"You never want a foundation house right but if I had one I would want on my project. He knows homes not just oops you have foundation issues." He was open to everything I shared with him from another foundation companies review and the structural engineer. Poor house screaming 'help me someone care' and he was not about to start crushing the house. In fact he warned me the house would not make it, the whole thing would crack and he told me how slabs are poured. A lot of variables with my project and his honesty was greatly appreciated on my journey.

-Julie K.

"I chose not to do foundation work but to learn from this company, very honest, as well as following the structural engineers report and the company they referred" me to. Honestly it's not a well built house, been mistreated with foundation sinking and it's a poor slab pour. I felt I would crack the house if I did any foundation and have chosen a more ergonomic approach and correction of the slab to best of it's ability. I wanted to tip them for the wealth of information I was opened up to!! But a thank you and sharing is most important

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.
Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

Foundation Repair reviews in Clinton Township

I took leave from work not once but twice to meet with a inspector at my home, and both times failed to meet it's commitment. The cancellation for the first appointment occurred because the employee was dealing with a personal emergency, which is reasonable. called a day or ...More so ahead of time to reschedule for 4pm the following Monday. "Fine" I said. Shortly later they called back and said 5pm on Monday would be better for them. "Fine," I said. When 5pm on Monday came, I grew concerned because there was little daylight left to perform the inspection, and by 5:10 pm I called to confirm the inspector was still coming-- i.e. let the company know he was already late for his make up appointment. told me he was not late, and instead could not make the appointment because of a traffic incident in DC that morning (from WTOP traffic reporting that afternoon, the blockage in DC had cleared, so I was puzzled why this affected my 5pm appointment). said they called and left a message on my cell phone, but there was no voicemail or record of their call.... "NOT FINE." Needless to say I was angry. I let know this was the second time I had to take leave from work to meet them, and if I can't trust them to honor their appointments, then I certainly can't trust them to fix my the wall of my basement. This was really surprising because the company appeared to be highly rated.

He explained everything over the phone, like not to use a person to do foundation repair because it could be problematic later and to explain to the City of in order to get a time extension to do foundation repair until March when the temperatures are warmer than 45 degrees. He also gave me an estimate ...More of how much that a 4 feet by 5 feet foundation repair would cost which is $3,500 to $7,000. He said his company can't risk doing this kind of repair at this time of year, but to find a highly rated mason contractor through BBB and see if they are able to repair in this kind of cold weather. In addition, if a mason contractor still can't do it, he said to put up wood covers until spring time. He's a great, honest guy that I would recommend to anyone.
- Chandra M.

After came on site to review and estimate, it was difficult to get anyone in the office to respond and schedule the work. It took several calls and a few e-mails to finally get someone from the office to respond and schedule the work with 's help.
I met when the crew ...More first showed up and he was very knowledgeable, friendly, and professional. We reviewed the work to be done and he set my expectations about working hours, duration of the job, material delivery, etc... which was very helpful.
The work took a little over a week and was always super willing to give updates and let me know how things were progressing. The crew was very professional and cleaned up every day and made very little impact which allowed me to work at home uninterrupted.
The finished work looks great and you can really notice a difference in the stability of the floors.
did exceptional work and was a fantastic representative for !
- Jay S.

See above. Ham never showed up to give estimate on doing work on my mothers home. She needs beams replaced and front porch floor replaced. I spoke to three times and he always had an excuses why he did NOT SHOW UP. The last conversation I ask him if he did not want to do the work tell me? He said he would ...More be over last Tuesday or Wednesday. He did not show up or call me. The property is in Jonesboro LA. It is 40 minutes from West . I found via Angie's List.
- Joe M.

From the start, I was impressed by the service provided by this company. They were out promptly to provide an assessment of my problems and recommend the repairs necessary to fix them. I had inspected the area myself, but they provided pictures of all damaged areas. Their quote was very competitive. There was no hard sell and I was very impressed ...More by the individual that completed the inspection and estimate. Once the work was scheduled, they stuck with the job until complete. I was provided pictures of all work and verified them by my personal inspection. I was very pleased with all aspects of this project, would use them again and highly recommend them for similar work.

Great service.... Immediate response, worked with my schedule and the customer service and follow up was excellent!
- Peter M.

They were courteous, professional, and hard workers. They seemed happy to answer our questions and addressed our concerns. We were very happy with the results. Additionally, they cleaned up completely when they were finished, which was much appreciated.
- Sally C.

We appreciate him taking this small job and helping us out. is an honest business owner who stands by his word.
