answered the phone and once I explained that I needed work done on a rental property and I lived far away, he was ON IT! He called my tenants and they agreed" on a date and time (we spoke on Wednesday at 4:30 and he fixed the issues 2 days later on Friday). He constantly kept me in the loop via text and sent me pictures of what he could send (since the leak was in the wall, there was nothing to photograph). As much as i was afraid to imagine how much damage was done by the leak and to know that he found another leak, he put me completely at ease every time he called. I will definitely use him again and I will refer him to every one I can. Even the price was better than I expected; it was $770 and he applied the $20 coupon that's on the Angie's List site. Thank you,
!!! Go O's!! ;-)

is our neighbor and we like him a lot. He's kind of a little on the grumbly side, like that one uncle or grandpa everyone seems to have, but he is also" the kind of guy who shovels our elderly neighbor's sidewalks every.single.time it snows. He's cheaper than another plumber in the area we like to use, but he's not as polished. And some people do care about that I know. Still I'll definitely call him for the kind of small plumbing jobs that pop up with kids in the house. He does good work, he's fast, and he cleans up after himself. And when the garbage disposal turned out to be a loose screw, he gave me a look that said "you really called me for a screw?" and only charged me $20. So he's also honest.

arrived on time with all the necessary tools. He immediately set to work and took care of one problem after another. He was professional and pleasant throughout." The plumber I had been using before I met
had quoted $150 just to reinstall the one bathroom faucet. I'm very glad my friend recommended

From the sounds of it, you have a clog between the floor drain and the connection to the city sewer (unless you have a septic tank).  The lower flow rates of sinks / showers / dishwashers probable don't cause a backup like the washing machine does.  A couple of suggestions.

1.  Snake the drain line with a spade tip snake, twisting the snake as you advance it.  This should clear the partial blockage.

 2.  If feasable, have your washing machine discharge into a utility sink and put a strainer on the drain to catch the clothing fibre (fibres and grease from the sink probably made the clog in the first place not to mention a garbage disposal).

3.  Replace your floor drain with one that has a backflow preventer (looks like there is a ping pong ball in it).

 Good Luck

It is not uncommon for a plumber to have to go get the parts necessary to repair and complete the job.  It is very hard to determine what the problem is over the phone and it is not until the repair process begins that the parts needed to resolve the problem is discovered.  It may also depend on if the plumber is using hourly rates or per job rates.  I would hope the time to get the parts would be minimal and the charge would be as well!

FYI: CPVC and PEX are two different materials and installed differently.  PEX is not intended to be glued but instead has special crimp fittings.  PEX is a brand name of one product that is manufactured slightly differently by others as well so it is important that the same brand fittings are used to match the pipe material.

Mobile homes used CPVC for years and some still do.  It works fine but is not as strong as a properly soldered copper pipe system.  Is the contractor installing this new plumbing a licensed plumber?  I'd be surprised if he is since he's using CPVC and not PEX (or similar) or copper.  PEX pipe is even cheaper than CPVC when run by a knowledgable plumber.  It doesn't require nearly as many joints since it comes in rolls and can flex through spaces easily.

There are some groups raising a fuss about BPA and other chemicals found in plastics that don't like the use of CPVC, PVC, or PEX pipe.  I haven't seen the results of any lab tests to confirm or dispute their concerns.  As far as durability goes it's fairly safe as long as it's properly installed and secured.  It is not as susceptible to hard water damage as copper.  It absolutely must be insulated along it's entire length to protect it from contact to other materials as well as freezing.  Also, the fixtures in the house need to be grounded electrically since the pipe itself provides no electrical protection against accidental shock or electrocution.  In a copper plumbed house the system is grounded so static electricity, a short in a wire near a water line, or lightning strike will carry the current out through the pipe instead of through the water to you, ideally.

If it's installed correctly you should be fine but make sure the contractor knows what he is doing and follows the proper procedures to use CPVC pipe.

It is usually cheaper to remove part of the ceiling below and patch it after the leak has been repaired.  Remember that water can travel before settling in one area, causing the spot you've seen.  Just because it is below the toilet does not mean that the toilet is the problem.  The cheapest option is to pull the toilet and check the floor around the wax ring to see if it has been leaking.  A new wax ring only costs a few dollars.  When was the last time you caulked the shower in that bathroom?  The water can leak around the corners or at the door (if you have one) and travel along the floor joists until it pools in a lower spot on the ceiling below, then seep through.  It could also be a seal at the drain of the tub or shower.

I get a few calls a year for this sort of thing.  It's usually something simple but can be a nightmare to diagnose, especially if the problem is intermittent.  Start with the simple possibilities and use deductive reasoning to narrow the possibilities.  Before you do a lot of damage it may pay off to hire a reputable contractor to help you make sure you've exhausted all of the imple and more obvious possibilities.

I expected to pay much more and they could have easily swayed the procedure to be much more expensive. The lead plumber made a comment that rang true to me and clearly states how admirable their customer service is....he said, "when you call me, YOU have a problem; when I arrive it becomes MY problem until I correct it!" I was flabbergasted. I will definitely recommend them and use them again and asked for 2 business cards!

I had an old toilet that kept overflowing so after initial consult, I purchased a new toilet and Mr
Jackson Plumbers Provider Name Locked
came to my home. He removed the old one, repaired the cover/ring on the floor, and then installed the new toilet. He also replaced the water line. He even then cleaned up everything when when he done. He broke up the old toilet putting it in my garabage can and then took all the empty boxes with him.
He explained everything he was doing to me with politeness and clarity. He did a woderful and great job.

Our home was built in 1969 and the pipes leading to the leaky faucet (which was original to the home) were only accessible by the plumber cutting into the back of a deep kitchen cabinet. The plumber was professional and performed the work very quickly. His work was high-quality. All interactions we had with Top Gun Plumbing were handled with professionalism.
The price ($360 + tax) did seem a little steep, but we were provided the estimate prior to the work being completed, and we needed the leak fixed ASAP. We were impressed with overall experience.

Late Friday night I discovered a fine mist coming from a pipe above my water heater. It must have been leaking for a day or two as some old magazines near it were soaked. I searched Angies list for plumbers and since I live in Plainfield I was looking for someone in the vicinity. Many of the stores didn't list Saturday hours but I noticed
Jackson Plumbers Provider Name Locked
's listed 12-12 with great reviews. The next morning I waited until 8am to call and left a message. He returned the call within 15 minutes and said he could be here within an hour. I thought that was pretty impressive! He arrived-on timeand assessed the problem. There was a hole at a connection in the pipe. He suggested a shutoff valve with some new piping and proceeded to complete the job. It was professionally done, reasonably priced, and saved me a big headache! He's very personable and I would recommend his service to anyone!

Everything went very well and the folks renting the house was happy to get the fireplace set up for the year.
The company called me about 30 mins to give me the heads up before they arrived.

The whole thing just felt way too salesy. I had someone come out to look at my sump pump. Turns out, it's bad and needs to be replaced. The service technician immediately put his sales hat on and started going through his very well prepared sales presentation. Starting with the most expensive option and working his way down to the "more budget friendly" prices. I asked him midway what the price was for a particular item, and he gave me a "oh, we'll get to pricing" response. Nonsense. When I ask you a question, answer it.
The guy was professional, and just doing his job, so I don't fault him at all... I just was expecting a service tech to come out and talk to me. Not have a preplanned sales presentation.
Long story short, their prices are WAY out of line compared with other options. I had someone from a different company out later that day and had a new system put in for a fraction of the cost. And, the other company clearly wasn't interested in selling me the biggest and best... which is, in part, why they earned my business, not Lifeline.
