Drywall and plaster

Knowing how your interior walls are constructed and what they are made of can help you take better care of your home, as well as provide effective maintenance. You can make small repairs yourself, but the more extensive the job the more likely you'll need a drywall repair contractor to make the wall smooth again.

guy repairing plaster ceiling
Plastering, Painting - Interior

Dear Angie: How important is it to repair plaster before repainting? Our ceilings have peeling paint that we’re pretty sure was caused by past water damage. Since the water problem is no longer an issue, can we simply repaint the ceilings or should we first repair any underlying plaster damage? – Sara S., Elgin, Illinois

My sister-in-law uses brite white toothpaste and rubs it into those small holes. No prep, no sanding.
?

I've used wall liner (it applies like wallpaper only thicker) to cover a multitude of "wall sins" over the years. In my opinion it's the greatest thing since sliced bread. It doesn't look cheap or tacky, it's inexpensive, non-labor intensive and not messy to install.

I used it for the first time about 15 years ago to cover a faux brick tile on my lower kitchen walls that couldn't be removed. It was either tear the wall down or take a chance on $40 worth of wall liner. It did the job beautifully and lasted. Since then I've used it to cover paneling, a badly gouged wall after a kitchen remodel and a wall that looked like a pegboard after floor to ceiling shelving was removed.

Friends and family (and realtors!) have been amazed by the transformation after applying this simple inexpensive product.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

It went extremely well. Much more extensive damage than
Timonium Plastering Contractors Provider Name Locked
was expecting when he got into the problem. It took two days to repair the ceiling and a lot of difficult work.
Timonium Plastering Contractors Provider Name Locked
took it all in stride and did a wonderful job. He was cheerful, courteous, kept the dust & dirt to a minimum and tidied up afterwards. His price was extremely fair. The finished product looks great. I would highly recommend him.

Had a hairline crack in my pool plaster and wanted just that area re-done. Pool plasterers don't apparently perform small jobs like that. My problem may get worse or may just stay the way it is for a while. Had the pool re-plastered about 4-5 years ago by
Timonium Plastering Contractors Provider Name Locked
but warranty only covered me for a year. With the recent amount of rain in central Texas and the nature of the soil, there could be some soil expansion/ movement around the pool area. Who knows. May be looking for a pool plasterer next year . This guy seemed like a straight shooter to me.

Timonium Plastering Contractors Provider Name Locked
was great. I found him on Angie's List, but he finds most of his clients elsewhere and I feel lucky that he had time for me. He keeps pretty busy. He did a beautiful job on the
Timonium Plastering Contractors Provider Name Locked
. He is courteous and a pleasure to work with. I was doing as much as I could of the preparation work to keep costs down (i.e. furring out a wall where the plumbing stuck out too far), but he advised me on what needed to be done so it would be done properly. His employees are equally pleasant and I'd highly recommend hiring him.
I contacted many
Timonium Plastering Contractors Provider Name Locked
contractors on Angie's List before I found him and was not pleased with the others. I wasn't able to find anyone else who could do such a large residential job. Many of them said they only do patching and other small jobs. Some of them said they only do commercial jobs. Some of them refused to do a
Timonium Plastering Contractors Provider Name Locked
job unless I also hired them for the electrical and plumbing work, but I'd already had that done. I had been calling
Timonium Plastering Contractors Provider Name Locked
contractors for about two weeks with no luck when I called
Timonium Plastering Contractors Provider Name Locked
. He met me shortly after. I couldn't be happier with his work and his great advice. He went above and beyond by giving me suggestions on ways I could make the job easier or better.
I also plan to hire him for tile installation in one bathroom and perhaps for new quarter-round trim in some places where it is needed, but that work isn't done. The tile is scheduled to be done in about a week. It will be 70 square foot in the bathtub/shower and 85 square foot on the floor with the required cement board installation for $1200 after I supply the tile. I hope that job will go as well as his
Timonium Plastering Contractors Provider Name Locked
work did!

We waited a year and a half to write this review because we wanted to see how everything would hold up before writing about it. We are still very happy with the results after all this time!
We were living in Illinois while coordinating renovations on our new house in Maryland (we bought my parents' old house, my parents were still living there). They were very responsive to emails and phone calls throughout the process.
The paint job was perfect!
The carpeting on the 2nd level was good too, except for a slight bump on the very top step that wasn't there before.
The hardwood floors were refinished and stained to the exact color we wanted, although the flooring contractors were harder to work with. They delayed the job by a day or two with last minute notice. Due to the smell of the staining, we had already arranged for my parents to stay at a hotel during the flooring work, so we had to extend their stay at the hotel which was an added cost on our part.
The hardest part to plan without physically being there was how to remodel the kitchen. But
Timonium Plastering Contractors Provider Name Locked
did a great job working with us over the phone, and sending pictures through email/text back and forth until we worked it out. We basically had them take out the entire kitchen and start over. We also changed the layout of the kitchen. The wall between the kitchen and dining room was taken down, they had to add a support beam since it was a weight bearing wall. We switched the locations of the refrigerator and
Timonium Plastering Contractors Provider Name Locked
and added an island. At first we wanted to refinish the old kitchen cabinets but
Timonium Plastering Contractors Provider Name Locked
told us about a sale at Home Depot. He priced out how much it would be to get new cabinets and it wasn't much more than refinishing the old ones. Plus we would be able to reconfigure the kitchen exactly how we wanted to, instead of having to work with what was available with the old cabinets.
Timonium Plastering Contractors Provider Name Locked
took care of ordering the new cabinets and making sure of all of the timelines were met. (I believe they finished a week behind our initial schedule, but that was due to the wait time for the new cabinets and we knew that would happen with choosing to get new cabinets instead of using the old ones.) There was an issue with spacing with the new island but
Timonium Plastering Contractors Provider Name Locked
came up with a plan to work it out. The shelving in our pantry was nailed into a pipe when this house was built, removing the nails from the shelving would cause leaks, but
Timonium Plastering Contractors Provider Name Locked
came up with a way to fix it.
There were a few small issues that we've come across. We asked them to fix spots on the floor on the 2nd level that were squeaky before laying down the new carpet but it seems that it wasn't done because the same spots are still squeaky. There's a bump on the top step of the stairs that wasn't there before the new carpeting. One cabinet drawer and one cabinet door in our kitchen broke already, but I think that's just due to the quality of the Home Depot cabinets. One GFCI outlet was placed in a spot that didn't need it (on the side of the island), and they didn't put a GFCI outlet in a place that actually needed it (by the sink). A few tiles on the kitchen floor aren't as flat as the other tiles but it's not enough of a difference to cause a problem.
During the renovations, we moved in while my parents still lived at the house so we had double the amount of furniture. L&G were so accommodating in moving all that furniture back and forth between different rooms as their worked on each section of the house. I was really grateful for their willingness to accommodate our moving situation. It really eased my mind when they would keep telling me "don't worry, we will take care of it" when it came to things like that which didn't really have to do with the renovations. I just felt bad that it was extra work for them.
Communication with us and also between the contractors could have been better, but it didn't cause problems as far as the work was concerned. Attention to detail could have been a little better too, the small issues listed above could have easily been avoided and made the job go from good to great. But all in all, they were good to work with, punctual, friendly, and very reasonably priced compared to other quotes that we received. We would definitely use them again for future work on our house!

Summary: Overall the workmanship performed by the technicians was good, however because of poor communication, supervision and language barriers what could have been an outstanding experience in the end turned into frustration and permanently flawed disappointments. This reflects a management deficiency in both customer service and in properly ensuring field workers have all the tools they need to perform their jobs well. ---------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- During the planning stages I felt the choice of tiles and other options presented was too limited. For something as aesthetic as a pool remodel, the options were bare bones basic. 9 tiles, all the same size. Nobody seemed to have knowledge of, or want to present, anything else out there but the "generic" stuff. On the plaster day (after
Timonium Plastering Contractors Provider Name Locked
had already demanded and received over $6,000 of the total bill), the crew of about 8 workers arrived, none of whom could speak English beyond single word expressions and even then it was very spotty. I don't speak Spanish unfortunately. The guys were about to install some press-to-fit eyeball return outlets which were incompatible with the type removed which I need for my cleaning equipment. I tried to communicate with workers to not install the outlets by speaking to them and using hand signals while pointing to the parts I didn't want them to install. I went inside to contact my assigned sales guy at
Timonium Plastering Contractors Provider Name Locked
(who was nowhere to be seen on plaster day) , then looked out the window and noticed the technicians were installing the eyeball assemblies I had just attempted to stop them from doing.
Timonium Plastering Contractors Provider Name Locked
then contacted them by phone and apparently told the techs to remove them, which they did immediately and with the plaster still soft. This resulted in damage to the plaster around each return and extending beyond the circumference of the eyeball bezels. (Ie visible with eyeballs installed). I also called the owner of
Timonium Plastering Contractors Provider Name Locked
and sent him a picture of one of the damaged areas. He was on vacation and returned my call to see what the picture he had received was for. He assured me all would be handled and got off the phone without seeking details. In the meantime, the separate spa was done being plastered and now full of water. I was instructed to run the spa pump. Due to the plumbing layout of my pool equipment, a small amount of backflow entered the pool skimmer as the spa pump first came on causing it to overflow slightly and dribble down the side of the new pool plaster. Because of the pre-occupation with the other issue going on, this went unnoticed by myself and the technicians until the new plaster was permanently stained from water, which
Timonium Plastering Contractors Provider Name Locked
later pointed out, they won't guarantee. These water stains (which can occur while the plaster is curing) are both visible and permanent.
Timonium Plastering Contractors Provider Name Locked
sent a repair technician out to "fix" the damaged plaster from the eyeball removals. He sanded the areas down to make them look a little better and said that's all they can do.
Timonium Plastering Contractors Provider Name Locked
also offered to pay for the style eyeball outlets they removed and discarded. 95% of the time when you call the main office they are less than helpful and refer you to your particular assigned sales rep. When the sales rep. can't do something you need or need answered then he refers you to
Timonium Plastering Contractors Provider Name Locked
at the main office.
Timonium Plastering Contractors Provider Name Locked
has the title "Plastering Project Coordinator". You get referred to
Timonium Plastering Contractors Provider Name Locked
a lot. In weeks of communicating with
Timonium Plastering Contractors Provider Name Locked
I've never been able to get ahold of
Timonium Plastering Contractors Provider Name Locked
on the phone. The whole thing is a mysterious run around session. All parties being fluent in English does not fully remedy the issues propagated by
Timonium Plastering Contractors Provider Name Locked
leadership in this customer service structure. With a crew of 8 it would be easy to ensure at least one man or woman is on the job who is bilingual. This is an obvious necessity unless it's already known the particular customer speaks the same language as the technicians. Because of these factors I'm apparently stuck for years with the outcome of an extremely expensive and time consuming project which has permanent flaws. I'm not satisfied. When you pay to have a job like this done and the end result is a sick feeling stemming from things so easily preventable...well you tend to be unsatisfied. And every time you look at your pool you get a reminder. A "D" grade overall and not an "F", because the technicians were very friendly and very competent. It just so happens none of them could speak English on the big day. Well it just so happens I don't speak Spanish. Those skilled workers helped offset the solid "F" performance which
Timonium Plastering Contractors Provider Name Locked
management solidly earned independently. The "D" on price reflects the value I received, not that the quoted prices were out of line if the job had come out as planned. The "F" on quality is a reflection of the experience plus final results and does not imply poor workmanship performed by the technicians.

& Texture removed popcorn and retextured my ceilings on June 17 & 18. On Friday, June 19th, I noticed what looked like straight lines (possibly seams from
Timonium Plastering Contractors Provider Name Locked
tape showing through?) running across the ceiling in a few rooms of my house. I decided I would wait to see if any additional drying needed to occur that might make the lines disappear, so, I waited until Monday, June 22 to contact the owner,
Timonium Plastering Contractors Provider Name Locked
. I left a voice mail message, asking him if he could explain to me what has caused the lines, but I did not get a return call.

On Thursday, June 25, I sent him a follow up message. He replied via email on June 30, with the following response: "Out of town till Wednesday of next week. I'll call you when I'm back."

By
Timonium Plastering Contractors Provider Name Locked
15th, I still had not received a phone call from him, so I sent another email asking when I could expect to hear from him. I still have not heard from him via phone or email.

Further,
Timonium Plastering Contractors Provider Name Locked
's 'sales pitch' included a promise that when they were finished with the job - except for the new ceiling texture - I would never to be able to tell they were there. I didn't hire him for that reason, but he created an unrealistic expectation considering all the things that happened. Here are most of the other things, some obviously more important than others, that went wrong while he and his crew were here:

1.) They used my water and electricity without even asking. While I didn't really mind it, I did tell
Timonium Plastering Contractors Provider Name Locked
that I thought it would be courteous if he at least asks homeowners - or, explains in advance that his crew would need use of these utilities.

2.) When his crew used the electricity, they unplugged the electric source to my decorator lights in the front yard, and didn't bother to reconnect the power. I found out about it when I looked out my window after dark the first day, and saw no lights on. I spent quite a while trying to resolve the problem before I saw the power source had been disconnected.

3.) Someone in his crew broke a filing cabinet while moving it to my garage and did not bother telling me. I know they knew they had broken it, because a 3 x 3 inch piece of the wood was actually missing - meaning someone picked it up and discarded it. Although he was aware something was wrong with the cabinet, he did not check it out before he left. I thought one of the rolling wheels was simply dislodged and that I could put it back in place. I was wrong; I had to remove the files from it and throw it out in the trash.

4.) Someone in his crew put a
Timonium Plastering Contractors Provider Name Locked
in my hallway wall while moving furniture back into house - and once again did not bother to tell me.

5.) A technique the owner uses to make a clean line between the ceiling and walls - which I OK'd in advance - left a bigger problem that what I was warned of. The technique causes a 4-6 inch white marking on the upper walls, which obviously requires repainting the walls; I agreed because I was planning to repaint them anyway. But, it also left indentations in the wall surfaces that will all have to be spackled/repaired. While the owner did try to repair some of them, he left many unrepaired.

6.) There is texture on the back of at least two of my doors that apparently his crew dripped on them, despite the plastic they had covering most everything. No attempt was made to clean it up, and I know they would have noticed it when they removed all the plastic. Once again, no one bothered to tell me. I don't even know if I can remove it from the surfaces without ruining the doors.

7.) Despite the plastic they used as covering, and the fact that they used a vacuum to clean the floors, when they were done, the floors - and any furniture that was left in the house and covered with that plastic - were all covered in dust and pieces of popcorn, as well as clumps of the new texture. I didn't expect it to be 100% clean afterward, but I am still finding debris in nooks and crannies, inside door frames, etc. each and every time I clean.

8.) Lastly, the owner promised to do a 'walk through' after the job was done, but did not follow through. I walked through while he was trying to repair the indentations in the walls, but figured that we would go back through together when he was done - when I had his full attention. That did not happen. The owner knows about some of these issues, but not all. If he would have ever contacted me about looking at the lines in the ceiling, I planned on sharing the rest with him - if for no reason other than to afford him the opportunity to be aware of the quality of his crew's workmanship. As of this time, he has not given me that
