"Contacted

about taking a look at some sagging floors in my home.
came over and evaluated" the situation. He took some measurements with a floor laser in the kitchen. The floor was definitely not level. He then ventured into the crawl space to further a**** the foundation problem. It was determined that when the house was built some 55 years ago, the builder just didn't put enough support under the floor.
sent over a detailed proposal to correct the problem. After accepting the quote,
performed the work on the foundation. He jacked up the floor and installed sister joists and support posts to shore up the foundation. The floor is now in great shape and level for the first time in a long while! The folks at
are very professional and knowledgeable! I would definitely recommend these guys to friend. Thanx!

Crawl Spaces

Homes that aren't built on a slab foundation or basement feature crawl spaces to allow for the necessary access to plumbing, electrical and other home systems.

Foundation Repair, Concrete - Pouring & Repair

Pouring a foundation is the first critical step in building your home, so make sure you know what to look for if you're hiring a custom builder or doing a portion of the work yourself. Here are some foundation basics.

Contractors say homeowners with this trait are the most satisfied with home improvement projects.

Relying solely on measurements to determine the condition of a foundation often leads to risks incurring further damage to a home, says Granott. (Photo courtesy of Angie's List member Dale W. of Boones Mill, Virginia.)
Foundation Repair

Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

There are two types of cracks in foudation walls, horizonal and vertical. The vertical is from settling and usually is not that bad a repair onec the settling stops or the cause is fixed. A horizontal crack in my opinion worse unless it happened right as the house was built and it was backfilled incorrectly. That should have been fixed at that time though. Horizontal cracks are a sign of lateral pressure due to either a water problem, improper wall sizing or a combination of these. In these conditions I have always felt complete excavation outside the wall and reconstruction is your best approach with the proper sized block or concrete wall with buttresses as needed.

You mention the future sale of the home and I would think the total replacement would be the best way as it will not leave any red flags. The steel plating would point to the problem and I can just think of all that would go through a buyers mind. Little things like how long will it be before the plate rusts out and needs to be replaced, even though it would probable last a long time.

I would think you should spend the money on a consult with a structural engineer and get a written report on the problem and his recommendations as to the best repair. It will help with any future sale of the home. Without drawings the consult should be less than $500. I would bet he would recommend total replacement.

This company recommended inside and outside work where the other two companies only recommended inside job. For what they were going to do inside and outside, the price probably was not too out of reason. Most companies offer free estimates where this company charged. Only time will tell if we made the right decision.

It started out well. Very professional up front with their business office staff. I made the initial appointment several weeks in advance. They sent an email confirmation and called 30 minutes ahead of time to let me know they were on their way.

called me with a $2000.00 bid for this work but offered to apply it to any piering work they did. $2000.00 was way overpriced. I received another bid for $500.00. At their initial visit,

that was news to me as I never heard back from anyone. So I met with

and he measured, again (they lost the first measurements), and gave me a bid for 6 interior and 18 exterior piers. He also said that the office girls said they called and talked to me when they scheduled the appointment. I was offended as I never spoke with anyone, and isn't the customer always right?
Clinton Township Foundation Repair Specialists Provider Name Locked
was pleasant and professional, but I got the impression that there were many more charges to come that he was not identifying. He made several innuendos about this and that. For example, pulling back the carpet and drilling holes in the foundation to see how much space was under there to see if it needed to be filled. In the end, I had too many negative experiences and doubts to spend that kind of money to have work done on my house so I went with another company.

I called a few weeks ahead of time to schedule an appointment. They called 20 minutes ahead to let me know they were on their way. Showed up, no intro, no handshake, no fluff. All business, not salesy.

White measured my house, gave me a drawing with piers, a bid with firm pricing (5% Angies List discount!) and educated me on piers and the process. I was impressed by

Clinton Township Foundation Repair Specialists Provider Name Locked
is one of only two companies that followed up with me. Several weeks later, after meeting with a total of three companies, I called
Clinton Township Foundation Repair Specialists Provider Name Locked
and he came back out to answer questions and look at the possibility of more work.
Clinton Township Foundation Repair Specialists Provider Name Locked
exhibited the same integrity and knowledge he impressed me with at our first visit. He suggested I didn't need the additional work that was suggested by the other two companies and said we should take a wait-and-see-approach after the 15 recommended piers were installed. His contract was straight forward and I signed that day. Within a week the work was being performed. Four guys and a foreman began hand digging the piering holes in 18 degree weather. They were diligent and it was obvious they knew what they were doing. The only day the did not come, at my recommendation, was the day temperatures were below zero and warnings were issued. We lost less landscaping than originally predicted. The workmen worked hard and expeditiously. They completed the work in 4 days, including 2 piers from the inside of my house. This work could have been a nightmare but, honestly, I have experienced more stress with having a bathroom painted than I did with having my house piered. The condition they left things in was almost as good as it was before the work was done. I would HIGHLY recommend

came out 2 days later and measured my house, using the engineer's drawing that I provided him with. He told me I needed to pier my whole house, including inside walls, and may need some mud jacking. I asked him why. He said my footings were bad. I asked him what that meant and, after I pushed him for an answer, finally said they were cracked. There is no way for him to know this and I doubt it is true. Two other bids and two engineer reports don't support this and they don't support piering my whole house. He never followed up with me. I didn't care for his demeanor, did not feel he was being honest with me, and I expect a lot more from someone who wants me to spend $39,500.00 with them.

The support for the structure, which had started to deform and separate from the house proper, was solidly re-anchored and appears absolutely stable. The work was done over two years ago, so the success of the project is clear.
