Snaking the line from under the sink was difficult and became futile when the snake head broke inside the drain line. (Remember it went through 2 sharp 90º bends before hitting the Tee.) The only recourse was to open the wall and remove the bad section of drain line. To our surprise, we found lodged in the tee a rotted black walnut seed apparently from the tree near our house. Finally once the back-ups got to something worse than some dirty water (less that's right, disgusting) we broke down and called a professional.
Save you time and sanity, spend a few dollars and high a great master plumber. I have already scheduled them to come up and replace some shut-off valves.
