"We are DYIers and bought an older distressed home to gut and remodel. In the process, we have used several contractors and have done a lot of the work ourselves." "It starts off to a great start, but over the time, it starts to change fairly and to the end which was very poor. The original contract we agreed was at 93k amounts" then it changes with additional changes contract, then again with third additional change contract which I refused to sign.

Call and ask your contractors these questions.  Don't be afraid to ask questions.  It is your money and home.  I would ask for references and take a look at samples of their work (especially the low bidder).  Make sure all are licensed and carry the required insurance.  You don't want to get a bad stucco job, so do your homework first before selecting a contractor; which may not be one of these.  Check with your local building department and local building exchange for more references on these and other contractors.  Good luck.

     Both choices have plusses and minuses.

     I am partial to vinyl siding myself if it is put on by a contractor that pays attention to details in sealing against water intrusion. The better grades of vinyl stand up to the weater very well. The siding on my own home is over 15 years old and shows no signs of fading or any changes due to sun exposure and have had no problems with water entry around windows or doors. It does not dent like the old aluminum siding did or break if hit by a ball or a rock thrown by a lawnmower. As long as you save a few extra panels even if a rock was to be broken by something like a rock it is easier to repair. I will add that the earlier vinyl sidings did tend to fade but I have seen homes I sided after putting additions on that were done 20+ years ago and they look fine. Those closer to the 30 year mark not as good on the fading though. I gennerally never use the cheaper panels though so I can not vouch for them but I think that as long as it is one of the better manufaturers it seems to be just panel thickness. Just a personal opinion but if you are looking for added insulation I would use one of the 4X8 or 2X8 panels rather than the insulated siding. I can not see how insulation on the back of each panel with all the joints can do much more than stiffen the panels and I would think it would hamper the movement of the panels with changes in temperature.

     As for Hardi or any of the other fibre cement sidings it is way more costly and relys on caulk or tar paper strips between the panels to seal out water. It is not very forgiving on install mistakes and must be done perfectly to get the full Hardi warranty. I was just involved with a job where the contractor did not put a few pieces of flashing in properly and his guys lapped a corner board incorrectly and the Hardi lifetime warranty was void. Another thing I did not like is that it is put in with a blind nailing method and even though this house was done to specs in this area of the install the bottom of the siding was not tight to the lower courses in many spots. They did install it to the maximum exposure and I believe if they had gone to a larger panel or even lessened the exposure by 1/2" it probably would have been fine. The other thing I saw was the paint seems to be prone to scratching durring install and to me the house looked like it needed a paint job even though siding was new. I do think that if painted after install a paint job would last many years as the product is very stable and does not expand and contract much. The one big plus I see is it tend to HELP in and area prone to fires such as some ares out West.  I put the word help in capitals because it will not fireproof the home but may stop ignition from sparks and moderate heat exposure.

and his team handled them, completely reversed the positive opinion we initially had. During these weeks, we experienced communication mishaps, clerical mistakes, an angry false accusation, and even downright dishonesty from

was charging us for somebody else’s roof permit and for credit card convenience fees his team had incurred! It was not until I insisted that these extra charges be removed that we received an accurate final bill.

telling me that he had brought the old vanity top to a manufacturer who would assess it and either repair or replace it but would give him no other information. Confused at why

After this phone call, seeing how shaken and upset I was, my husband called

and his team, and for that reason only......we met with the manufacturer, inspected his repair job of the old vanity top, and reluctantly agreed to accept the repaired vanity top. When the old vanity top was subsequently reinstalled, it began to show signs of having been sanded and repolished. But at that point, we could no longer stand to deal with

and his team and their unprofessionalism and dishonesty, and so we chose to live with the old damaged vanity top rather than insist on the brand new vanity top we paid for and deserve.

After the final weeks of the project finally came to an end, despite our extreme dissatisfaction, we still gave

the full amount we owed him. However, we also gave him a letter privately expressing our concerns to him and asking for an explanation. But instead of providing any explanation,

, the owner from the initial bids through project completion. He was upfront with his backlog at the time we signed the contract, and kept us posted when actual installation dates were moved back due to weather, etc. While the overall project duration extended longer than it would have during more inclement weather, Bill exploited every unseasonably warm winter day in late January and early February to complete the project efficiently. The hard working demo and siding install team were headed up by an extremely competent foreman named Rosie. He is quite detail oriented and insured most every detail or question was addressed. Ed, the finish carpenter reconstructed three existing soffit's which had failed, as well as do a great job fitting/installing all of our new doors and building a very nice exit deck from our patio door. The painters that Bill bragged about did not let him down as they did a great job caulking, prepping, and painting the entire exterior of our home. In the end, the project was very successful. We are quite pleased with this first phase of our remodel project and the new look of our home exterior.
A couple of noteworthy items that place Bill's company apart from most others: everyone on the job were his direct employees, and not a penny of payment was expected until the job was completed.

They advised as to where the water was coming from and how the issue could be resolved. There was a problem with the flashing on my roof surrounding my chimney. The leak was caused by excess snow and ice build up from our recent bad weather. We agreed on the price and they got on the roof, removed the snow and ice from my entire roof and resealed the flashing around the chimney. Told me to call right away with any issues. No more leak.
