I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Let me start by saying that when I went on the hunt for an upgrade to the existing security system in my home, I KNEW exactly what I was looking for and I knew all the questions to ask. Cost, contract, equipment, services, how does the system communicate with the monitoring offices? What prevents the burglar from breaking and disabling the system before it has a

to notify the monitoring company? Who IS your monitoring company? (then research them) Can I monitor/arm/disarm from an app, from ANYWHERE? (then review that app) What is the range of your wireless sensors ( the maximum distance you can have a sensor from the brain, or main control panel. ie window/door, smoke/heat...etc.) Many companies will NOT tell you that their range is only about 30 feet unless you purchase a "range extender" for another 99 bucks!! That is ridiculous unless you have a very small apartment, but not practical for a normal size house. Another biggie as far as getting into a contract goes (and they ALL have monitoring contracts) is what is my trial period. The time you have to try the system out and make sure you're happy with EVERYTHING, (customer service included) BEFORE you're locked in. I found this to vary from company to company, some of them start that trial period from the second they ship it out to you. So, you have effectively used up 3 or 4 days of your 7 day trial just in shipping before you have even opened the dang box!! I will tell you now that

What about the burglar just rushing in and smashing the panel before my 30 second (or whatever time delay you have set) disarm delay sends the alarm. NOPE, front point is the only company that has TRUE "crash and smash" protection. What that means is, when the alarm is set, the SECOND a contact is broken ( a door or window is opened or a motion sensor goes off) the panel IMMEDIATELY sends an alarm that the company interprets as a "standby alarm" so, if the code doesn't get entered for whatever reason (in this case the panel being destroyed) its already too late and help is on the way.

uses an app called alarm.com and it is the HIGHEST rated app of any used by any alarm company. I have used mine for about 30 + days now and not ONE log in problem or any other issue.
the website is user friendly and you can make changes to the system, rename zones, add or delete users, update arm disarm codes, create temporary users and codes and it is all uploaded to the panel.
One of the other big things that I didn't know is on the subject of maintaining your system. With many places, you have to do what is known as a "walk test" every 30 days on the dot. This is where you have to go to the panel, navigate the menus and figure out how to do this test, then make sure it is communicating with the monitoring company and that there are no problems. This is on YOU. if you fail to do this, it could void your warranty on many systems. NOT AT

. They have their systems set up to do this test for you every 62 minutes. It runs an entire check of all the batteries and sensors etc. and reports back to the monitoring company. If there is a problem, they call you! If the panel doesn't check in, they call you! You just set this thing and forget it!!
When it comes to installing and setting the system up, it really isn't hard, even for someone who has never dealt with this kind of thing before. If when you get the box, you open it and just can't figure it out.... call them and they will help you! NEVER IN MY LIFE have I been treated SO well by a customer service agent and I mean NEVER.
These people are truly THE BEST and most helpful out there and I have spoken to someone at every single one of the top 5 or 6 alarm companies out there. In April I installed my own system and utilize Alarm Relay for monitoring. CPI continues to bill me into August. I've talked to them several times, setup an appointments twice for them to retrieve their hardware yet I continue to be billed and the technician was a no-show twice. Do not use CPI, install your own system and save yourself money and trouble.

, 2015 a roving team of Vivant contractors roaming my neighborhood knocked on the door and offered to install a free system with a monthly charge of $20 for 60 months. It seemed like a good deal so I agreed. The promised 45 minute installation took 3 hours. It was 9 pm when they finished, my bedtime, so I went to bed as soon as I let them out.
When I woke in the morning I saw that I had several warnings on my phone, from Vivant, telling me that I had errors in the system. One of the issues I was able to resolve with customer service, the other was a low battery warning from my downstairs motion sensor. When I left for work I found that if my door was completely closed, the remote door lock would not engage: the lock was not installed to fit correctly and to lock the door properly, the door had to be left lightly closed, or not completely closed so as to engage the door handle lock, so both locks could not be engaged at the same time.
I spent a week looking for the odd batteries for the motion sensor. I was never given an answer as to why new batteries were no installed in my motion sensors. After three days I came home and found the smoke detector sensor, which was secured to the ceiling near the downstairs smoke detector, on the floor where it had fallen off the ceiling. I called

On that day , I did not receive an email confirmation for my appt on the 19th, so I told the customer service rep that I wished to discontinue service immediately. Customer service told me the form I needed to send them, I sent it within an hour and they agreed to terminate my contract without fee or fine because it had never been installed properly. I set a removal appointment with them for 26 August.
25 August I received an email reminder that my appt for 26 August was confirmed for the hours between 8 am and 11 am.
26 August, noon, as of this time

for the fourth time in four requests failed to show for a scheduled appointment and did not call to explain. I moved a doctor's appointment back a day so that I could be here for this appointment, but yet they still did not show. I also noticed in my bank statement that on 20 August I was billed a month of coverage, yet there was no reimbursement showing on my statement, as promised.
Use this company at your own risk. I have never, ever exeperienced anything like this. The old saying is true: if it
seems too good to be true, it is. This deal seemed awesome, but their workmanship, installation, dedication and customer service are the worst I have ever seen. The main reason I canceled was I knew if I had this much trouble in my first month with them, I would be in for a long 60 months trying to make anything right with them. I don't know what my next step will be: I need to make them stop billing me first off. I have email proof of all correspondence with them. We will see how it goes.

Because I was uncomfortable with how they handled the initial telephone inquiry, I called the next day and canceled the appointment. I wasn't ready to sign up for another monthly service fee for security services. I chose another route of getting my own security - I took shooting lessons, bought a gun and gun safe, put in a driveway alarm, and purchased security cameras that go straight to the cloud for monitoring from anywhere.

These guys were wonderful: knowledgeable, courteous, and fast! They were at my location within minutes of my calling them. They had a manual to my system, even though it is several years old and someone else had installed it. They traced the wiring all over the building, being careful not to interrupt our business as we opened. They found the problem, repaired it, cleaned up after themselves, and charged me a very reasonable rate. I had a contract with this provider at another location. I moved and asked that the security system to be moved. The provider told me that I had to renew a three year contract in order for the security system to be moved. Since the system was installed in the new location, it hasn't worked. I am very dissatisfied with this provider and there have been no results since I contacted them. They offered to refund me a month charge but what does that do for me? My home is not secure. They sent me a new control panel but I am expected to install it myself. The signals are not reaching them so in case of an emergency, they cannot help me.
