was excellent to work with. He was professional and followed up well with commitments. Subcontractors were hand picked by him and well managed.

"The service want very well. 3-4 technicians were out and completed the job in about 5-6 weeks. We did end up changing a few things like the electric and sprinkler" system which they could not touch. They were punctual and cleaned up after themselves. They were all nice, courteous and careful while working in the home. They made sure to ask our opinion to make sure we were happy with what they were doing. It was very easy to schedule the service. They came out for an estimate and were not pushy in their sales which we really liked. We knew they had done work for a friend of my daughter's and we really liked what we had seen.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?
There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

?
You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

Westford Basement Remodeling Companies Provider Name Locked
and his crew did a wonderful job refinishing our basement to create a modern rec room. He ran new plumbing, electrical, replaced galvanized piping with copper, replaced the original basement windows with glass block, and finished the floors, walls & ceiling. Dealing with
Westford Basement Remodeling Companies Provider Name Locked
was a pleasure, with a few minor hiccups along the way. In the end, my wife and I are very happy with the finished product.
ESTIMATE
Of all of the contractors we spoke with,
Westford Basement Remodeling Companies Provider Name Locked
had the most positive energy. He was willing to listen to our ideas and provide his own. He provided his estimate within one week. The estimate included the labor and the materials, but did not include the finishing materials or vanities / appliances. After we agreed to go with him, he was able to begin the demolition within 2 weeks or so. His estimate was an email specifying what he would do (standard finishes), but he stressed that we can figure out the details as the work progressed - more on this in the "FINISHING" section.
DEMOLITION
The demolition was quick and efficient.
Westford Basement Remodeling Companies Provider Name Locked
subcontracted another company that was able to remove the old wood paneling and floor tiles. Unfortunately, they demo guys hit my garage with their truck, denting some of the roof trim & shingles. I let
Westford Basement Remodeling Companies Provider Name Locked
know and he got it fixed within a day or two. Aside from the garage, the dinged up a few other minor things, but nothing major. Overall, the demolition took only two days, and they cleaned up everything very well.
FRAMING / ELECTRICAL / PLUMBING
Westford Basement Remodeling Companies Provider Name Locked
's guys made a tremendous amount of effort on a daily basis, to the point where I'd come down everyday after work to see more walls, outlets, piping, etc.
Westford Basement Remodeling Companies Provider Name Locked
would drop by to speak with us regarding the layout in order to give his guys direction for the next few days of work.
For the drywall,
Westford Basement Remodeling Companies Provider Name Locked
subcontracted another company. The drywall became a bit of a problem in the bathroom. About 80% of the walls were covered with the green, waterproof drywall, as you are supposed to do for bathrooms. For whatever reason, two sections of the wall were covered in the standard drywall - maybe the guy ran out of the waterproof stuff? It took several weeks for him to come back to replace the drywall, while
Westford Basement Remodeling Companies Provider Name Locked
's workers proceeded with other tasks. When the drywall guy came back, he replaced one of the sections with the green drywall, but he just covered up the other section with the mud / putty. That was outright dishonest, and I pointed this out to
Westford Basement Remodeling Companies Provider Name Locked
. It took another few weeks to have the drywall guy come back and replace the last section of drywall.
FINISHING
Every week or so,
Westford Basement Remodeling Companies Provider Name Locked
would give us "homework" to go and pick out tiles, paint colors, bathroom vanities, bar cabinets, etc. He had plenty of suggestions on where to purchase the items, and we went with almost all of his recommendations.
Westford Basement Remodeling Companies Provider Name Locked
's workers were very detail-oriented and definitely did a great job installing everything. One of the main features of the basement were two accent walls done with horizontal wood paneling. We didn't want to use quarter rounds or any other trim around these walls, which required the workers to cut the wood paneling to very tight tolerances. It looks fantastic, and it's one of the first things people comment on when they walk in.
Westford Basement Remodeling Companies Provider Name Locked
's regular workers definitely deserve an A for quality. I ended up rating the Quality as a B overall, only due to the demolition and drywall subcontractors.
One aspect of the basement that didn't go as planned was the bathroom shower stall. Due to the amount of space we had,
Westford Basement Remodeling Companies Provider Name Locked
made the shower a pretty good (large) size, including the opening. The whole time, we had been talking with
Westford Basement Remodeling Companies Provider Name Locked
about putting in a sliding glass door. When it was time to pick out a door, we realized that the opening was too large and we would have to go with a custom door. Instead of spending $300 for a door, we would have to spend $1000+. Instead, we decided to just get a shower curtain.
We had another minor disagreement with
Westford Basement Remodeling Companies Provider Name Locked
regarding the interior doors he purchased and trim around the glass block windows. We were a bit surprised that he didn't check with us before buying them, or installing the trim, since it's somewhat of a major detail. He did point out that the doors & trim were specified in the contract, which of course was an email (and we were told that all details would be figured out as the work progressed). It wasn't a big deal though -
Westford Basement Remodeling Companies Provider Name Locked
worked with us and we picked out the doors we wanted and got the windows done how we intended.
FINALIZING / PAYMENT
We got a bit surprised at the end when
Westford Basement Remodeling Companies Provider Name Locked
asked for an extra $2000 due to extra work and rework. While there was certainly a bit of rework (i.e., we ended up not liking the paint and asked for it to be repainted a different color), there was a bit of a misunderstanding in terms of what was in the original work scope and what wasn't. The "we'll figure out the details later" approach didn't work in this case. In the end, we paid the extra amount.
Once the project was finished, I called
Westford Basement Remodeling Companies Provider Name Locked
to address a few issues I discovered (i.e., electrical & ejector pump switch). He was very prompt and willing to address all the issues.
********************
A few recommendations for
Westford Basement Remodeling Companies Provider Name Locked
and his clients:
- Get a more detailed and accurate contract. This will avoid any misunderstandings in the future. Ask for what's included in the price and what will cost extra. - Plan out details and watch for any custom sizes / dimensions (RE: shower door situation). - Be careful with the choice of subcontractors. Since the clients don't choose the subcontractors, the subcontractors' performance reflects on the person who hired them. ******************** Once again, we are definitely happy with how our basement turned out. Working with
Westford Basement Remodeling Companies Provider Name Locked
was an overall good experience, and I would recommend his company. Thanks!

No job is too small with them. I find that they are like family with us. Very hard workers and this is a second job for them as they also work at the Hyannis hospital as well. Due to a pipe break and flooding it was time to remodel the living room and take advantage of the changes to update adjacent kitchen and hallway.
Westford Basement Remodeling Companies Provider Name Locked
was the main contractor and oversaw the entire operation. He had terrific ideas such as raising the ceiling from just over 7 feet to a gorgeous cathedral, beamed ceiling across the living room and kitchen areas. When tearing out the walls of the living room several serious structural problems were revealed as well as many electrical nightmares (the house is from the 1960's). All was remedied with high quality materials to bring all up to the modern day. Experts on stone and tile work, carpentry, electrical, and sheetrock and painting were brought in when needed and worked very well together. All were top notch, professional, and friendly. The final result is stunning and the rooms are warmer than they have ever been despite the new higher ceilings.
Westford Basement Remodeling Companies Provider Name Locked
kept me well informed of any decisions I needed to make and helped me through them. He kept me well aware of any changes to the budget needed when I requested new things or when we found historic nightmare problems that had to be fixed. I travel quite a bit and they all worked with my schedule as needed.
Westford Basement Remodeling Companies Provider Name Locked
was very tolerant of my (frequently) requested additions and worked with me to build my vision. Most of the tearing down of the old walls and "guts" happened when I was away and I had complete confidence that all would go well with me available only by phone. The workers kept the dirt and dust to an absolute minimum. I had been afraid the the whole house would need serious cleaning after the tear down, but they managed to contain the dust to the areas being remodeled. Every day when they left, the house was neat and clean. Great consideration was taken that we still needed to use those rooms while they worked. While the work wasn't cheap, the prices were very, very reasonable for the quality of work and the willingness and ability to do creative design. I'd rather pay a little more to get quality that I will enjoy forever. I'd also rather pay a little more to assure I'll get what I asked for and not be disappointed.
I used this same company 4-5 years ago to finish my nightmare cobwebby basement which is now a beautiful wine cellar/media room that we and my friends absolutely love. Dannton's carpentry has been particulary important to me for both jobs as I love to add as much wood as possible when I remodel. He is a real artist.
When I'm ready, I will use
Westford Basement Remodeling Companies Provider Name Locked
Company again to continue to upgrade my house.
