"I showed up 20 minutes before the inspection was scheduled to begin, and
was already at work inspecting the outside of the home. I was really" impressed with how punctual he was. He was very professional, friendly, took the time to talk me through what he was doing and the issues he was finding with the home. I shadowed him for the full 2 1/2 hours he took to inspect the house and asked multiple questions, and he happily answered them all. Just an example of how thorough he was -- when he was checking the kitchen appliances to make sure they were in good working order, he even heated a mug of water to test the microwave. "To start off the saga, we called
to get a second opinion on a home we were about to go into contract on, because the first home inspector" left something out of a report and wanted to charge us to add it in afterwards.
squeezed us in before we signed the contract and when we arrived at the home he informed us he had inspected it recently for other potential buyers and wouldn't feel right taking money from us for a job he had already done. He was able to outline to us all the problems from his previous inspection and we confirmed none of the issues had been addressed. When i questioned our realtor about it, she attempted to say that the realtors had informed us there were problems and we had been ok with it. It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

He had a coworker that kept updating notes via radio for him so he could spend all his time with the evaluations and inspections. I called requesting a third party inspection of an HVAC and drywall situation in a room of our new house. The room us unusually damp and the drywall tape is pulling away. I had wanted to get a second opinion. However, his initial responses to my questions indicated to me he was not interested in providing services in my given situation even though his thermal imaging services would have been helpful. We did have some issues with this company, however, I would first like to state that they have been resolved and they gave us our money back. We had water testing done, however, according to the testing company, usually arsenic is automatically done with the testing and

did not request that. Apparently arsenic is an issue in my area, necessitating us needing to get this testing done separately. The cost for the testing was tremendously inflated from the actual cost. Same for the radon testing, which was very inflated compared to cost of testing. We also had issues that we felt should have been able to be caught. For instance, had someone checked the water stains around the toilet and only touched around the water stained carpeting in that area, they would have discovered holes in the underlying floor . We do realize the carpet cannot be pulled up for an inspection. The biggest issue was our deck which multiple contractors looked at and an additional inspection company, all saying the same thing... it wasn't safe. This was an issue we wondered about and specifically asked the company to address beforehand during the inspection, as we were in another state at the time. An unsafe deck would have been OK if we had known it was unsafe- we would have negotiated a lower price for the home, however the inspector, himself a "deck specialist", reported it as safe.

did come out an look at it and the owner still felt it was safe , however, he was late or just didn't come three times beforehand, without calling ahead to let us know of the delay or cancellation. Late or canceling is OK, not calling ahead is not. He wanted to repair the deck himself, a repair which would not have solved the safety issue and would have been a conflict of interest here. Interestingly, someone almost did go through the railing in a corner a couple days after while a contractor happen to be here. The corner of the railing came apart. It had to be immediately replaced. We did request our money to be returned, however, he returned only a portion and we had to go back and request the remainder.
