Before I moved in, they replaced the roof, the siding (and added stone), the front entrance with concrete, the back entrance with deck stairs, and all the windows. After I moved in, over time, I had them install a new kitchen, and finish the basement, adding a second bathroom with shower. After several years, I moved to a small townhouse and last month I had

install a wood flooring in my downstairs rooms. They met with me to discuss the work, explain the steps they would take to move the furniture from side to side in the smaller room and suggested I change the direction of the flooring I had planned. This change would maximize the visual size of the rooms and closets. So glad I took their advice! They worked for 3 full days, cleaned up after each day, and were very patient and friendly with my three overly friendly dogs going in and out to the backyard throughout the day! The flooring looks amazing; they took the time to recaulk under my patio door while that area was exposed and even left some of my furniture on sliders so I could experiment with moving it around in different places on my new floors. Also to note something that is important to me as I have allergies to this, they are NON SMOKERS. I look forward to using them again for my next project, my front porch, this summer.

Ballpark number - $30-50/SF for normal garage - in your area, considering need for perimeter foundation to get below frost depth, probably about $40/SF unfinished, $50 finished.

In your area, if you can afford it, I would talk to a Realtor friend (or the one who sold you the house) about how much value a garage would add, and the difference between one and two car - very few houses are built with one cars these days except on narrow city lots, so it might pay (if your budget can handle it) to make it a two-car while you are at it.

Also, a standard 1 car is about 12 x 20 feet - if you make it large enough for a full size pickup or SUV then about 12 x 24 or 12 x 26', which could improve resale value. The current trend is toward 8 to 8-1/2' ceilings and 7-1/2 to 8 foot high entry clearances also, rather than 7 to 7-1/2' ceiling and 6-1/2 foot beam clearance, to handle larger pickups and SUV's with racks.

Definitely - if you are interested, there are good videos on how it works on This Old House and Hometime websites, and probably on Youtube too, or google  -  "epoxy floor covering"

It takes A LOT of careful prep and you have limited working time to handle it (it is a 2-component product like epoxy glues and fibreglass resin, so has vdery limited working time after you mix the two components), so unless you are quite experienced with fast-setting finishes I would NOT recommend you do it yourself - get it wrong and it is MUCH harder to remove than to put on. Also, it is important to sprinkle the non-slip material over it at the right time without stepping in it or getting any on flooring that is not yet covered with the epoxy.

Find a specialty contractor for garage floor sealing - normal painters and contractors may or may not know how to do it. Rough cost estimate, WITHOUT moving a lot of stuff in and out of the garage, $1.25-3.00/SF depending on how expensive a finish you get. Keep in mind you will have to move everything out of the garage for a few days to a week, or pay them to come twice (which I have seen done) - to do it by halves about a week apart, with you moving workbenches, tool chests, etc from one end of the garage to the other before they come back.

There are a lot of off-brand products out there - a lot of them are garbage, and some claiming to be epoxy are not even 2-component, so not true epoxy. I would stay with national industrial brand names like PPG, Rustoleum, Armorchip, AkzoNobel, Dulux, ISF - the ones made by consumer paint companies like Behr, Sherwin Williams, etc seem to have a lot of bad press about them.

One thing to consider, is if your slab was coated with a water repellent or sealer, that will probably have to be sandblasted or ground off before an epoxy can adhere properly - for about $0.50-1.00/SF more.

If you are not up to spending $1000 or so on protecting a floor you drive on, you can get Rustoleum Epoxy Shield Concrete Floor Paint for about $40/gallon that, as long as you degrease and scrub the floor well before hand, sticks quite well including over a normal concrete sealer. While the rustoleum stuff is actually an acrylic, not a true epoxy, it does good for the $. The competing latex concrete paints peel and lift off in no time - they are fine for coating a basement floor to reduce moisture passage before putting down flooring, but do not hold up to garage traffic.

I redo the central driven-on half of mine for about $45 in degreaser and paint about every 10 years and while it does not look like a showroom floor after the first few weeks, it does the job of being easy to clean and repels most vehicle stains (except gasoline, paint solvents like laquer thinner or acetone, or automotive spray solvents like brake or carb cleaner, which will all soften and bubble it). It also is not anywhere as slippery as an epoxy finish. You do have to let it dry a full week to avoid peeling from tires sitting on it.

As a condo owner I presume you have checked with the condo manager - most condos have rules about types of finishes that can be used, and in some cases even colors.

That is a pretty old and small house to be putting much money into.

My recommendation would be to do no more than box in the carport as a garage, if you have use for that.

Adding a bathroom and laundry room to a garage generally means a new foundation for them, so significant cost for the small added space you are getting. Generally, one would recommend an addition rather than putting those in a garage. However, for this old a house an addition could be equal to the value of the house.

My recommendation - talk to the Realtor you bought it from, or a Realtor friend, about what certain improvements could do to the value of the house. I fear you will find that anything other than a teardown might not add to value at all, because any significant addition to that old a house, and that size if typical of the neighborhood, would make it an oddball house for the area and reduce rather than enchance saleability.

provided a storage barn customized for my needs, even to the point of placing the loft at the best height for me to walk under but still be able to reach items stored there. (I'm very short)
The quality is fantastic. It's been in place 2 or 3 years now. It looks as good as the day they delivered it and always feels dry and "tight" inside. No drafts, no leaks, no sign of vermin intrusion, although I'm pretty sure there are critters living under the shed.
Delivery and placement was also excellent. As it turned out, the barn was too big for the place I had planned for it. It would have fit, it would have just looked bad. The delivery man had zero problem with moving it for me. I did catch the problem before he'd put it on the ground but still, he was friendly and professional when I asked him to move it to another spot.
I have recommended them to others and will continue to do so.
The "estimated cost" I listed really is an estimate. It's been so long I don't remember the exact cost of the barn.

They worked very quickly, completing all the work in just 2 days. In general, I like everything they did and their price. Overall, they addressed the drainage problem, built new front steps, and fixed the sinking concrete all in one project.
I do wish, however, that they would have consulted me on the front step height limitations before completing the work as it's been a little awkward stepping down from the front door.
Also, the aggregate concrete finish isn't consistent throughout. It looks a little washed out in places, like the concrete mix may not have been completely sprayed out. I'm going to try applying a concrete sealer to see if it makes it look more even.
Overall, we're happy with our new front porch,

While the quality of the workers on site was extremely good and the final product meets our needs the owner of this Wick Franchise leaves quite a lot to be desired as it relates to customer service qualities. Our contract was signed in April 2015 and we were told numerous times of various dates when the construction would begin. The contractor had stated that it would take approximately 60 days to start the job and it would be done in 2-3 weeks. That would make a start date in late June/early

. Our construction didn't start until October 29th - bumping us up into winter weather. There was little communication from the contractor himself and the workers on site had stated that he was not a contractor just a "sales person". The final bill that included some add-on work that we requested had us paying for work that was included in the original contract and a "trip charge" for another day on site, which was ludicrous as there was no timeline for completion of the project. The barn was not 100% completed until January with caulking being completed on the outdoor posts however we were able to use the building prior to that point. If it were not for the construction crew on site there is no telling how long this project that was to start in the summer months would have taken.
Customer Service from this Wick Franchisee is extremely poor or lacking. Wick Builders corporate themselves were of no assistance when contacted about the issues with the individual and had an "oh well" attitude.
Strong recommendations to work with any other barn builder in Rapid City is our suggestion

He put in low walls to hold in the gravel, creating a very modern zen look which was exactly what I was going for. He contributed other ideas too, such as rearranging some brownstone I had into an attractive low wall (which he did not charge me to do). The end product was much more beautiful than I had even imagined!! He also suggested moving my back door so it opened directly onto the deck so I hired him to do this job as well. This was a great upgrade and I'm glad he suggested it as it never would have occurred to me. He works quickly and thoughtfully to get your projects done so you can enjoy them. He's also very easy going so it is not stressful to have him working at your house. I highly recommend him!

A day before the install date I was called out of the country and wanted to reschedule but salesman said that was not possible and they would have no problem placing shed. I had a bad feeling about the placement so I sent pictures that day with the measuring tape set at the proper distance with close up and far out pics so it was clear where it was to be set. When I got back from my trip it was not even close. 8" off one way and 5" off the other way. This is what happens when a company gets their money up front. The shed was unusable because I could not fill it until they placed it. So I called

4 times to try to get Shed moved and each time someone would say what was wrong and someone will get back with you. Which no one did. After 3 or 4 days on my last call to get some answers I found out that THEY USED a SUB CONTRACTOR to install the shed and the lady said, here is the number you call him. NICE CUSTOMER SERVICE... FUNNY the salesman failed to tell me they use Sub-contractors to do there installs. I might have not spent the money for this shed. Natural the first phone call to the SUB went right to voice mail but he did call back about 30 minutes later. He told me that his team was not going to be in that area for another 5 days to get it moved. So there goes another 5 days of delaying another project because I cant put anything in the shed before it gets moved. I cant believe the customer service from

Who needs customer service when you have all their money up front. Now look how they finished my roof in these pictures. I'm sure any professional roofer would just laugh.
