"this remodel was a huge project for my wife and I. it took us over 2 years of research before we've felt we've found the right people to work with us on" this remodel.
and his crew made us feel that we did a smart choice going with
. when we started demolition my wife was 5 month pregnant with our 4th. the whole project was completed 2 weeks before the promised time and everything came out nicer we ever hoped for.
and crew worked 6 and sometimes 7 long days a week to get it done and although we had few changes during the process,
never lost his endless patience. overall we are very satisfied with the quality of work and will defiantly recommend them to our friends and family.

Me" and my entire large family felt excited about our interactions with him and trusted him immediately. We will definitely call him for all of our home needs in the future!

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?
There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

?
You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

Our bathroom was in dire need of a remodel. However, this wasn't just going to be any remodel, but a literal overhaul. Our house was old, and we knew that a remodel would require tearing the entire room down to studs. Daunting, yes. BUT, it needed to be done.
We did our research. Bought the goods (e.g., fixtures, sink, vanity, tub, toilet). Now, the hard part. Finding a contractor to get the work done, and to do it well.
We searched yelp for possible contractors; contacted our top choices - one of which was
Springfield Remodeling Contractors Provider Name Locked
We submitted our interest, and
Springfield Remodeling Contractors Provider Name Locked
came out to check out the scope of the remodel. He literally spoke out our concerns; there were no
Springfield Remodeling Contractors Provider Name Locked
costs, no unforeseen add-ons. The price we were quoted was all-encompassing, all-inclusive (i.e., it took into account the possibility of "surprises" that come with an older home). I appreciated that. Really appreciated it. That was a HUGE factor into our decision to go with
Springfield Remodeling Contractors Provider Name Locked
. It also didn't hurt that his quote was detailed, and was reasonable.

, the onsite foreman, and his crew are legit. Each day, they came ready to work, listened to our concerns and responded well. They take their work seriously. They know what they are doing. Workmanship is tops. As with any construction job, there is always the possibility of slight mishaps. Communication is always key. And with
Springfield Remodeling Contractors Provider Name Locked
, we were able to productively iron out any wrinkles. They came out and delivered.
There were some unexpected delays due to unforeseen circumstances - fortunately, it didn't impact us too much. More than anything, we are just happy to have a bathroom that not only is new, but looks good :)

returned our call quickly and scheduled all appointment at a time that was to
our convenience not his. He was present in all phases of our project, from the
design to the finishing touches. His employees were professional, well mannered
and worked in a timely manner. Overall it has been the most rewarding and
satisfying renovation ever and there have been more than a few. From the
beginning Sabato Di
Springfield Remodeling Contractors Provider Name Locked
has been professional, exceptionally helpful and
totally reliable. He was very generous with his time when it came to choosing
tiles, flooring, appliances, fixtures, lighting and colors. In fact at one
point I had so many paint samples on the wall that I was embarrassed but he
never hesitated to try yet another. The final choice is exactly what I had
invisioned, without his help I would have given up. Our wishes were
communicated flawlessly to his employees and sub-contractors who carried out
the work with care and respect for our property. The job was completed on time and within our
budget. His price was well under other estimates we received. We saved money on
our project and had a worry-free experience. We would highly recommend Sabato

work ethic. It was a pleasure to have them work in our home. Sabato Di

I called
Springfield Remodeling Contractors Provider Name Locked
to get an estimate on some sheetrock repair in my kitchen and ceilings. I had used another painting contractor before, but I needed a second estimate for comparison. **Note: when I called the other contractor for an estimate, he asked me how many cracks I had and gave me an estimate over the phone without seeing what needed to be done.
Springfield Remodeling Contractors Provider Name Locked
came by the day after I called to take a look at the work that was needed. I had some pretty substantial cracks in the kitchen area walls and some minor cracks in the ceiling in the kitchen. A few other minor cracks in the walls on the first floor also needed work.
Springfield Remodeling Contractors Provider Name Locked
emailed me a written estimate the next day which was lower than the previous contractor I had used. When I called him to accept the bid and arrange for a day to do the work,
Springfield Remodeling Contractors Provider Name Locked
told me he could come the following day! Joy! I could get this taken care of ASAP, since we are expecting out-of-town guests next month and I didn't want my house to look like it was falling apart.
Springfield Remodeling Contractors Provider Name Locked
and his Crew did arrive a little later than expected (minor) the next morning, but they took a short lunch and finished right on time. They were great about clean up and were extraordinarily tolerant of my dogs, too! The work that they did was superb. My walls look tremendous now, especially since I painted yesterday -- my kitchen looks fabulous!
What was really great about
Springfield Remodeling Contractors Provider Name Locked
was that he gave me a lot of advice. Obviously parts of the ceiling would now need to be painted -- but I didn't want to paint the entire ceiling. He saved the strip that he took off, told me where to take it to match the paint (which they did) and exactly how to paint it so that it would look perfect (which it does). He told me precisely how to paint the repaired areas of the kitchen walls first, and then the whole kitchen so that it would look like the walls had never been repaired -- which it does.
And,
Springfield Remodeling Contractors Provider Name Locked
talks. I like that in Contractor. When they talk, they tell you things -- stuff you can use. He told me what I could use to revitalize the finish on my cherry-stained kitchen cabinets (even sent me a picture of the product). He had useful information to share about basic home repair.
Springfield Remodeling Contractors Provider Name Locked
talked; I listened.
I would definitely recommend this business and call them again for a repair that I could not do myself.

We were adding built in bookshelves and a gas fireplace to our living room, which were to be flush with the existing wall. We got 4 or 5 bids for the project and Stride was the only one of the bidders, which included a couple of high profile home re-modelers, that provided a lot of detail with their bid. The existing wall was bare and an outside wall. They extended out the given wall by roughly 4 feet to add room for the gas fireplace and book shelves. Extending outward, the floor of the living room was 6 to 7 fee off the ground which added to the support issues for 2 heavy bookcases and the gas fireplace. Stride did a beautiful job. The addition looks like it was part of the original house. The roof line was extended downward over the addition and the gutters were moved to accommodate the new roof line. This change/addition was something we had been thinking about for 10+ years and Stride made it a reality for us.
We would not hesitate to use

in the future.

Accepted their bid after getting several other bids for the project. Their bid was the highest, but I had
felt they were the most professional company I had talked to. Unfortunately that was not the case. I had
put my trust in this company to remodel a home I had just purchased to make it wheelchair accessible for me.
They got the permit to start construction in June of 2014, they did not finish the job until November of 2014.
I could have built a new home in the time they took to do this job. The cabinets that I wanted replaced in
the home kept turning out wrong, the cabinet company didn't do a good job at all. The bathroom replumbing took
forever and then they wanted to put in a shower that was not wheelchair accessible??? Almost all of the
things that I wanted put in the home were over their budget. I kept asking them what to pick that would fall
under the budget they gave me, but received no help with choosing these items. They just kept saying
I was choosing items that were over the budget. The cost of the permit was over their budget estimate.
That I had no choice over that at all. The Cabinets came in way over budget and this I could not
understand since they work with this company, Cholla Cabinets and should have known what their pricing
was. The style, color and sizing of the cabinets came out all wrong and had to be redone. The color of the
bathroom cabinets were white, but the door and cabinet colors are off. AND to make matters worse they
kept blaming me for everything that was wrong. Nothing was ever their fault. Anyway to make a very long
story short, DO NOT go with this company unless you have unlimited sources of cash to give to them and
you don't care how long the job will take. I looked them up, in the end of the job, under the Arizona Registrar of
Contractors and saw that they had an ongoing complaint filed against them. I wish I had known this before
starting this project.
I finally got the job done and I have moved into the house, however I will need to remodel the hall
bathroom now and would never go with this company again.

Nick and

are GREAT! They are very professional. I always knew when they or another service provider were coming, they kept me up to date on permits and prices, and best of all they were very clean! Everyone they used for electrical, drywall, etc. were fantastic. They have great contacts that I trusted and also spoke highly of them. The room turned out great and was done in a very timely manner. I would 100% use them again as there are other projects we want to do in our home.

, of
Springfield Remodeling Contractors Provider Name Locked
, is professional, efficient, and conscientious. He committed to our initial project in 2007 and began and completed the work on schedule. Something was being accomplished each day during the construction, as he is adept at scheduling the workers. There were no days or weeks of inactivity as we had heard often happens with such projects. From the carpenters, to the plumber, electrician, painters, HVAC and siding/roofing people - everyone was pleasant, courteous and easy to work with. Most have worked with
Springfield Remodeling Contractors Provider Name Locked
for many years. We have since employed some of them for smaller jobs around the house. We had some zoning issues at the start, but as frustrating as it was,
Springfield Remodeling Contractors Provider Name Locked
worked it through till we had a reasonable and workable solution. In the end, we are glad we had to make the modifications the zoning issue caused!
Springfield Remodeling Contractors Provider Name Locked
was also very good at keeping us informed of what was being done and when, answering our questions, and making adjustments as we requested throughout the process. We would hire
Springfield Remodeling Contractors Provider Name Locked
again, and have recommended to friends and neighbors.
Springfield Remodeling Contractors Provider Name Locked
may not be the lowest bid you get, but the quality of work, responsiveness/communication, and the lower level of stress you will experience in the process are worth it!! :) Thanks
