It’s easy to do, but forgetting your crawl space can have plenty of negative consequences for the rest of your home from poor air quality to high energy bills.

Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

 

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues. 

 

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

and his crew because they were extremely professional, did excellent work, and most importantly, conducted their business with integrity. Selecting a drain tile contractor can be intimidating because of the expense involved and the drastic measures that a homeowner sometimes has to take to remedy basement water problems. I unconditionally recommend Standard.
We had severe water problems during the extremely wet spring of 2014. Once we began calling drain tile installers after the flood waters subsided, it became clear that you'd be lucky to get a call back at all, because most companies were booked out for months and literally could not answer the phone. Standard's website is informative and does a good job of explaining the basics of a homeowner's options to deal with water problems. Although I had to leave a voice message for Standard, as promised, they returned the call and promptly came to my house to do an estimate. The estimator had thorough knowledge of products and the installation process. He explained how we should prepare our basement for the work. He explained that they were booked several months out, but told us the exact day that they would be installing our project, which ended up being the actual day that the work was performed. He also explained that Standard wasn't responding to the influx of jobs by adding a bunch of inexperienced crews just to keep up.
Given the massive number of people getting drain tile installed, we were unable to get an estimate from a different company for comparison. However, I know that a friend had a smaller drain tile project installed by a contractor that took several days to complete the project and paid significantly more than I did.
After accepting the offer I received a thorough letter explaining the work to be done and what we needed to do to prepare. On the day promised, the crew called ahead, and showed up on time. The crew put up plastic to control dust as much as possible. The installation -- including jackhammering, removing a massive amount of concrete and installing the drain tile, sump basket and pump, battery backup and vapor

-- was completed in one day. New concrete was poured the next day and completed in just a few hours.
As the job was just completed, I have not seen the sump pump work in a heavy rain, but the quality of the installation work looks excellent.

On the second day, one of the workers took photographs and I got a call from

We had water seeping into our finished basement along the front wall of our house.

He estimated the size of the crack in the foundation, explained the process to us (which involved digging down to the crack along the front wall of our house), and gave us an estimate shortly thereafter. In addition to having them patch the crack, we also opted to have them install a French drain. We were told that the work would be completed in 45-60 days from when we signed the contract, but they were able to fit us in sooner than that - a little over a month. The workers arrived on time, and the work was completed in a day. The landscaping that had to be disrupted in the digging process was re-planted by them before they left. So far, we haven't had any more issues with water in our basement.

He explained the different approaches both required in order to stabilize the total foundation. He explained that the crawl space for the pier and beam did not provide enough room to get under the house and evaluate the condition of that part of the foundation. He told me that the flooring over the pier and beam would have to be removed in order to gain enough access to evaluate and estimate the cost to repair.
