was pleasant to speak with but was completely unreliable. Could never be counted on to show up when he said he would. Sent several different" crews to our house whenever he felt like it without notice and after several weeks of no one showing up, a new crew just barged into my bedroom early in the morning unannounced. In the end he just stopped showing up for the job despite his constant promises and left several tasks incomplete and left his equipment cluttered around my house. We fired him and had someone else complete the job. He left owing us $5000 and although he signed an addendum to the agreement saying that he would pay us back the full amount, he has yet to pay a dime in over 2 months. He lied an claimed he had put a check in the mail over a month ago. Never trust anything he says!!

You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

said eguipment , NOT A handyman nor general contractor !


YES , You should have an A.C. sleeve surrounding the through the wall unit . These sleeves will usually accompany NEW products , either as a package or an add on equipment purchase.

     It depends on what type of ramp you need. If it is built out of wood you could look for a carpenter or a deck company. If you are looking for a concrete ramp a mason would be what you are looking for. There are also metal ramps and I believe some medical supply companies may carry them or be able to steer you in the right direction. As for insurance coverage I am not sure. You may have coverage and would be best talking to your agent. Depending on why you need this ramp there may even be programs through your local government or even some of the local charities might help. It might be a project a local Scout Troop might help out on.

I have a 2 family house and the upstairs porch and my porch in the rear of the house needed replacing. I needed new footings and all new framing from the ground up.

We talked price and scope of the job,he got a quote to me within 24 hours, and started the job 3 business days later. Lucky for me someone had just backed out of an agreement and

pressure treated frame and composite decking. There was no hard sell to upgrade, he was only interested in understanding what I wanted, and how he could get it done for me. Composite decking was less than $1k more than PT decking, so that was a no brainer for me.
He immediately got to work with his helper on demo and temporary supports for a bit of the roof that needed to remain in place while the porch as built underneath. He arrived promptly every day at 8am and got to work right away. Not much sitting around.
The old porch was pretty much gone on the first day, and on the second day the framework of the new porch was taking shape. Within 2 weeks and some small delays with weather and inspection, the porch was done. At the end we talked about closing in the porch on one side, and taking care of a few minor details we discovered during the rebuild, flashing, stucco patching, etc.
Everything is glued and screwed, not a single nail gun. I can't tell you how much this means from a time and quality perspective. It takes more time, but the result is quality workmanship. The railings are super strong, the whole porch looks amazing. New stairs have 4 stringers, there's not even a tiny bit of give in the porch. The porch is incredibly solid and I couldn't be more pleased. It is now safe for my 4 yr old daughter to go out there with me when I grill, and play in the back yard.
I will be calling

My opinion of course, but for me, it was one of the worst tile jobs I'd ever seen. Grout was uneven as were many tiles. Grout was all over not just the tiles themselves, but on the walls, appliances and cabinets. I spent days cleaning up the mess and getting rid of the grout haze that was left. Next time, I'll just have to go with my gut feel and pay more.
