"After 'interviewing' several different contractors,
Designs was the last one I was to meet with. My phone conversation with
" didn't go that well, in my opinion as I was extremely tired of talking to contractors, but I set up the appointment anyway to meet with him. By this time, I just so frustrated with contractors saying they could or could not help me and I was at my last straw and this was basically a mercy meeting. I already had another contractor in mind to hire before my meeting with
. The meeting went better than expected and I signed contract that night. I am very happy with the work on my basement and will use
in the future. I marked price down as good because they were the most expensive but not by much as compared to contractors I talked too. The basement is exactly what I wanted!
and
, the carpenters/builders, were phenomenal to work with it! Always on time, explained everything that was happening everyday I came home after work. Iaon, the electrician, was also fantastic to work with it. My basement started out as a partially finished dark brown cave and the utility area was unfinished. With the current setup (only approx 600 sqft), the completed area felt very small and creepy. The basement included ripping everything back to the studs, tearing down one wall, re-insulating, and finishing. The floor plan consisted of laying bamboo flooring, updated the fireplace with stone, closing in the laundry area, HVAC, and creating a small storage area in the corner. The stairs were also unsafe and redone with bamboo treads, wood railings with stainless steel cabling (staircase railing was
's idea and it turned out great) and a new slider door. While the basement was being renovated I had found mold in one of my closets upstairs and
was able to remediate, re-insulate, and sheetrock (contributed to cost) on short notice. Again,
and
were amazing. They stopped work on the basement and immediately took care of my closet and then back to basement. Job was started on time and finished on time as promised.
also stated during the construction that
and
are two of his best guys on the job. The pride in
's and
's work showed through during the entire process. I will definitely request
,
, and Iaon again for my next remodel. I did not like being downstairs but laundry is down there so I had no choice. Now I have a place that I thoroughly enjoy being in and I have received multiple compliments from family, friends, and neighbors. T

"It turned out fine. They showed up when they said they were going to show up, did the work they said they were going to do and they did a good job. The price was satisfactory.

"I could not be happier with my basement. It went from a generic space that was designed primarily for small children to a unique, beautiful gathering spot for adults and teenagers" alike.
is by far the most service oriented contractor I have ever worked with. He is detail oriented and takes pride in his work. He managed his subcontractors very well and met with me whenever I requested a meeting, whether it was during the day, at night or on weekends. If I was at work, he was always there to supervise furniture deliveries and other professionals I had hired as part of the basement remodel.
's work speaks for itself but he is a true pleasure to work with.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?
There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

We are so glad that we chose Guy to finish our basement. For our family, it was either gain more livable square footage in our existing home or move to a different town, which would have been much more costly and inconvenient, not to mention sad.
I can’t say enough about Guy’s professionalism and the quality of the finished product. When we started this venture in June, we had a wet, unusable, unfinished basement. After waterproofing the space and then having Guy’s crew finish it, we now have a gorgeous, modern family room with lots of storage space, two legal bedrooms with large egress windows, an office, and a spacious full bathroom. Although we chose not to finish our laundry room, Guy studded it, upgraded the lighting, and added a bank of cabinets for extra storage and a place to fold clothes. As part of our massive renovation project, we also upgraded our circuit breaker panel and all of the electrical outlets upstairs, and replaced outdated galvanized plumbing throughout the entire house. Guy took our fairly specific ideas and added some creative touches that resulted in bringing extra natural light from the bedrooms to the family room. He solved space issues and worked around or re-routed HVAC to maximize head room. Everybody who has stepped into our basement has commented that it doesn’t feel like a basement. That is HUGE for our family, since we are asking two of our children to sleep down there.
We obtained quotes from several contractors before pursuing our basement renovation with
Westford Basement Remodeling Companies Provider Name Locked
. We felt like some of the contractors were just telling us what we wanted to hear, and we were fearful of unanticipated, last-minute issues that could be quite costly. We chose Guy over those other contractors because he was very clearly a contractor, and not a salesman. What I mean is that we walked away from that initial meeting feeling like we could trust him. He listened to our needs and ideas and then very clearly explained why certain things would or would not work before laying out his plan for the basement. Guy is both knowledgeable and personable, which is important when you’re inviting someone into your home every day for a couple of months. I feel like part of the reason that our basement turned out so nice is that Guy took the time to get to know our family and truly cared about accommodating our wants and needs. This isn't just a job for him.

Guy is a very hands-on general contractor. He was at our house 5 or 6 days a week to monitor the progress and quality of the work, and to make sure that we were satisfied. On the rare occasion that he couldn’t be here, he called to check in. If something wasn’t right, he had it fixed ASAP. If we had a concern, he’d come over and address it right away. We frequently heard, “Guys, I’ll take care of it.” And he did. The entire renovation process was as close to stress-free as possible. Guy and his subs respected our family and our home and cleaned up after themselves every day. They protected our floors upstairs and kept the dust to a minimum throughout the rest of our home. We would absolutely recommend
Westford Basement Remodeling Companies Provider Name Locked
for your basement renovation
needs.

We are thrilled (and still a little stunned) by the amazing transformation in our basement! Thank you, Guy!

I lived in a house built in the 1950's that had a small shower with a concrete bottom. This cracked around the edges and was leaking.

As someone seeking remodeling services I think the most important thing to know about
Westford Basement Remodeling Companies Provider Name Locked
and his team is that they are honest timely, and good communicators.
Westford Basement Remodeling Companies Provider Name Locked
did everything he said he was going to do with us, and even a bit more. His team showed up at about the same time every day and worked when they said they would be working.
Westford Basement Remodeling Companies Provider Name Locked
was always in touch throughout our project by text, email and in person. I never felt like I couldn't get a hold of my contractor, and always felt in the know.
Westford Basement Remodeling Companies Provider Name Locked
was also flexible when, as will happen in an old two-flat, we discovered things that needed to be fixed before we moved on. During our work, we found that there was a leak under the basement stairs and that our supporting columns in the basement were rotting. Although all contractors like to stay on schedule
Westford Basement Remodeling Companies Provider Name Locked
worked with us, to create solutions and get the necessary work done. I am so glad we know its fixed and done right! As first time renovators,
Westford Basement Remodeling Companies Provider Name Locked
let us know what we needed up buy as the project progressed. The only thing I would have changed was to received a list ahead to time. All these things are in the estimate, but I think being new to this, we didn't really understand everything we had to buy, and sometimes found ourselves rushing to Home Depot and 10pm the night before things were needed. However, to be honest, I think we could have self-educated a bit more prior to starting, so that may be on us! I really like
Westford Basement Remodeling Companies Provider Name Locked
's core team of workers. They are friendly, and always leave the place in good shape. Today, one of them even took a break to help me figure out a tile design for the bathtub! If we ever do this again we will definitely call
Westford Basement Remodeling Companies Provider Name Locked
! I have listed to friends horror stories, and I feel we got really lucky!

August 26th almost a month later, FBP finally shows up to layout the footers. August 27th, Footers are laid out and cut in the wrong place. The front footer and back footers were off by over 12" causing them to have to re-pour which delayed the block work. Friday-9/12/2014 -
Westford Basement Remodeling Companies Provider Name Locked

Westford Basement Remodeling Companies Provider Name Locked

Westford Basement Remodeling Companies Provider Name Locked
writes the following message of abandonment. " When we came by last Friday we were very shocked by your attitude towards us. Monday you apologized and we thought things might be okay and maybe you have had a bad day. Then I received a call from my Vendor asking If I had payed for the Lumber Package. This was very Embarrassing to us and seems to be a trust issue.
Westford Basement Remodeling Companies Provider Name Locked
you have tried to control every part of this job and contract since the very beginning. We cannot let anyone control us because we have other jobs. I was very shocked to see all the concrete you had my subs put in your driveway. You cleaned out all the dirt from under the front footers which I ordered concrete for and you only poured small areas and put the rest In the drive. I feel because of your attitude and the fact that you have called my Vendors and my subs that we can no longer work together. You have about 9 yards of concrete In your drive that I've payed for. We will return all money owed to you after we come to an agreement on how much has been spent on this project.

" NOTE: I called the concrete vendor and was told they dumped about 3 yards of concrete in my driveway. This was waste left over after the first footer pour and the footer repair pour. October 10th- Another week has gone by and FBP has produced no record of total cost or expenses and no
Westford Basement Remodeling Companies Provider Name Locked
releases. They have agreed to pay us $3500 with balance in 45 days. They have not suggested what that balance may be. Problems discovered: 1. Front Footer poured in wrong place and had to be repaired 2. Back Footer poured in wrong place and had to be repaired -FBP did not repair 3. Too much sand in the mortar causing it to be weak - 4. Block foundation walls have to be core filled since they are 6 ft tall - masons did not install rebar as required 5. Wood stakes and part of wood forms left in footers - see pic 6. Loose dirt put back in footer hole which I discovered and dug out. note -

I have not heard from him. His email on Oct 9th reads: "
