We waited 8 months after closing last
to finally get the screens for our $300K+ home in
. Builder informed us that our home did not come with screens, but that they would be happy to order them from the manufacturer for us at an additional cost of 600.00.. With a little investigating we found the original builders purchase order from the manufacturer and found that the screens and the windows were shipped as one unit. My husband notified them of this gave them time to respond before contacting our attorney and suddenly we had the screens on our windows at no charge to us! In
when we were due our 12 month Warranty service we submitted the proper documentation to the company principals.
and Loye
. They scheduled a walk through of our home within a reasonable time. However they argued and not picked about every detail that warranted builders responsibility. Contradicted each other about what they were or were not going to fix. I was told that I would be contacted by the sub contractors for each area of responsibility, I am still waiting some three weeks later for that to happen. IN the meantime, the second story air conditioning unit quit functioning as the result of a faulty coil, when I contacted the installer, knowing that these units were still under warranty, I was informed by the installer that they no longer provided service for this builder as the builder has not fulfilled a 50k+ bill to this company. LOng story short it cost my husband and I over 1800.00 to have a brand new air conditioner repaired. Early part of last week my husband contacted Ms.
in an effort to once again schedule the Warranty work, on Tuesday we were told that we would be hearing from the subs in a few days, we are now 10 days past that response. Today my husband made another attempt to contact Ms.
via telephone and we find that the number has been changed or disconnected with no further information available. The same holds true when you call the office number listed on their web site. There is a home directly across the street from ours that has been left unfinished for several months and the jobsite is an awful eyesore. There is still a port a
on the
of the drive. I would submit that not only is this a company who is run by two women who do not stand behind their work, but they are both unethical and extremely unprofessional.........I would suggest you look for anyone other than this company to build your home!

Our experience with the
Team was great!
From the moment we walked into their model home, they were welcoming, answered any questions without trouble. They were happy to take us around other homes & properties. We had found a property, which they did not own but
quickly went to work on purchasing the property for our family.
We had the opportunity to customize one of their established floor plans (to better suit our family's needs).
was always up front and clearly outlined all building costs as well as the final purchase price. There was absolutely no surprise costs or
fees.
The home building experience was smooth; the contractors who work along with
have their work down to an art! Every step from excavation to paint had their scheduled dates; (which everyone met the timelines) we as the purchasing family were always welcome to come see the home at any time, welcomed to make sure we were pleased with the progress and other aspects of the house at each step.
I would highly recommend the
Team to anyone, friends and family. I would gladly open my home for people to tour and answer questions! We could not be more satisfied and grateful for all the hard work and dedication
put into building our home!

Regarding:
Newark Home Builders Provider Name Locked
, aka
Newark Home Builders Provider Name Locked

Maintenance and Restoration, LLC.,
Newark Home Builders Provider Name Locked
owner/operator.
I was going to list a long litany of
problems with this contractor, but decided to state that that would be too much
to put the reader through. This guy needs to be off the street,
Newark Home Builders Provider Name Locked
his
license and accreditation with the Better Business Bureau. He's good as schmoozing and giving a reasonable initial price in order to get a contract. The work quality
problems were bad enough but his behavior toward me and my wife went beyond the
Newark Home Builders Provider Name Locked
of normal bad service of constant delays, mistakes, poor workmanship, and substituting
materials not agreed upon. It went into the realm of bullying, outright lying
and deciding to show up at our doorstep after we informed him that such
behavior would be construed as intimidation/harassment and the police might be called.
After informing him of this he decided to
come out anyway, emailing me that his electrical contractor will get the remaining
work done without charge. His electrical contractor owned him one. His
electrical contractor called and concurring. Being that the electrical contractor was a separate company with pretty good ratings I okay-ed
Newark Home Builders Provider Name Locked
that he could pick
the check from our mailbox but felt it wasn't safe to be at home when he
dropped by. We left home for safety reasons and had a neighbor inform us when
Newark Home Builders Provider Name Locked

was gone.
Newark Home Builders Provider Name Locked
took the check but then had the
Newark Home Builders Provider Name Locked
to leave an invoice for the
fixes of his shoddy workmanship, saying it was work outside of the contract.
He already has one lawsuit against him
for work not completed. The lawyer says the homeowner experienced the same kind
of behavior but they were only going to pursue the money / work not done end of
things. Should
Newark Home Builders Provider Name Locked
try to put a
Newark Home Builders Provider Name Locked
on our house based on his last ‘invoice’
he may very well have a second lawsuit.
Summary: This guy is a bully, has no
boundaries and should
Newark Home Builders Provider Name Locked
his license and be off the street.

The house is built well and I am happy with the house. It is very energy efficient and I got a great price per square inch. The problem I have with
Newark Home Builders Provider Name Locked
is that I had issues with the bathtub and shower which were never resolved. The shower bottom is black where the "repair" for an installation issue was done poorly and the paint over the repair wore off. The bathtub in my children's bathroom was damaged prior to installation. I mentioned this to
Newark Home Builders Provider Name Locked
and they installed the tub anyway and said it would be repaired once installed and the damage would never been seen. I've been in the house for 4 years and see the damage every day. They also left the front yard as construction clay and just laid sod over it. The lawns in our neighborhood are horrible and many of our plants died because the water would pool up at the roots killing off the vegetation. We replaced the clay with soil ourselves at a depth of 4 feet.
The house is nice and we love our place, however make sure if you have them build your house that you go check on it daily if possible.

Bottom Line: I can honestly say that this has been the worst experience of my life. Because all of the issues are so unbelievable and to be fair to
Newark Home Builders Provider Name Locked
, you will be able to judge his work for yourself. I'll be posting pictures at victorniloreviews.com and victorniloreviews.net.
I could go on for days but here are the highlights:
BAIT & SWITCH -
Newark Home Builders Provider Name Locked
low balled his quote and tried to come in and get money for changes that were not changes. Be careful, he will also try and sneak things past you on paperwork. READ EVERYTHING!!!!!
Newark Home Builders Provider Name Locked
is NEVER there -
Newark Home Builders Provider Name Locked
is NEVER on the jobsite!!! He doesn't supervise anything and he basically hires daylaborers to do everything. He constantly missed meetings and everytime I went to the house, his guys were sitting around talking.
Everything Had to be done TWICE - Since
Newark Home Builders Provider Name Locked
was never there, things had to constantly be redone causing materials and labor to be wasted.
Electrician NOT LICENSED!! - Permits have electrician's license who never stepped foot in the house but
Newark Home Builders Provider Name Locked
paid to use the license,
Newark Home Builders Provider Name Locked
who did the work does not have a license. Many, many issues with improper grounding, labeling and cabling costing thousands to correct
Plumbing cost 50% more than budget - Gas lines run to wrong location ($3000 to correct), PSEG not contacted about job causing 2 month delay in project, brand new bathroom leaks into ceiling below, toilet in wrong location, Existing Floor drain in basement removed, sink handles turn in wrong direction, gas lines above ceilings left loose/movable, ice maker line not run in brand new kitchen (had to use retrofit kit),
HVAC - FAKE VENTS! Ceilings were closed in the basement before ducts were run. Vents were cut in but not attached to anything. Really, I have pictures if you want proof. In another brand new room, all the walls and ceiling were closed with no vents at all so instead of having air distributed, it is all come out of one side wall.
Carpenter didn't own a level - Solid wood doors thrown away and replaced with cheap Home Depot doors that don't fit (
Newark Home Builders Provider Name Locked
said it would be too hard to sand/paint the old doors), Nothing in the house is straight. Brand new walls, floors and ceilings are not straight or level. scrap wood used to replace hardwood boards in floors.
Radiant Floors don't WORK - Temperature sensors not installed under floor so thermostat/heaters do not work
Tilework is a DISASTER - Overall terrible work that you have to see to believe. I'll post pictures, tiles cracking before move in, floor separating, mis-measured tiles, cuts not straight, wrong grout color.
WRONG Materials/Supplies/Equipment -
Newark Home Builders Provider Name Locked
is apparently not capable of planning so what he basically tried to build my house with whatever he found on the shelf at Home Depot each morning. In some cases he even spent more money because he didn't order what I asked.

I would not trust him to touch my house because he is a flake. I was totally serious about getting a full bathroom remodel. I would also not let his wife sell any piece of real estate. Obviously she does not follow through on serious leads to sell a house and/help a couple buy a house.
