Another really bad part of the ordeal was how the provider tried to convince me that digging a hole 4 feet deep next to my house and filling it with cement and rebar was a "helical pier". He said it was helical because he curled the rebar. It was embarrassing and troubling to hear someone try to defend shoddy work by trying to convince me of something that a
can disprove. The only good part is that the provider was not truthful about pouring 4 ft of cement. When I dug it up it was less than 2 feet deep. The reason why I don't give this provider an F is because I've seen a decent paint job they've done and know they are capable of decent work.

Ballpark number - $30-50/SF for normal garage - in your area, considering need for perimeter foundation to get below frost depth, probably about $40/SF unfinished, $50 finished.

In your area, if you can afford it, I would talk to a Realtor friend (or the one who sold you the house) about how much value a garage would add, and the difference between one and two car - very few houses are built with one cars these days except on narrow city lots, so it might pay (if your budget can handle it) to make it a two-car while you are at it.

Also, a standard 1 car is about 12 x 20 feet - if you make it large enough for a full size pickup or SUV then about 12 x 24 or 12 x 26', which could improve resale value. The current trend is toward 8 to 8-1/2' ceilings and 7-1/2 to 8 foot high entry clearances also, rather than 7 to 7-1/2' ceiling and 6-1/2 foot beam clearance, to handle larger pickups and SUV's with racks.


Definitely - if you are interested, there are good videos on how it works on This Old House and Hometime websites, and probably on Youtube too, or google  -  "epoxy floor covering"

It takes A LOT of careful prep and you have limited working time to handle it (it is a 2-component product like epoxy glues and fibreglass resin, so has vdery limited working time after you mix the two components), so unless you are quite experienced with fast-setting finishes I would NOT recommend you do it yourself - get it wrong and it is MUCH harder to remove than to put on. Also, it is important to sprinkle the non-slip material over it at the right time without stepping in it or getting any on flooring that is not yet covered with the epoxy.

Find a specialty contractor for garage floor sealing - normal painters and contractors may or may not know how to do it. Rough cost estimate, WITHOUT moving a lot of stuff in and out of the garage, $1.25-3.00/SF depending on how expensive a finish you get. Keep in mind you will have to move everything out of the garage for a few days to a week, or pay them to come twice (which I have seen done) - to do it by halves about a week apart, with you moving workbenches, tool chests, etc from one end of the garage to the other before they come back.

There are a lot of off-brand products out there - a lot of them are garbage, and some claiming to be epoxy are not even 2-component, so not true epoxy. I would stay with national industrial brand names like PPG, Rustoleum, Armorchip, AkzoNobel, Dulux, ISF - the ones made by consumer paint companies like Behr, Sherwin Williams, etc seem to have a lot of bad press about them.

One thing to consider, is if your slab was coated with a water repellent or sealer, that will probably have to be sandblasted or ground off before an epoxy can adhere properly - for about $0.50-1.00/SF more.

If you are not up to spending $1000 or so on protecting a floor you drive on, you can get Rustoleum Epoxy Shield Concrete Floor Paint for about $40/gallon that, as long as you degrease and scrub the floor well before hand, sticks quite well including over a normal concrete sealer. While the rustoleum stuff is actually an acrylic, not a true epoxy, it does good for the $. The competing latex concrete paints peel and lift off in no time - they are fine for coating a basement floor to reduce moisture passage before putting down flooring, but do not hold up to garage traffic.

I redo the central driven-on half of mine for about $45 in degreaser and paint about every 10 years and while it does not look like a showroom floor after the first few weeks, it does the job of being easy to clean and repels most vehicle stains (except gasoline, paint solvents like laquer thinner or acetone, or automotive spray solvents like brake or carb cleaner, which will all soften and bubble it). It also is not anywhere as slippery as an epoxy finish. You do have to let it dry a full week to avoid peeling from tires sitting on it.

As a condo owner I presume you have checked with the condo manager - most condos have rules about types of finishes that can be used, and in some cases even colors.


That is a pretty old and small house to be putting much money into.

My recommendation would be to do no more than box in the carport as a garage, if you have use for that.

Adding a bathroom and laundry room to a garage generally means a new foundation for them, so significant cost for the small added space you are getting. Generally, one would recommend an addition rather than putting those in a garage. However, for this old a house an addition could be equal to the value of the house.

My recommendation - talk to the Realtor you bought it from, or a Realtor friend, about what certain improvements could do to the value of the house. I fear you will find that anything other than a teardown might not add to value at all, because any significant addition to that old a house, and that size if typical of the neighborhood, would make it an oddball house for the area and reduce rather than enchance saleability.

Everything was great except the tile. The glass tile was not done to my satisfaction. Tile guy had to remove the tile half way from being completed on one wall because it was crooked. Then the glass tile has chips in 4 places and the backing on the tile at the cut edges is chipped so the color is off. I can see it and it bothers me. My guests don't notice, and I don't tell them. The contractor was great with the bones of the job, but I would find a different tile guy.
You do need to watch what they are doing to make sure things are done the way you want. The light above the vanity was not centered and they were not going to move it until I pointed it out - and they added that to the cost of my project. The paint was semigloss on the door and trim when I asked for high gloss. That never got fixed. I just wanted the project done and I will paint it eventually. They were going to install brass door knob and hinges that they supplied, but if they were to look at all the other doors in the place we have brushed nickle. Caught that before they left so they had to go and get the right knob and hinges.
After 2 other projects in my house, this contractor was the best of the 3.

.) came to my house to make final measurements of the 3 sided lean too I sent him drawings of. When he was here I told him I wanted the roof boxed in all the way around the building. The extension on the roof overhangs the walls by 14" and he ask me if they could use their standard boxing of 12" leaving a 2" overhang of the roof all the way around. And I agreed to this. He told me he would also transition the roof of the lean too from under the shingles of my existing building roof.

The boxing under the eve end of the building was installed, but not under the east & west gable ends. The transition from my roof to the new building was put on top of shingles instead of under them.

build a deck onto the rear of our home. The deck is a 12 x 24 foot long deck with hand railings and spindles for decorative trim. JNR put in all the footers for the deck and within 3 days the deck was finished.
At that same time we had JNR install a 6 foot privacy fence around the yard. The fence is straight and solid because JNR did not use pre assembled panels, which would be cheaper however the pre assembled panels are stapled and the wood pickets can come loose or need replaced over time. JNR installed our fence one board at a time and used special screws that are coated and will not rust. The fence is rock solid and they also added 2 four foot wide swing gates on hinges with locking latches so I can get in or out of the yard with the lawn mower or garden tractor to mow.The gates that JNR installed were all hand crafted to match the fence so it looks like it's all part of the fencing which is very nice.
We also wanted an addition added onto our home, and JNR built this new room, it is a 15 x 23 foot long addition, and was built from the ground up. JNR did the entire job which consists of digging the concrete footers, and pouring the concrete slab for the foundation. We discussed how the room was going to look and JNR had the drawings, and blueprints drawn up to obtain permits from our county, and city. Once the foundation was complete JNR put up the wood framing, and put the roofing on, added the windows and door, and they did all the electrical wiring, insulation , then dry walled the addition . Our home has a concrete block wall on the outer side where the room was built onto , and we needed access into our new room, so JNR had to make and opening from our dining room into the new addition . This was no easy job, they had to erect a plastic area in the addition room and in our dining room because the concrete wall had to be sawed to produce the opening but JNR did the job with ease and a minimum of dust. After the opening JNR installed a solid wood Dutch Door that leads to our dining room, and they also installed all the light fixtures , overhead ceiling fan with a light, and put a coach lamp outside the new back door..
We are well pleased with our new room JNR had a carpet installed put the carpet of our choice in the new room and they also painted it . So the complete room was built by JNR from the ground up. It is vinyl sided, and you can't tell the difference in the siding color at all, and same with our roof. JNR had to box in our fireplace Chimney which was not an easy job as our roof is a Hip Roof, and our home is a 3 bedroom Ranch style .
If you're looking to have any kind of remodeling done, or a room added onto your home JNR can do the entire job, and the craftsmanship and quality of the work is top notch. The price is very reasonable because I had 2 estimates prior to JNR and the other 2 contractor estimates were more expensive on the deck, the fence, and the addition, and they did not include finishing the interior of the new addition, whereas JNR's pricing included finishing the interior and insulating and painting, as well as carpeting..
All the scrap was removed and the yard was cleaned by JNR also, they did not leave scrap wood and nails laying around the site. I would highly recommend
