The team also build us a new ledge and frame to accommodate our new casement windows and they are a gorgeous and unexpected addition to our kitchen. Initially, the contract went well. The price was a bit high, at $40 per linear foot of gutter and $10 per linear foot of downspout, but I did my homework and saw that while a little high, it was not unreasonable. (It was 6082.00 for our 2,376 sf house). I signed the contract, and within two weeks we received an email that our service would be scheduled for the next day. A crew of two men showed up, removed our old gutters, and replaced them with new 6 inch aluminum utters, which they accomplished in about 7 hours of work (it rained on and off that day, so they ended up finishing late). So far, all was going well.
Then the problem began.
Our house has a main roof. The front main roof could either drain onto the front porch roof, then into the ground, or drain directly into the group into an existing outlet, with another existing outlet being used for the front porch roof (the more logical setup). For some reason, they decided to configure the water flow so that it'd first drain onto the porch, then into the ground, and they left the second existing outlet unused.
I pointed out that the combined water from these two roofs would probably create a

onto our front lawn, and that they should have used the other configuration They said that they saw my point, but thought it would probably be okay as is, and agreed to come back and adjust if I had any problems. This was on June 10th.

Rebuild starts 11/13/13: Day 1 Work started with delivery of supplies, Day 2 - 12 debricking began, prep to raise house, demolish old garage, support frame of house and roof, dig trenches for lifting beams. Day 13 begin to raise house with 2 men and 2 hand operated hydraulic

using 4 cribs of 3' long x 6" x 6" wooden beams underneath steel beams.Day 14, lifting begins, starting on 1 side lifting 6 to 9 inches then moving to the other side, because of the way the frame was lifted side to side and with one side being lifted way to high it slide to the left almost off the support cribs, frame also begins to bow/buckle in the middle due to insufficient support, Lifting continued even with middle bowing/buckling on days 15-16 until house was raised 6 feet,1 crib added to support middle. Lifting the home is what caused the floors become un-level and roof decking buckled in many places. Day 18 notice major buckling of roof. Day 18 - 26 prep and pour new footing, Day 27 build new block foundation with support piers and flood vents. Day 28 - 30 (2/16/2014) lift house higher to meet code height of 9' 1/2' total, re-cut flood vents due to being on wrong course of foundation. Day 31-32 install new sill plate underneath frame. Day 33 - 34, lower house on to foundation, this was done incorrectly so house could not be completely rebricked, to reposition the house the foreman used a long reach forklift to shove the house into correct position (video available). Day 38 - 39 begin construction of new rooms above garage and install shower in new bath, Day 40 - 43 install all new windows and begin wrapping house in TYVEK, kitchen window installed broken, front bedroom window broke during installation, workers installed it anyway. Day 44 HVAC platform built, complete frames of new rooms and roof decking laid. Day 45 begin shingling new rooms/garage roof Day 47 - 49 finish new room outer walls and wrap with TYVEK. Day 50 - 55 plumbing install begins. Day 55 begin removal of steel support beams, homeowner had to help because foreman did not have qualified workers on site to operate equipment. Day 56 install water lines. Day 57 - 58 start rewiring electrical system, electricians had to install wires above old ceilings (old ceilings removed on Day 84), begin install new HVAC system. Day 59 - 65 re-bricking of house complete except for space on front of house near front garage wall and above all windows/doors where gaps were left. Day 66 - 69 delivery of wood for under-layment flooring & front porch/back decks. Mr

Homeowner agrees to GC demand of no 3rd party supervision, no outside instruction, no criticism of work, no talking with workers and leaving of job sight for contract to be restarted/completed. GC requested a draw of 10,000.00, homeowner asked for approved Elevation Certificate again because F.E.M.A. would not provide final $15,000.00 insurance money to pay final contract cost. GC did not have certificate and to date homeowner still has not received it. GC has been paid 90% of contract and a draw of $10,000.00 would of exceeded final 10% hold back as agreed, Day 108 - 111 work resumes, New crew of drywall/painters are brought in, install trim work. Day 113 Kitchen cabinets installed, lots of extra unneeded screw holes in bottom of top cabinets, continue drywall/paint, trim work around windows show windows not installed square and 3 windows in living room not equal distant apart or level with each other. Day 114 Bath vanities and fixtures installed. Contractors officially breaches contract and walks away from job, GC sent us a proposal requesting a settlement stating that if we pay GC $3,500.00 out of the balance owed of $13,800.00 he would complete work enough to get the Certificate of Occupancy and he would not take us to court. Also in the proposal he wrote "Please don't misinterpret my words as threatening or an attempt to intimidate. GC has not toured the job sight between 3/23/2014 - 6/24/2014 nor after 6/24/2014. GC refused multiple requests for meetings & tours of home to review work and discuss any disagreements. Mr

Start job Nov 13, 2013 until the GC walked off the job on Aug 25, 2014 roughly 282 total days since start of work of which 198 are weekdays, 84 weekend days and 10 holidays, 198 workable days divided by 151 days of work/delays(10 days for delays) equals 76% of available days worked including partial days and days when just deliveries were made. The following left uncompleted: un-level floors, gaps above the exterior of the windows/doors, un-covered fascia/trim, no flashing, shoddy drywall/ceilings and interior paint jobs, windows not square, broken roof decking, roof still leaking, missing exterior brick work and many other items left unfinished. September 8, 2014 our Lawyer sent GC notice that we do not accept his proposal and we are terminating him.
