"The owner provided an assessment and then introduced his painter to us. The original job was for painting the entryway. The worker did an adequate job but we discovered" later that he did not finish the job. There were small areas that were left incomplete and some of the painting had noticeable drips. By the time we noticed these errors it was too late to bother trying to call them back to repair. It was not worth rescheduling and taking time off work to be there for it. When we asked for the stairway to be painted, the job was again done adequately, but upon later inspection the railing was covered in drips from the paint. This had to be scraped off carefully by us prior to selling the home. Thus I would say that for the price you will get an adequate job. You have to know exactly what you want and also be willing to check. Our unwillingness to incur the hassle of having the job completed right, with multiple visits, is why I can't fully recommend a repeat use of this company. The price is good and the owner honest and reliable. It is just that some of the workers were more concerned about getting the job done as quickly as possible.

Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Page, the owner, responded to my initial request for information very quickly and was able to meet with me to do a walk through of the property within a day or 2 of our first phone contact. They had fancy brochures and a good marketing campaign. Cons: where do I begin? Almost anything that can go wrong went wrong thereafter . 1. After I submitted my paperwork and signed the contract with this company, I did not hear from them for a month. When I did get response back, it's days or weeks after. Everytime, they would blame it on the email or the "system upgrade" . 2. When I asked if the escrow accounts, emergency fund accounts and direct deposits were set up, they had no idea what these accounts were. They were never set up. 3. They didn't know how many properties I signed up. They thought it was just 1 when it was supposed to be 4. This is after I provided all the paperwork. 4. When I had problems with the office staff, I contacted the owner. but he was always away from the office, traveling. I never spoke to him again after the initial meeting. 5. My tenants had no idea who to call when there was a problem (water pipe burst). There was no posting of their contact information in the buildings. After 2 months of this nonsense, I was fed up. I needed someone to help me not add to the stress. I fired them and asked them to return the keys I provided. Even then, they couldn't follow these instructions and took them another month to mail out the keys. I am now with a much more competent property management company and I am glad I didn't stick with

They've proven to be proactive and consistently quick responders in all of our communications. In less than 6 months we were so impressed with the value they offered and how easy it is to work with them that we decided to have them take over and manage EVERYTHING that we had been doing ourselves. They are way better than we ever were at finding responsible tenants and it really matters that that are so skilled at selectively screening applicants in person and handling all they types of issues that could ever come up with tenants. It's also helpful that they don't require any "out of pocket" or upfront costs in listing properties. We like how technologically savvy they are because we prefer to be paper free and they do online rent collection and allow for us to log in any time to see statements online.

and told him I had been charged $4000 and he said he didn’t receive nearly that much money. Now they are not answering my phone calls. There’s a summary that comes in my mail monthly that has no information on what the charges are for and they are trying to bill me for services they didn’t even provide. They even charged me $70 to move a TV that an older tenant had left from the garage, even though I helped put it on the truck.

They also took all the stress off of me by completing all the documents for me and coordinating and executing all maintenance and repairs! I called the company in December to fix my backed up tub drain. I received a call from someone from the company saying they would send someone out the first week in January. After no one came to fix it, I put in two work orders online. I called the hotline in late January to report the problem. The company sent someone out within the week which was the beginning of February. The person that came fixed the drain and left a card saying he also fixed a door knob on the coat closet that he noticed was loose upon entering. The team they send out for repairs has been good and never a problem. I think the office management just needs some work on scheduling and keeping track of what work needs to be done. Overall, they did what I asked, it just took longer than expected.
